Villa with Pool and Territorial Views, 4 minute walk to a wonderful hill town

The villa sits on approximately two acres of land with over 50 olive trees, various fruit trees, and spice gardens. The property is laid out in three levels; villa, pool, olive grove/fruit orchard. Il Mulino looks out to many small hill towns, rural farm land, hills of Umbria , and night views of many small towns, plus Perugia to the north. The hill town in which it is located has a small walled village, many shops for daily needs, a few restaurants, a weekly market, and many places to run, bike and hike. An excellent fitness center is 14 minutes away. Within 10-15 km are several wineries and olive oil presses. Perugia and Assisi are 30 minutes away; Deruta with world famous hand-painted pottery is 15 minutes; Orvieto is 40 minutes; Todi and Montefalco are 15 minutes; Rome, Florence and Siena are about 1.5-2 hours. Our housebook describes many half and full day excursions. Our pool with a view, is opened from June 1- Sept. 15!

Brilliant stay
An absolutely wonderful property. Everything you could need with a lovely ambience, very comfortable, stunning view and swimming pool. Rita, who greeted us, couldn't do more. Highly recommended.

Wonderful break
We all fell in love with the house it was fabulous. Lots of different sitting areas and the shutters and thick walls kept the house cool The pool was lovely and we used it a lot. We enjoyed coming back to Umbria and a lot of the Umbrian towns are within distance to travel to. Patricia has been a wonderful host from booking the holiday endlessly answering questions and organizing a wheelchair for our mum IIona and her mum were always on hand and sorted out swiftly and efficiently water when there was a problem with supply in the town, much appreciated Would definitely recommend and would love to return

Beautiful and peaceful
The house is spacious, with amazing views across the valley and every night we had stunning sunsets. The pool was well-maintained and clean, and not overlooked at all. Ilona, the property manager, and Patty and Paul, the owners, were really helpful, communicative, and wanted to ensure we had a lovely time - which we certainly did. The beds were comfortable, the kitchen was small but well-equipped, and there was good outside space. We would have liked more comfortable seating on the balcony for sunset watching, but that's a minor quibble. The house was immaculately clean, and it felt like home. It was very relaxing, and very peaceful. The photos do not do it justice. San Terenziano has a small but good market on Tuesdays, but we tended to stay in each evening so didn't try local restaurants. We ventured out most mornings to visit local towns - we highly recommend Montefalco, Bevagna, Todi, Spoleto and Spello. Assisi was over-run with tourists - and probably even more so when there's no pandemic. The roads around San Terenziano are in a dreadful state, which made driving slower and more exhausting - another reason for stating home in the evenings. We would recommend Il Mulino in a heartbeat to anyone who wanted a calm and peaceful holiday, but a car is definitely necessary. We loved our visit.

Great place to stay in Umbria
A wonderful comfottable and well equipped house with swimming pool. Lovely terrace from which to watch the fantastic sunsets. Easy to walk into village with bars, shops and a good restaurant. Nothing to fault.

A rare find
My husband and I were delighted with il Mulino from the moment we drove through the gate. This is a beautiful property, thoughtfully appointed, and lovingly maintained. The vistas from the terraces are extraordinary, presenting as they do the magic of the Umbrian landscape. Another really fine feature of our stay was the warmth and charm of the owners, who treated us more like good friends than paying guests.

We are originally from Washington State, but have been international educators for over 30 years. They have lived in Berlin, Athens, Melbourne, Manila, New Delhi, Osaka, Amsterdam, Jakarta and Rabat. Throughout our travels, we have spent considerable time in Italy, and have developed a love for the country, particularly the small towns out in the countryside. As our relationship with Italy grew, so did our desire to find a place to call "home" after all our years of educating around the globe.

Why they chose this property

As noted above, we grew to love Italy and enjoy the life in the countryside while having access to the cultural riches of Rome, Florence, Siena and Assisi. We looked for several years for something that "sang" to us, and finally found that place in a small hill town called San Terenziano. When we drove up to il Mulino, still under renovation, we knew immediately that we had found our home. We visit as often as possible and look forward to retiring there. Given it's location and beauty, we find that our relatives are more than willing to come to us!

What makes this property unique

The house sits on a top of a hill at the edge of the village, and everything is accessible by walking. Rome, Florence and Siena are day trips, and Assisi, Montefalco, Todi and Orvieto are easy half day outings. At the same time, we can enjoy the peace and pace of the village. The area is largely agricultural and the sweeping views are ever changing because of it. Quite simply, it is "home", and our circle of Italian and international friends in the area continues to expand.
