About this property

Villa with a private pool, 6 bedrooms and wi-fi, 5 minutes walk to the village

LOCATION:- The house is on the south facing slope just outside the beautiful historic walled village of Penna San Giovanni - you can see locally made films of the town on youtube.

It is ideal for both a restful summer holiday or off-season walking / cycling trip.

We are located in the centre of what's known as the scenic 'Golden Triangle' area of Le Marche. This area includes many villages in the vicinity of the towns of Amandola, Sarnano and Servigliano and it is a landscape of beautiful rolling hills and valleys.

It lies in the shadow of the Sibillini National Park which is part of the Appenine range of mountains that are the spine of Italy. The area is on the Adriatic side of the mountains and Le Marche is one of the three provinces that straddle Italy not far north of Rome. The others are Tuscany and Umbria.

FACILITIES:- Close to the house in its own separate garden is a private 10 x 5 m swimming pool for your exclusive use - see photographs 2 and 3 above.
From the olive tree garden you can sit on the bench and take in the magnificent panoramic views across the valley to Monte San Martino against the backdrop of the Sibillini Mountains - see photograph 4 above.
At the front of the house looking out to the same view is a large covered terrace where you and your family and friends will dine al fresco - see photograph 5 above.
The house is comfortably furnished, the kitchen is well equipped with everything you will need for your stay and of course you will have broadband Wi-Fi - see photographs 6 - 15 above.
The area is rich in scenery, culture and activities - see photographs 16 - 20 above.

NEAREST TOWN:- The house is right on the outskirts of Penna San Giovanni which is one of the main reasons we fell for it and bought it in 2003. The convenience to the town with all its facilities is significant.
You can use a shortcut on the footpath through the property up to the town walls that takes only 5 minutes. By car it is 2 minutes.
In the village is everything you will need - grocery shops, restaurants, bars, bank, bakery, butcher, tobacconist, newsagent, chemist and doctor.
If you want a large supermarket there is one about 5 miles away but I think you will find that the local small supermarket run by Mauro will have everything you need.

ACCOMMODATION:- There are 3 bathrooms, 3 double bedrooms and 3 twins. One twin room is ideal for older guests as it is on the ground floor and has its own bathroom.
Also on the ground floor are a large dining room/lounge and a separate fully equipped kitchen.
We pride ourselves on the standard of the equipment in the house. Our aim is to make it feel like home so we ensured the beds were as comfortable as possible and provide in the kitchen a high standard of appliances, cutlery, pots and pans, table and glassware. We hope we have succeeded. Recent reviewers have remarked on the standard of equipment.

THE AREA:- The Adriatic Coast is about 40 minutes away and with its long sandy beaches and fabulous seafood you will have a great day out there. We find that on the occasional cloudy day in Penna the sun is shining in Porto San Giorgio.
In the other direction are the Sibillini mountains, with a magnificent lake safe for swimming are both just a short drive away.

Great family holidays in Le Marche!
We just spent a wonderful week at Casa Maria. The property is beautiful, spacious and well-equipped. We enjoyed dining al fresco under the pergola with the beautiful view of the hills. Of course the biggest hit was the swimming pool, which also has amazing open views. The game room in the attic was also much enjoyed. Unlike most other similar houses in the Italian countryside, Casa Maria is only a short walk (about 10 minutes, uphill) or a very short drive from the village of Penna San Giovanni, where you'll find everything you need - coffee bars, restaurants/pizzerias, pharmacy, supermarket, bakery, butcher, bank, and doctor / health center. Overall, a wonderful relaxing stay, we highly recommend this property and hope to be back.

Beautiful Villa in a stunning location!
The farmhouse is extremely well appointed with beautifully decorated rooms and set in a quiet location just below the medieval town of Penna San Giovanni. Our party consisted of two families and the grandparents but there was plenty of room for all of us and our children loved to chill out in the games rooms in the attic after a hard day spent in the pool. The views both from the villa and the pool terrace are spectacular so many of our days were spent soaking up both the glorious sunshine and the vista with a good book. The outdoor dinning terrace again benefitted from the view so all of our meals were taken here shaded by the wisteria covered pagoda. However, a steep walk or a short drive we found a lovely pizzeria in the village together with a good patisserie and general store, all of which were very cheap and the locals were very friendly. The surrounding area is stunning and other restaurants can be found close by in a number of neighbouring hilltop villages. We did several trips to the beach which takes about 45mins but well worth it and the children loved swimming in mountain lake. The property was well looked after by Wendy and Barry who regularly maintained the pool and took care of mending some deep potholes on the drive that appeared after a heavy rain fall. Thank you Stephen for sharing your lovely home so that others can enjoy a little bit of Italy's hidden gem 'Marche' and for all your advise on directions and things to see and do, it was most helpful and we hope one day to return.

