(5 Br Main house is rentable without the cottage in May, early June and late August or in the Fall.) Ask Marian about our special rates.) Our comfortable, sunny, newly-renovated and centrally air-conditioned 5 Br Cape and newly updated, air-conditioned 1 Br cottage are located on 2/3 of a private acre, fully enclosed with fencing on a small cove of Lewis Bay. The property faces south and water views can be seen from both upstairs and downstairs in the main house and of course the cottage is right by the waterside.

The spacious, charming and gracious main house has 5 bedrooms and sleeps 9-10 with 3 full baths & 2 half baths. The sweet, generous cottage is situated at water's edge with an attendant dock and water views/access and sleeps 3. The cottage has a kitchen, dining area and fireplace in the main room with a twin bed, plus a queen bedroom and full bathroom with European shower. There is also a small Miele washing machine and new, 3/4 sized fridge.

In the main house, there are paneled fireplaces in the living room, and in the upstairs TV room, which is located between the two large master bedrooms. There is also a fireplace in the cottage. (Fireplaces not working at this time.)

We are within walking distance (5-7 minutes) of downtown Hyannis where good restaurants, and many shops and clubs can be found. The Steamship Authority and Hyline with ferry services to Nantucket and Martha's Vineyard are also within walking distance of our compound as is the bus and train station. A small, sandy swimming beach where I like to do laps, is located 1/2 mile from the house, a short walk down Lewis Bay Rd. It's one cove over from our cove.

We have installed new wiring, plumbing and air conditioning along with new windows in the main house, but endeavored to keep the antique charm of the 40's era Cape. The new, mullioned windows keep the house quiet even on the rowdiest summer nights. Wonderful, old paneled doors and brass hardware are original throughout the house along with some original, Art Deco towel bars and original Deco heatolators, vents which allow heat out into the room from the fireplace.

In the main house, there are plenty of generous, mullioned windows in every room with white cloth, black-out shades on the windows allowing for privacy and darkness.

Three bedrooms are featured downstairs: The first bedroom has a queen-sized bed and water view and shares the new, full bath, with a bedroom with a double bed. The shared bath has a grab bar and built-in seat in the shower to provide safety and comfort for the elderly or infirm. The new shower also has great water pressure and beautiful, frameless glass doors. The third bedroom has pretty twin beds and an original private full bath with shower/bath combo. There is also a new half bath off of the living room. All the bathrooms are decorated in black and white tile in the Deco style of the 40's in keeping with the spirit of the house.

The dining area which looks out to the water view, accommodates 8-10 diners and has 3 tall chairs at the kitchen island for extra guests. The kitchen, which also has a water view, is newly-expanded and open with granite counters and all new appliances including a wine fridge in a generous great room with paneled fireplace.

A lovely, curved staircase leads to the upstairs TV or family room with water view, fireplace and armoire home entertainment center. It is flanked by two large master suites with king beds, one with a shared full bath and one with a new, half bath and a view of the water where sports fishing boats dock in the harbor. From the family room and the larger master bedroom, you can look out at the water and watch the Steamship ferries arrive or depart through the cut as they venture out to, or back from, Nantucket or Martha's Vineyard.

There is a large basement in the main house in which the laundry is located and there are clothes lines there on which to hang fine hand-washing and wet towels.

From the covered porch, you look out over the large, terraced and landscaped back yard out to the inner and outer harbors of Lewis Bay. You can make your way down the wonderful, old, stone steps to the cottage, marina and your dock. Lights strung along the stair railings and on a timer allow for a romantic, evening walk down to the cottage and water. If you unplug them, you will have to reset the correct time on the device. The private dock, 8 ft deep at the end float at high tide and 16 ft-long, can support a maximum of a 25 foot sailboat and/or a 25 ft motor boat.

