This pretty cottage is part of a 18th century Perigord Farmhouse situated on a south facing hill with views overlooking the listed village and fields. It is comfortably furnished and retains its original features with oak beams, stone walls and tiled throughout. There is a large private terrace and the house is surrounded by an acre of enclosed and gated mature garden. It provides an excellent holiday base for all ages with good facilities and plenty of room. Bergerac and Angouleme Airports are within 1 hour and Bordeaux and Limoge within 1.45 hours so with flexible arrival days this gite is ideal for a quick break away or a family holiday. Verteillac is within 1.5kms and has a large pool, bank, baker, butcher and several bars and restaurants. The village is within walking distance and has an excellent bar/restaurant! There are many river beaches closeby and lots of places to swim, fish and kayak. Lake Jemaye, just past Riberac, is a large swimming lake with a sandy beach ideal for children run by the countryside rangers and also has a range of refreshment chalets in the summer. I was told by a French friend: Never buy a house near water - it may flood in the winter and you get mosquitoes in the summer! Always buy a house in a village and near local shops. If possible buy a house near a local school as it will be much easier to sell in the future and stone houses are more durable and cool in the summer. My friend was perfectly correct on all points above. So I bought this listed house!
What makes this Cottage unique
This pretty property with wooden beams and nooks and crannies is ideal for those who want some space with a large garden around it. It is peaceful and overlooks the village with a listed Roman Church and the surrounding field. The abundant fruit trees and flowering shrubs attract lots of butterflies and we have resident geckos (wall lizards) which are suppose to be lucky. They do indeed prove very interesting to watch as well as eat any small insects - so good for your holiday! There is no pool on site, although padding pools have often been used for small children and there is an excellent pool in Verteillac and Riberac with life guards, etc and lots of river beaches in the area.

We have had the perfect month in the Dordogne staying at this gite near Verteillac. Had everything we needed whether cooking or lounging around. Safe, fully enclosed garden which was perfect for children plus a few trees to climb. Short drive to verteillac which had a great market, boulangerie, bars, restaurants and shop for all our needs. Would highly recommend it to everyone.Verteillac public swimming pool is also a must. Only €1-2 per child/adult with it being a brand new outdoor pool, perfect for older and younger children. Thanks for making our stay during August so relaxing.
The situation of this property is excellent for those like us wanting a restful relaxing holiday in a very rural area. Views from the extensive and tranquil garden over the village of St Martial and countryside are lovely, and the nearby village of Vertaillac where you can buy bread and meat is a very typical and attractive french village. There is also a general store which sells almost everything, however the pharmacy is closed. The town of Riberac is only 15 minutes away where there is a good range of shops.
The gite is a lovely building converted from a farmhouse and barn. It has a very comfortable sitting/dining room, with a very small tv. Despite being told that there were several english channels available after 9pm we were never able to find one, (particularly annoying as it was the week of the referendum and the Euro football competition). The bedroom furniture could do with some updating, as could the bathrooms. Whilst all the equipment that you might need in the kitchen was there, again a bit of updating is desirable. The kitchen itself is quite small and dark. For those who eat out mostly this would not present a problem.
There is a 2nd gite adjoining this one with an interconnecting door in the kitchen. If this had been occupied when we were there, we are not convinced that there would not have been a certain amount of noise disturbance, depending of course on number and type of occupants! The same goes for the outside space where it may be that some noise interference could arise, although the 2 outside sitting area are visually separate. As always, each party needs to respect the enjoyment of others.
We did enjoy the week that we spent there. The area is beautiful and well-worth visiting.
La Grange is one of the oldest buildings in the Village and we have worked hard over the years to form a sympathetic, comfortable and peaceful environment with 'herbaceous borders' attracting butterflies and birds. I am glad our guests enjoyed their stay.
However one or two points. My guest commented that the pharmacy was closed but in fact, it has moved... and is now next to the Dr's surgergy on the Angouleme main road.
The 15" TV is 'French' as we do not have satellite TV but CSI Miami and a few other 'US' programmes are in English. We find most people do not want to watch TV while on holiday but there is an extensive DVD and Video library (over 80 films) There seemed to be a slight misunderstanding on this so we will change the information. Needless to say the Euro Football Competition was definintely on as France was the host!
The 2nd gite is mainly used by my family except in July and August. The whole farmhouse is often booked by one larger group but when we have had two families there we have not had any negative comments on noise disturbance. The outside areas are too far away and the walls are very thick. However as my guest commented 'each party neeeds to repect the enjoyment of others' and this is applicable of many gites and nearly all holiday resorts. We hope everyone enjoys their holiday

1.45 hours drive to the beach at Royan is the nearest large beach and within 15 minutes from the house there are a number of river beaches along the Dronne River as well as a 'lake beach' at Lake Jemaye which is within 20 minutes drive.
The nearest airport is Bergerac within 1 hours drive. Bordeaux is within 1.45 hours drive. Limoge is within 2 hours drive. Although the village and small town are within walking distance a car is recommended. The house is within 8 hours from Calais, 6.5 hours from Cherbourg and 5 hours drive from St Malo.
The nearest village is just down the hill and within walking distance. The nearest town (Verteillac) is within 1.5kms and nearest larger town (Riberac) is within 15kms.
The village has a bar/restaurant, hard surface tennis court and a Roman Church.
A good supply of shops including a butcher, baker, PO, garage, bank, restaurants, bar, general store and chemist are within Verteillac (1.5kms). There is also an excellent swimming pool with lifeguard plus sports complex with football pitches. Supermarkets, cinemaand more shops are in Riberac (15kms). There is also an excellent country park at Lake Jemaye, just past Riberac, which has fishing as well as sandy beach and changing facilities.
