Talk about location! This fully remodeled historic home is located on a sun drenched lot in the highly desirable Middle Ridge neighborhood with decks that overlook the idyllic town of Mill Valley. Just 2 blocks from town, this home comfortably sleeps 8 (5 adults & 3 kids). It features hardwood floors throughout, 2 fireplaces, AC, Wolf & Subzero appliances, heated patio w/ BBQ, grass yard, hot tub and a cozy back deck with Bridge views. The landscaping is beautiful with 7 redwood trees and loads of light. Few homes can offer as many features and an A-list location!

Mill Valley is a very special town. You will be within easy walking distance to great restaurants, bars, live music, playgrounds and state parks. And if that wasn't enough, you are just 15 minutes to the Golden Gate bridge and the city of San Francisco, 15 minutes to Muir Woods, 25 minutes to Stinson Beach and just 30 minutes to wine country in Sonoma!

ENTRY:

A couple days before your arrival we will email you the code to the lock box on the front door. Inside you will have access to the entire house except the garage and a small office which is used for owner storage.

CLOSETS:

As this house is not a full-time rental, some of the closets will be locked and most dresser drawers will have owner items inside. The owners will make some closet space available with hangers, but will also expect that renters be respectful of owner belongings.

TENANT RESPONSIBILITY/INJURY:

The stairs in this historic house are steeper than in modern homes. Please help young children get used to them or ask us to install the security gate before your arrival (free of charge). The Hot Tub also poses a drowning risk and we request renters use the provided safety straps to secure the lid when not in use.

DAMAGE & INJURY: BY RENTING THIS HOME YOU AGREE TO TAKE FULL RESPONSIBILITY FOR ANY DAMAGE OR INJURY INFLICTED. YOU AGREE TO WATCH CHILDREN AT ALL TIMES NEAR THE STAIRS AND HOT TUB. This home attracts a discerning guest and we expect each guest will treat the home and property as if it were their very own.

PETS & SMOKING: We do not allow pets and smoking is prohibited anywhere on the property.

CHECK IN/OUT: Check-In times are flexible, but we prefer you Check In after 3pm and Check Out before 10am to allow for cleaning. Please check with us before you rent to confirm different times.

HOT TUB: The hot tub will be hot and ready for use. Please be advised that it is a 4 person hot tub and is not designed for more than that, nor for all day use. It has chlorine in it and will be ready to go when you arrive, but please shower before using. If the hot tub requires extra maintenance, you will be charged a dump fee of $125.

KEYS: Lost Keys are also a concern as we aim to ensure all our future guests have a safe and secure home to visit. For each lost key we will ask for a payment of $50.

NOISE: Tenant shall not disturb neighbors with loud noise or music, or unlawful/unsafe pollution causing behavior. Should Tenant allow or participate in such behavior, Tenant will be evicted and forfeit the remainder of the rental fee and the security deposit.

PARTIES: There will be no toleration for parties. If you are having a party, you will be asked to vacate the premises immediately. If you plan on having more than 10 people at the property at any given time, please contact the owner to discuss your plans.
