Large stone house in a tranquil village with spectacular views. The peninsular of Istria is a gem on the scale of Cornwall but with a Mediterranean climate. Set among vineyards and Olive groves in central Istria the house has views across open country with the church spires of other villages dotting the landscape. Sitting in the middle of its own grounds the completely restored south facing house has gardens with shady walnuts, figs and vines surrounding the 12 metre, heated, overflowing pool with summer house and sunbathing terraces. Local restaurants serve Istrian truffles with steak or fusilli, farm dried hams, sheeps cheese, wild boar with pasta, raw fish and beef carpaccio as well as sea food caught daily and fantastic local wines. You can spend the morning by the pool and drive to the crystal clear waters of the Adriatic for the afternoon. On the way home it is worth making a diversion to the restaurants of Oprtalj, Motovun or Groznjan.

About Gordana Fox
We are a family of 4 living in Muswell Hill London. I am British and Gordana is Croatian born and bred in Zagreb. Our daughter graduated Spanish and English and is working in a PR company in London. Our son is graduating at Bristol Universit this summer. We have a retriever Oscar who loves the house and the garden.
Gordana Fox purchased this Villa in 2002
Why Gordana Fox chose Municipality of Karojba
Istria is more cosmopolitan than Dalmatia due to it's history under Italian and Venetian rule. This is reflected in the cuisine and the nature of the people whose friendly and hospitable character has made the Porec riviera the busiest tourist resort in Croatia Down on the coast is a bustling tourist area with all facilities you could want. In the evening you can return to the peace of the country. At 1200 feet, the house has open views and cooler less humid air than the coast.
What makes this Villa unique
Most villas in Croatia are newly built in a style with arches and terraces which you can find in every Mediterranean country from Greece to Spain. We have renovated a traditional Istrian farm whose architecture is typical of the area with it's flat front and well proportioned openings. This had the added benefit of an established garden with mature figs, walnuts and cherries which can be grazed in the season.

Excellent villa equipped to a very high standard
This is an excellent villa and is equipped to a great standard
Gordana was very helpful and promptly replied to any messages
Massive pool and spacious gardens with great views of the surrounding countryside
Plenty to keep the children entertained
20 minutes drive to the beach, we were here in August and getting about was so easy, very little traffic
All in all a lovely villa
great opportunity to stay a very calm and pleasant place
Gordana's villa is a very cosy place. I sorely appreciate the good berth of the villa on the skirts of a tiny Croatian village. Thanks for the very exhaustive informations about the surrondings so we could find outstanding places to have a meal and make a trip. The rooms in the villa are very tidy and the kitchen very well-equipped so much as the pool area. So, we had a great holiday in Gordana's place.
Fantastic holiday villa
We had a fabulous holiday staying at this spectacular villa. From its generous proportions to the massive pool and beautiful gardens it more than exceeded our expectations. The countryside is stunning and the surrounding villages and towns are well worth exploring. I would strongly recommend this villa and would definitely consider returning in the future.
Great holiday in gorgeous villa
Having had several holidays abroad with my children, staying at this villa has been by far the best as it is situated in a peaceful, rural location. With unspoilt countryside and breath-taking views, the villa is in a small hamlet surrounded by woods, wild meadows and farmland. The house is luxurious , beautifully presented, and set in a very large attractive garden with a huge swimming pool. The bedrooms are modern with very comfortable beds and the living room has the original wooden beams - all most attractive. The sea is only a 20-minute drive away, food is reasonably priced and there are some good restaurants nearby with the local delicacy - truffles!
For history lovers there are many interesting sites, such as the amphitheatre at Pula, and we particularly enjoyed a visit to the Brijuni Islands; a national park half-an-hour by boat from the coast which had a number of attractions including stunning Roman ruins and a safari park. Another delightful trip is Motovun where we saw the brightly-coloured parachute of a paraglider drifting on the warm air, and we were higher than the birds which soared below, as we sat sipping drinks in a bar next to the thick ancient walls overlooking the valley as we watched the evening sun going down.
