Brooklinn Mill

Brooklinn Mill is a superb place to spend a holiday. The building is the former store building of a converted 19th Century jute mill, packed with original features and real character. There are two separate holiday homes available to rent either individually or combined:

The Jute Store, sleeping 6 people, occupies the lower floors of the building. The rooms are spacious and many have amazing views over the river and mill weir. The 3 bedrooms are beautifully furnished and the comfortable beds are made up with feather duvets and crisp cotton sheets. There are two double rooms - one of which has a fabulous east facing balcony, and one twin room. The large bathroom has a very unusual sunken bath which is a real talking point. The well-stocked book room, which also is home to the piano, is a great place to relax, taking in the view. There is a large kitchen equipped by people who love cooking, making holiday cooking a pleasure rather than a chore. The large living room has stunning views over the river and weir and a lovely little balcony. There are leather sofas, a good supply of games and DVDs, and a gorgeous wood-burning stove which is the focal point of the room in the evening.

The Loft occupies the top floor of the building, and has sloped ceilings, breathtaking views across the rivers, tree-tops and to the hills beyond. The Loft has an open-plan living, dining and kitchen space to make best use of the space. There is one bedroom with a king-size bed, and a beautiful bathroom with a double- ended bath.

Both homes have been fitted out and equipped to a high standard. The kitchens have been equipped by people who love cooking so there are plenty of good quality pots, pans and utensils in the kitchen because we believe cooking on holiday should be a pleasure not a chore.

There are DVDs, books and games as well as maps and guidebooks.

Bookings normally run Friday to Friday. Short breaks and flexible start days outside of peak times are available.

Why Louise Copeland chose Scotland

We have made Brooklinn Mill our home - we live in the main mill building. What is really special about Brooklinn Mill is the combination of the stunning location, the hydro-power, and the sense that you are a million miles from anywhere else - but are only a mile from Blairgowrie. Oh, and the red squirrels and other wild-life that live here too.

What makes this house unique

Brooklinn Mill enjoys a breathtaking location overlooking two rivers. The mill weir provides a stunning back-drop to the mill buildings. It is a quiet and tranquil place - the loudest sound is usually that of the rivers tumbling past. It has a feel of being miles away from anywhere else, but is only a mile away from Blairgowrie with all of its amenities and is well-situated for exploring large parts of Scotland.

In recent years we have refurbished the hydro-electric scheme on the site so most of the time we generate all the power used here, exporting the surplus power to the grid. Don't worry though, when the turbine is off, we use mains power! We also have a heat-pump to provide the heating and hot water.

The Jute Store was the best holiday home I have ever been in. We all felt that it was even better in reality than on the photos or from the description given on the owner's website.

A very quiet place to relax in with everything in perfect order. A wonderful kitchen to prepare the meals in, good beds, towels provided (which we had not expected), perfectly clean, well-maintained and in very good taste with some very special features we loved.

Lots of space, too.

The service could not have been any better, thanks again, Louise.

We enjoyed the walks around Blairgowrie and found the location of the Jute Store perfect for exploring Perthshire. We know that we have seen only a tiny fraction of what that part of Scotland has to offer and we would very much like to come again.

I would not hesitate to recommend this property to the people I value.

During key holiday periods such as Christmas, New Year and high summer rentals are based on weekly lettings up to a maximum of 3 weeks. Flexibility for other durations and short breaks may be possible for late booking. Please contact us for availability.
Prices include all bedding, towels, heating, electricity, initial supply of wood for the stove, wi-fi and essentials e.g soap, dishwasher tabs, toilet rolls etc.

Max 2 dogs welcome by arrangement, but please note dogs not allowed on furniture or beds.

  • The bedrooms have been furnished with hand-picked furniture giving each character. For example the king-size bed is a beautiful old sleigh bed (with a very comfy modern mattress!). The beds are made up with cosy feather duvets and crisp cotton sheets. There are also hot-water bottles and lovely throws for each bed for those colder nights. The room with the king-size bed also has a lovely east facing balcony (with chairs and a table) which offers great views down the river and is a real sun-trap in the morning through to the early afternoon (in summer). Up to two cots can be provided on request and can be accommodated in the king-size and double rooms. Alternatively one cot can be put in the book-room.