Top huis op prachtige locatie met mooi zwembad!!
Het huis ligt net onder het mooie kleine dorpje Penna san Giovanni.Een zeer praktisch en basic huis met veel ruimte. Op het heerlijke, schaduwrijke buitenterras met grote tafel hebben wij erg veel gezeten, een tweede tafel aan hetzelfde terras was erg prettig, er werden spelletjes gespeeld en de wifi ontvangst was daar goed! Het mooie zwembad ligt iets hoger ten opzichte van het huis met aan één zijde 4 parasolletjes en ligbedjes en aan de andere zijde een grasveldje om lekker te liggen of op te spelen. De slaapkamers zijn allen goed, de kasten leeg, de bedden fris opgemaakt en de matrassen van goede kwaliteit, echt fijn. Op elke slaapkamer staat een ventilator maar het huis is vrij koel. In drie slaapkamers is meer dan voldoende ruimte voor een extra kinderbedje. De badkamer met bad, douche en toilet is ruim en fris, de andere badkamer met douche en toilet is klein maar prima. De slaapkamer beneden was heerlijk koel maar wel wat donker, de badkamer beneden is heel ruim met bad en toilet. Verder is er een ruimte met bank en bureau waar de wifi optimaal is. De ruime huiskamer hebben wij vanwege het warme weer nauwelijks gebruikt. De keuken voldeed met grote koelkast/vriezer en goede snelwerkende ijsblokjes voorziening, vaatwasser, goed fornuis met oven en wasmachine.. Bereikbaar binnendoor maar ook buitenom met openslaande deuren. Achter de keuken zijn waslijnen om de schone was uit te hangen. Op de zolderverdieping staan een tafeltennistafel, een mini poulebiljart en een dartbord waar veelvuldig gebruikt van is gemaakt door onze grote kinderen tussen de 15 en de 23 jaar. Tevens staat daar een slaapbank waar wij een paar dagen gebruikt van hebben gemaakt bij een bezoek van vrienden. Het is echt een fijn familiehuis maar ook zeker een aanrader voor meerdere families. Het contact met de engelse huiseigenaar is erg prettig en service gericht.. De beheerders ter plaatse spreken engels en zijn erg hulpvaardig, na een week werden alle bedden weer lekker schoon opgemaakt en kregen wij weer allemaal nieuwe handdoeken. Het plaatsje op 5 minuten loopafstand via klimmend pad bood een pizzeria, een supermarktje en een bakker. Heerlijk was dat. In de omgeving zijn mooie wandelroutes en ook de nabije monte Sibilini zijn de moeite waard. Ga een ijsje eten in Amandola bij Gran cafè Belli,, WIJ hebben twee heerlijke weken gehad! 🇭🇺😎👍🍷😀🍝🍴🏊🏼✅

Just lovely!
We absolutely loved our stay in Penna. the villa is huge and very well appointed - just perfect for a large family group or group of friends. The playroom was wonderful for the few occasions when we had thunderstorms. The views are stunning - snow capped mountains in the distance! Penna is a (very) steep climb, but good for you! It's a lovely mediaeval village and we enjoyed evening aperitifs at the Bar Centrale. The area is stunningly beautiful. We would go back!

Best view
We were two families (11 people) staying in Stephen’s wonderful Casa Maria and we had the best time. The house is perfect with the 6 bedrooms and plenty of room for privacy. The kitchen had everything we could dream of. The terrace is perfect for dining, games and for cooling off when it got too hot around the pool. The pool is amazing and big enough for all of us and the view is absolutely amazing. Barry is fantastic, greeting us when we arrived and helping us out when needed (thanks:). The short (but hard) walk to Penna San Giovanni was done many times and we had amazing pizza and the 4 course dinner at CIBUS were soo good - we had a very good night :). The small supermarket had all we needed. We also loved the surrounding areas - the villages, the nature, the beaches - Marche region is really a hidden gem and we will definitely be back. Thanks for a fantastic week.
