About Barrie

Casa Tuttavia has been owned by Barrie and Matthew since 2003. We have fully restored the property and designed it to accommodate 2 large families or groups of friends. We have enjoyed numerous holidays at Casa Tuttavia and we have ensured our guests also enjoy there stay by providing unrivalled service. We insist on the service we expect from a holiday is provided to our guests at all times. Le Marche is a beautiful and unique part of the world and Casa Tuttavia is an excellent base to explore it from being positioned in the heart of the area.

Why Barrie chose Ripe San Ginesio

We explored Le Marche for over 3 months traveling the length of the region, during this time we viewed and stayed in 100's of properties before finding Casa Tuttavia. The moment we arrived we felt like we were on holiday. The views of the Sibillini Mountains and the sounds of the birds meant we had found what we were looking for. Casa Tuttavia is perfectly positioned amongst olive and mature trees allowing total privacy. But that said it has easy access to the main routes to explore the treasures of Le Marche. This is very important as you can drive for miles around twisty roads before getting anywhere which does tend to become laborious. All we had to do now was develop the property to allow for years of shared and enjoyed family holidays of which it has achieved.

What makes this farmhouse unique

Our guests always comment on the excellent location and facilities that Casa Tuttavia provides. We have put a lot of thought and effort into passing on the years of experience we have gained from visiting the local area. I myself spent 22 years traveling the remotest corners of the world within the armed forces. My time spent in Le Marche revealed something very special. The landscape provides unrivaled beauty and the local people are some of the friendliest I have ever met. The Local's do not see you as a tourist or an intruder but as a future friend. This is what makes the difference between other areas of Italy and the world. Casa Tuttavia was picked not but chance but through planning and hard work so we would never feel jaded of visiting the house and years on this is still the way.

Notes on accommodation: The swimming pool is suitable for all ages as long as supervised by the parent/gaurdian. The farmhouse has full central heating ideal for winter breaks. Outside: The guests will have sole use of the 9 x 5m oval swimming pool and full use of all garden chairs, sunbeds and tables. The property has a balcony/terrace at the rear of the house ideal for enjoying an evening meal and a glass of wine while enjoying the uninterrupted views of the valley beyond. Cleaning / Towels / Linen / Maid service: A complimentary maid service is provided on changeover days for bookings of one week or more. Extra maid service can be arranged for short breaks and at customers request. All linen and towels provided (excluding beach towels).In-House chef available. Other: All bathrooms have luxury fittings and power showers.

Fantastic house with beautiful views!

We spent absolutely fantastic two weeks in Casa Tuttavia. The house is great, clean, comfortable, very well maintained and very well equipped with all that is needed for a good stay. The pool is of a good size, very well maintained too and cleaned regularly (there is a pool hoover on site). We were three families with small children (3-8yrs) and the house was big enough (4 bedrooms and 4 bathrooms + WC near the pool) for us and we found it generally very convenient and comfortable. We all loved spending time in the pool! The views are beautiful and there are lots of lovely hilltop towns to visit in the area. The distance to the beach is about 30 min by car, but we visited the one recommended by the owner, in Porto San Giorgio with beautiful sandy beach, where we rented sunbeds and umbrellas in one of many seafront restaurants. Port San Giorgio is approximately 50min drive away from the house, but is very much worth it, especially since we chose to get there via hilly, picturesque road (returning via motorway though :)). There are few local shops nearby, so daily supplies are not an issue. We really recommend Gelatteria in Passo Ripe San Ginesio (literally 5 min from the house), as the ice creams there were truly delicious. Local Pizzeria is also very good! We visited many places in Me Marche and Umbria regions, but the two top places we really recommend to visit are Assisi and Loreto. Beautiful! But there are many, many more to see.

The only one improvement we thought could help would be adding a few portable air con units to bedrooms, as due to very high temperatures outside, it was very hot in the bedrooms, especially on 2nd floor. But taking that we traveled to Italy for the Sun and for the nice weather, we are happy that the weather was so great and that is not complaining, just a kind suggestion! :)

Overall fabulous stay! We recommend the house fully and are looking forward to visit again!

Beautifully peaceful location with stunning views

We had a lovely 2 weeks in this clean, comfortable, spacious and well-equipped villa. We went as a couple but clearly the property is also ideal for much larger groups. The views from the pool and garden by the house are fantastic - you will be amazed! We enjoyed hearing constant birdsong during the day, and seeing magical displays of fireflies in the foliage at night.