Another wonderful family stay at the Jute Store. The property is very well presented, with everything you need for a relaxing hassle free holiday. We had a great week and as last year really appreciated the quality of the accommodation and thought that goes into having everything you need for a relaxing break. The location is amazing - a feeling of remoteness and quiet with lovely views over the River but not too far from The town and shops - just a short walk down the river. We will definitely return again. Thank you for another fabulous holiday.

It's like the tardis

Great place to stay and much much larger than you can see in the pictures. The view out to the river and dam is hypnotic. One of the most comfortable beds I have experienced in a holiday rental. Very well appointed kitchen. Nice riverside walk to town from the front door.

Spacious and atmospheric riverside retreat

The property is very well-equipped and comfortably housed three adults, two small children and a dog for the Christmas week. Every item that you might need for cooking and spending time indoors was thought of, and the supply of wood for the log-burner was more than enough for the week. The house was spotlessly clean (and easy to keep that way, due to its design). The sleeping rooms are large and the beds comfortable. The location is conducive to lots of great walks up and down the river (where there are numerous fascinating old mills from Blairgowrie's Victorian industrial past), and there are many interesting places to visit within an hour's drive. We went to Dunkeld for some Christmas shopping (we can recommend the salmon smokery there), and even as far as House of Bruar in Blair Atholl, and on Boxing Day we went to Braemar for the snow. For our Christmas roast we sourced meat at the local butcher in Blairgowrie (Irvines), and it was excellent. The garden behind the house is spacious and we enjoyed being so close to the River Ericht and the small dam behind the mill which generates electricity for the property. The only caution is that small children can't be left to wander around outdoors, as the river is very fast flowing and there are steep banks and some deep water close to the house (it is part of an old mill, after all). The river is a source of great fascination, as it rises and falls visibly as the weather changes. I can thoroughly recommend staying here, and our hosts were very thoughtful in putting up a Christmas tree for us before we arrived.

This was our second stay in the Jute Store and just like the last time it was wonderful.

We didn't hesitate when planning our trip to Scotland to book again with Louise.

Such an easy process from start to finish.

Arriving at Edinburgh airport from Ireland,it is an easy drive to Blairgowrie and such a lovely relaxed feeling washes over you when you turn down for the house!!

Everything you could possibly need is provided and to be honest the hard part is dragging yourself away from the lovely warm fire!

It is perfectly situated for exploring the Highlands and also Loch Lomond and the Trossachs.

Do yourself a favour and just stay here!!!

Relaxing Break

Brooklinn Mill is the ideal base for a short break or longer holiday: it is stunningly located on the banks of two rivers and amongst woodland giving it a real 'get away from it all' location. It is only a mile to the busy Perthshire town of Blairgowrie with its excellent shops, restaurants and other amenities. There are fantastic local walks and cycle rides right from the door as well as more challenging terrain in the Cairngorm National Park and Perthshire hills. The Glenshee ski centre is only 40 minutes away. There's trout fishing from the back-yard and Brooklinn Mill is ideally placed for accessing some of the Tay, Isla and Ericht beats. There are excellent local golf courses and world-famous Carnoustie, St Andrew's and Gleneagles are all within an hours drive. Castles are also aplenty with Glamis, Scone Palace and Balmoral all within easy reach. The cities of Perth and Dundee are each only 30 minutes from Brooklinn Mill with excellent shopping, culture, and restaurants

Golf: There are a number of courses in the local area including those at Blairgowrie and Alyth. The courses at St Andrew's, Carnoustie and Gleneagles are each about 45 minutes drive from the Jute Store.

Ski: Skiing at Glenshee is 40 minutes away. Skiing at Aviemore is 90 minutes away giving you plenty of choice for skiing and other winter sports.
