This is a fabulous, light, modern, spacious & well equipped 2 bed/2 bath ground floor apartment with it's own secure garage, plenty of free parking & lovely shared grounds. Enjoy having your own front door & no stairs to climb. The quiet neighbourhood guarantees a peaceful night's sleep. It's a great place on the south side of Edinburgh with easy access to both the city center & the spectacular surrounding countryside!
Both bedrooms have zip-king beds allowing 3ft wide twin beds or 6ft Super King beds to be made up as required. The master bedroom benefits from an en-suite shower room whilst the second bedroom enjoys the use of the main family bathroom. A trundle bed can also be set up in a room of your choice to accommodate a fifth person in the apartment however please note that this bed is at floor level.
The large fully equipped kitchen/diner includes modern integrated appliances such as dishwasher, washer/dryer, oven & microwave. A Nespresso machine & full tea set have been added for your benefit. The kitchen table comfortably seats 6.
The separate living room is the perfect place to relax at the end of a fun-filled day benefiting from a Smart, WiFi-integrated HD television, local books and a few puzzles & board games.
Other creature-comforts include double-glazed windows, blinds and thick curtains, central heating and excellent integrated storage including double built-in wardrobes in both bedrooms.
There is ample free parking and a secure, lock-up garage too however having a car is not essential as the local bus stops 2 minutes from the front door and will take you to the city center & beyond in 20 minutes.
Golfers need only walk a leisurely 5 minutes to the nearest golf course whilst Shoppers will delight in exploring the numerous independent shops of Morningside, a leisurely 10 minutes further down the road.
The freeway (The City of Edinburgh Bypass) is 5 minutes drive away allowing you to access many parts of bonnie Scotland easily and, for the most part, avoiding congested roads allowing more time to discover and explore!

The Edinbothy really is perfectly placed between town and country. If you have a car you will never have a problem parking right outside the front door - free of charge. Taxis are easily called from the house phone although the local bus runs a regular service 2 mins from the front door and takes you straight to Edinburgh's Royal Mile in 20 mins. There are no steps to climb to reach the apartment, the neighbourhood is quiet and the rooms are spacious and clean. Two bathrooms, ample storage and a well equipped kitchen also help make this the perfect vacation rental whether you can stay for 3 nights or 30!

Secondary to lost luggage we arrived late to the Edinbothy. Ms. Giles was there to greet us,share a few extra minutes of her time and welcome our senior citizen group of 4. The facility is well appointed,comfortable,reasonably priced,conviently located in a lovely section of the city.A five star experience.William vandergriff
We received a very warm welcome from the owner who explained how everything worked and what could be found where. This ground floor apartment is very well equipped, especially the kitchen. The fresh flowers, milk, butter, coffee etc were also a very nice touch. The apartment was spotlessly clean. It is located in a quiet suburb about 1/2 hour's bus ride from the centre of Edinburgh. The Royal Britannia ship took about 1/2 hour to reach by car and Edinburgh Zoo took only 15/20 mins so pretty handy. Thank you Kathy for a very nice stay.
I can't say enough wonderful things about the thoroughness and thoughtfulness put into beautiful Edinbothy. The owner was prompt in her responses via email and was extremely helpful for this first time visitor and her husband to Scotland. Our every need was met and then some. The home away from home, which sits in a lovely little neighborhood where you can hear the birds happily chirping away, sits perfectly situated to Edinburgh and all it has to offer. Not more than a few minutes walk to the bus stop get you into the city. There were 4 adults sharing the accommodations and we never felt cramped or in each others way, but we felt warm and comfy. We had a car and the parking was wonderful as we could park right in front of the house. The amenities within the house are wonderful and the little extra touch of the bread, jam, tea, coffee and butter were so welcoming to these very tired and jet lagged travelers. Edinbothy is well maintained and the pride and love for it shows through out. Everything you could possibly think of has been covered, including a very helpful information binder and if you are in need of assistance the owner was a phone call away. We can't say enough about Edinbothy and the owner. Our friends, my husband and I can say we made great memories in a great place! We look forward to a return trip and a lengthier stay!

The location is in a quiet suburb of Edinburgh which has the advantage of avoiding the inner city parking problems and costs. To some it may seem a little distant from the hub of activities in Edinburgh but there is a bus stop within 100 metres of the accommodation and that bus services runs every 10-20 mins right into the centre of town for a cost of only £1.50.
An good array of starter provisions were provided but make sure you take other food with you do not have a car as it is a fair walk to the nearest store.
You are really well located between town and country with a plethora of activities within an hour's drive or less.