There was an option at the villa for a private chef which we tried, and it was one of the highlights of our holiday. After drinks on the terrace overlooking the pool and garden, we sat down to a delicious Istrian meal made from local produce. By now all of us, including the twins simply adored the local truffle pasta and to our delight, Mariella and her team served this truly special dish with the added assurance that the truffles had been sourced by her brother that very morning! What fun it must be to go truffle hunting with the locals who go with their dogs (some hunt with pigs). For the gastronomic, this holiday would be worth it for that alone, but we just loved all of it, everything!
Gorgeous Holiday Villa
We had a superb time in this villa in Mocitada. The pool is a wonderful asset and kept our party of ten occupied for a lot of the time. The facilities are all in good working order and the house was gorgeous. We went to the top balcony and watched a thunderstorm roll in one night. Great stuff. There are lots of interesting places to visit, including Motovun and many good sites along the coast for sun bathing or swimming in the sea. Food is cheap.
As keen wildlife enthusiasts, all of us were stunned at the wildlife (or biodiversity, if you want to sound up-to-date). We saw an amazing selection of big and beautiful insects (all harmless). This included many different types of bush-crickets, coneheads and the very strikingly marked ‘bandit’. We also saw a couple of praying mantids and some bright red fire bugs.
Many different types of bright green chafers can be seen flying to and fro in the daytime. These harmless beetles are stunning, but very dopey.
At the back of the villa, up the small farm track, is a classic example of a meadow. It is full of plants you won’t see in England. I presume this is because it is farmed without machinery or fertiliser input. What you find there is a riot of colour.
I would suggest you plan what lights have on in the evening. Many insects are attracted to light so a good way to stop them getting in the house is switch the house lights off in you are sitting outside for the evening, or at least keep the door shut.
Lovely holiday in a great villa.
We were a group of 12 ( 6 parents and 6 young adults) who stayed in this villa last week. The villa was lovely with a very big pool and large garden area. It is set in the picturesque counrtyside of Istria where there are many walking paths and lots of cycling. The Paranzana is an old railway line and you can walk for miles on it. The food was excellent. This part of Istria is undiscovered but beautiful - reminiscent of Tuscany without the tourists - but very peaceful and very cheap to visit. It is also surrounded by lovely, old villages. There was a jazz festival on in Groznjan and a film festival in Motovan - both lovely towns - and the sea is never far away. I would recommend this holiday for relaxation and for outdoor pursuits.
Istria has a beautiful coastline all around and it is all within an hours drive. Porec the nearest port and marina is a 20 minute drive with beautiful clean beaches. Our favourite is Zelena Laguna [Green lagoon]. It has pine trees which come almost to the waters edge with grass for sunbathing in between. The water is crystal clear and there are numerous fresh fish restaurants, a marina and coffee bars within walking distance. Also, waterskiing, sailing, pedalos and boat trips to the islands.
Ryanair flies direct to Pula which will give a transfer of just 40 minutes to the house, also to Rijeka (Krk island) 1 hour drive. Ryanair from Stansted to Trieste (1,5 hour drive). Also Ryanair or Easyjet to Venice (2,5hrs), Easyjet to Ljubljana (2hrs) and daily hydrofoils from Venice to Porec which is 17 km from our house (venezialines.com.).
There are restaurants at Jadruhi, Spinovci, Motovun and Visnjan all within a 5 or 10 minute drive. Mocitada is really a collection of farm houses. Many farms in Istria will sell wine, olive oil and grappa. The nearest shop for fresh bread and provisions is in Karojba which is 5 minutes drive. Motovun with its castle, church and Venetian square where al fresco meals can be taken under the ancient chestnut trees is a 10 minute drive.
There are many agro tourism farms close by. To qualify for this designation the farm must be serving home grown produce. They provide fabulous fresh fruit, vegetables, salads, ham, cheese, wild boar and home made pasta. Agrotourism Tikel at Spinovci is only a 20 minute walk and food is served on a terrace on the edge of the Mirna valley with beautiful views of Motovun and beyond. Agrotourism Jadruhi is 10 min drive with fabulous food and wine. Borgonja in Visnjan has good selection of local dishes at reasonable prices and lovely garden to sit in on hot evenings. Mondo in Motovun has local dishes with a twist, especially good carpacios, home made pate and pastas with truffels. There are many good fish restaurants in Porec such as St Nicolas and Dvi Murve. The nearest ATM is in Visnjan.