The property is private, secluded and quiet and yet just a few minutes drive to any of several local supermarkets. The pool is cleaned every couple of days by the friendly local caretaker, who is also on hand to sort out any problems.

The Sibillini mountains are less than half an hour's drive away, with wonderful walks (especially across the dam at Lake Fiastrone). This is a beautiful part of Italy with lots of historic hilltop towns (although during our stay there was much evidence of recent earthquake damage), and we saw virtually no other tourists, so if you want to "get away from it all" you will love this place.

You were very lucky to see the fireflies which as you witnessed create an amazing display at night around the House grounds. As mentioned your trip to the local Sibillini Mountains & Lake Fiastra provides views and local scenery like none other. Sadly that area was the focus of last years Earthquakes and some of the Hill Top towns in the area were affected. That said the Italians are a resilient bunch and their sense of community will rebuild those areas and restore the damaged buildings to there former glory. As highlighted in your review the Marche region really is unspoilt Italy and tourists are few, this is what makes the guests stay at Casa Tuttavia so enchanting as they immerse themselves in local traditions and the way of life.......Slow & relaxed ;-) We look forward to hosting you again in the future. A superb holiday home to visit

Having been at his holiday home for five days we must say we are very impressed by the overall standard, the property is of a very high standard kept clean and well maintained. The property also has a lovely outdoor swimming pool with views across the valley to mountains in the background. The property is in a very quiet location but within easy reach of some very nice eating houses where you can experience the local Italian food. Also fairly close by are some lovely beaches to visit. We would certainly return to this location and would not hesitate in recommending to anyone looking to stay in this area

Get away from it all

Lovely house and pool, halfway up a hill without another house in sight, but with shops and towns just a short drive away. The mountain views get under your skin in no time. The house is well appointed with everything you need for a trip away. There are beaches within a 40 min drive, and mountains about 30 mins away. The area is unspoilt. The owner is great.

Great villa overlooking the beautiful Marche rolling landscape

Lovely stay in a great villa with very good comfort level, swimming pool and nice garden. Close to some beautiful top hill mountains and half hour from the sea side. Perfect place for a peaceful stay enjoying the lovely Marche region. Definitely recommended as a great place to stay.

Casa Tuttavia and the surrounding area remains an undiscoverered nirvana

My family and I have been 3 times now to "Casa Tutti" and already can't wait to return! It is an amazing sun trap and so peaceful with the most amazing views to wake up to. The property if obviously loved and well looked after and there are all the facilities any family could want. We did get one showery afternoon, but the TV there could only view DVD's, however, after mentioning this to the owner, the next day he had internet TV installed!

The local restaurants still remain restaurants for the locals, which although means the decor isn't quite "Michelin" standard, the food is amazing quality and great value for money. Our favourite evening out still remains: a 3minute drive to L'Approdo, a huge steak meal, then a 30 second walk to the best Gelato in Italy! There are too many amazing town/villages locally to mention, but my favourites have to be:

San Ginesio

Loro Piceno

Sant Angelo in Pontano

& Sarnano

We still have to come back to explore the Roman remains at Urbisaglia and maybe get the timing right for the jousting at Ascoli Piceno next time.

Overall we had another amazing time here and can't believe how unspoiled this area is by tourism.

Macerata Open air Opera Festival. 41st Macerata Open-Air Opera Festival Macerata Sferisterio 15 July to 14 August, 2015. The open-air opera festival in July has found an international following and takes place in the 7,000-seater Sferisterio - a monster of a Neoclassical arena erected by private subscription in the 1820's. As you swoon to a Verdi aria, you might care to know that it was originally built as a stadium for pallone, or Italian football. Urbs Salvia. (Urbisaglia) 5km near to this small village lie the remains of Urbs Salvia. The city was founded in the 1st century BC and, like so many of the Marche's Roman towns, wiped out by Alaric in 408. For once this is an archaeological site with things you can actually see - the amphitheatre, built in the 2nd century AD, is one of the region's most conspicuous Roman ruins.


The beaches of Civitanova Marche and Porto San Giorgio are both within a 30min drive and give a wealth of fish restaurants and bars. Both beaches are spotless and lead into the calm waters of the Adriatic Sea. All amenities are at the beach itself including showers, toilets and places to eat.


The nearest Airport is Ancona and is approx 50 min drive to the house. Alternative airports are Pescara (1.30 hrs) and Bologna Forli (2hrs). All 3 airports are supported by Ryanair and Alitalia.


The village of Ripe San Giniseo is 1km away and has a variety shops, bars, restaurants and wine cantina which bottles wines produced from local grape varieties.
