Two stunning riverside homes in a converted mill building.
Brooklinn Mill is a superb place to spend a holiday. The building is the former store building of a converted 19th Century jute mill, packed with original features and real character. Bookings normally run Friday to Friday. Short breaks and flexible start days outside of peak times are available.
There are two separate holiday homes available to rent throughout the year either individually or combined:
The Jute Store, sleeping 6 people, occupies the lower floors of the building. The rooms are spacious and many have amazing views over the river and mill weir. The 3 bedrooms are beautifully furnished and the comfortable beds are made up with feather duvets and crisp cotton sheets. There are two double rooms - one of which has a fabulous east facing balcony, and one twin room. The large bathroom has a very unusual sunken bath which is a real talking point. The well-stocked book room, which also is home to the piano, is a great place to relax, taking in the view. There is a large kitchen equipped by people who love cooking, making holiday cooking a pleasure rather than a chore. The large living room has stunning views over the river and weir and a lovely little balcony. There are leather sofas, a good supply of games and DVDs, and a gorgeous wood-burning stove which is the focal point of the room in the evening.
The Loft occupies the top floor of the building, and has sloped ceilings, breathtaking views across the rivers, tree-tops and to the hills beyond. The Loft has an open-plan living, dining and kitchen space to make best use of the space. There is one bedroom with a king-size bed, and a beautiful bathroom with a double- ended bath.
Both homes have been fitted out and equipped to a high standard. The kitchens have been equipped by people who love cooking so there are plenty of good quality pots, pans and utensils in the kitchen because we believe cooking on holiday should be a pleasure not a chore.
There are DVDs, books and games as well as maps and guidebooks.

Why Louise Copeland chose Blairgowrie and Rattray
We have made Brooklinn Mill our home - we live in the main mill building. What is really special about Brooklinn Mill is the combination of the stunning location, the hydro-power, and the sense that you are a million miles from anywhere else - but are only a mile from Blairgowrie. Oh, and the red squirrels and other wild-life that live here too.
What makes this House unique
Brooklinn Mill enjoys a breathtaking location overlooking two rivers. The mill weir provides a stunning back-drop to the mill buildings. It is a quiet and tranquil place - the loudest sound is usually that of the rivers tumbling past. It has a feel of being miles away from anywhere else, but is only a mile away from Blairgowrie with all of its amenities and is well-situated for exploring large parts of Scotland. In recent years we have refurbished the hydro-electric scheme on the site so most of the time we generate all the power used here, exporting the surplus power to the grid. Don't worry though, when the turbine is off, we use mains power! We also have a heat-pump to provide the heating and hot water.

Exactly what we were looking for.
Without realizing what we needed, The Jute Store and Louise provided us with the perfect environment for our stay in Scotland. The property was gorgeous and well maintained. Adequate parking, some basic cooking ingredients, plenty of paper goods, a generous number of towels, and detergents were all provided. The clothes washer and dryer and the WiFi were just icing on the cake. Although we never had the need, it was fabulous knowing Louise was just next door if we had run into a problem or had questions about local amenities. If we ever find ourselves returning to this particular area of Scotland, we will most definitely be booking this property again.

Gorgeous, restful retreat in perfect accomodation!
We were very much looking forward to our mini break at the Jute mill based on past reviews, website photographs and positive contact with the owner, Louise Copland. Nothing could have prepared us for the beauty of this place, it's location, spaciousness, luxury and restful ambiance - the website simply doesn't do it justice! We spent a wonderful long weekend here celebrating a family Birthday, and would highly recommend it to others . We also looked at the smaller loft before we left, a lovely bright airy space with views of the river - perfect for a couple, or to extend a group staying in the Jute Mill. Louise was warm and welcoming without interfering in any way, and couldn't have been a more perfect host. Highly recommended all round :)
Amazing property and location
The house is spacious, clean and well kept with. There is a charming reading room with a piano, large selection of books and amazing view to the river. In the lower level there is a large and well equipped kitchen, couches and a cupboard full of board games and toys for children :)
There are lots of marked walking trails around the house, both starting from the property or within a short driving distance. It's possible to walk to the town center with few shops and restaurants, and there is a huge Tesco in the town center with practically everything.
We had a great vacation here which passed too quickly!

Excellent place for a holiday!
Amazing accommodation with lovely views of the river and weir. Very spacious (the photos don't do it justice - we were surprised at how spacious it was), very clean, with comfortable beds. Thoughtfully equipped with good quality utensils, etc (how often we go to properties with cheap knives that don't work very well!). We'd asked for non-feather duvets, etc and not only had the owner provided that, but she had then made sure that the soaps, etc were "Simple" and unlikely to cause allergies too. Very impressed.

Fabulous property and lovely location!
Another wonderful family stay at the Jute Store. The property is very well presented, with everything you need for a relaxing hassle free holiday. We had a great week and as last year really appreciated the quality of the accommodation and thought that goes into having everything you need for a relaxing break. The location is amazing - a feeling of remoteness and quiet with lovely views over the River but not too far from The town and shops - just a short walk down the river. We will definitely return again. Thank you for another fabulous holiday.

Brooklinn Mill is the ideal base for a short break or longer holiday: it is stunningly located on the banks of two rivers and amongst woodland giving it a real 'get away from it all' location. It is only a mile to the busy Perthshire town of Blairgowrie with its excellent shops, restaurants and other amenities. There are fantastic local walks and cycle rides right from the door as well as more challenging terrain in the Cairngorm National Park and Perthshire hills. The Glenshee ski centre is only 40 minutes away. There's trout fishing from the back-yard and Brooklinn Mill is ideally placed for accessing some of the Tay, Isla and Ericht beats. There are excellent local golf courses and world-famous Carnoustie, St Andrew's and Gleneagles are all within an hours drive. Castles are also aplenty with Glamis, Scone Palace and Balmoral all within easy reach. The cities of Perth and Dundee are each only 30 minutes from Brooklinn Mill with excellent shopping, culture, and restaurants
Golf: There are a number of courses in the local area including those at Blairgowrie and Alyth. The courses at St Andrew's, Carnoustie and Gleneagles are each about 45 minutes drive from the Jute Store.
Ski: Skiing at Glenshee is 40 minutes away. Skiing at Aviemore is 90 minutes away giving you plenty of choice for skiing and other winter sports.

2016 Winter short breaks are £390 for 3 nights plus £70 per additional night. 2016 Spring/ Autumn short breaks are £480 for 3 nights plus £70 per additional night. During key holiday periods such as Christmas, New Year and high summer rentals are based on weekly lettings up to a maximum of 3 weeks. Flexibility for other durations and short breaks may be possible for late booking. Please contact us for availability. Prices include all bedding, towels, heating, electricity, initial supply of wood for the stove, wi-fi and essentials e.g soap, dishwasher tabs, toilet rolls etc. Max 2 dogs welcome by arrangement, but please note dogs not allowed on furniture or beds. 2 cots and 1 high-chair can be provided.