Despite being close to all the exciting pleasures of downtown Hyannis, our home has a fenced, private, hidden-garden atmosphere with a huge old Buckeye tree out front and many trees and bushes providing privacy and scenic beauty out back. We have preserved the wonderful, old, deco elements and enhanced the home with more deco design features, but also added air conditioning and new windows which, when closed, make our home quiet during the happy days and nights of the summer season.

Decorated with a combination of antique furniture and an eclectic mix of family and antique artwork, and newer, comfortable furnishings, including new beds, the house will take you back to the genteel, old days of Cape Cod. But it also features new plumbing, new wiring, a new kitchen, new mullioned windows and fresh paint. There is room for a maximum of 6 cars in the driveway. You can sit out on the covered porch and look out at the harbor view, barbecue on the grill and enjoy your private yard. We love to hear the charming old boat whistles during the day, but are glad that they are mercifully silent at bedtime.

The sweet, newly renovated, one-bedroom cottage at water's edge is a generous delight with a great room that includes a living room with fireplace, original kitchen, dining area and which looks out to Lewis Bay and your dock and float. The new bathroom with tiled, European shower is off of the bedroom. There is a twin bed in the living room for a child or adult. We also have outside dining table and chairs for 4 at the waterside.

About Marian or Gleed Thompson

The photo above is our family on a beautiful, sunset cruise on Lewis Bay in September 2017. From right is our son, Fletcher, me, Marian and husband, Gleed. We bought our house with the idea of enjoying time on the Cape but also with a view to renting it out at times when we couldn't be there. My husband, Gleed, who is from Ohio, (I'm from Wisconsin.), spent many, happy summers as a child on Nantucket and together we are enjoying discovering all the beauty that the Cape has to offer. We met and married on Nantucket. I used to sing at restaurants, cook, make baskets and clean houses on Nantucket and Gleed was a photographer and did silk-screen printing, most notably for the Kiteman on his beautiful kites, but also for the theater, creating posters to advertise upcoming productions. (It helps to be a Jack or Jill-of-all-trades when you live on an island.) Since selling our home there in 2014, we have had fun preserving and updating this gracious, old house in Hyannis. It deserved respect for its beauty, charm and architectural integrity, but also needed some updating when we found it.

We live in a quiet, little, rural town in Dutchess County, New York where cows, coyotes and peacocks can be heard in the valley below and herons and muskrats fish in the ponds of the 200+ acre farm across the road. Hyannis is our place to go for excitement, adventure and beach time after the quiet days of our country life.

Gleed and I are both semi-retired and he is handy and artistic around the house while I love to decorate, cook, can applesauce from our organic apples, make jelly out of our crabapples and jam out of our raspberries and wild blackberries. I also grow flowers, herbs and vegetables for our table. We both sing in the choir of our local church, Gleed as a bass and I as a tenor or alto.

Why Marian or Gleed Thompson chose Hyannis

We fell in love with this charming, old deco-era house (1942) because it was so well-built, comfortable, sunny and had everything we wanted: plenty of space, fireplaces, waterfront and water views and a private dock with access to the harbor for our little boats. We also loved the private, hidden garden feel of the yard. The darling cottage down at the water's edge was the "piece de resistance". The location is also perfect for the variety of activities that are all in walking distance from the house. We can rent boats or go on cruises within 3-5 min walking distance of our home.

We endeavored to change things as little as possible, but found out that we had to bring a number of things up to code, and the beautiful water view had been much obscured by overgrowth of shrubs and trees. The trees had become intriguing sculptures in their struggle to get their share of sunlight, twisted and beautiful, but not very happy. With the removal of deadwood, killing vines and weeds, you can see their shapes better and enjoy the sparkle of midday water as it shines through the trees. We expect that the health of the cultivars will improve with their increased exposure to sunlight and now we are enjoying downstairs water views which had been obscured by overgrowth for many years.

What makes this house unique

To have privacy, water views and access and yet be in the thick of all the exciting events that Hyannis and the greater Cape has to offer including: great restaurants, gorgeous beaches, cultural events and wonderful shopping, is the best of both worlds. The compound is ideal to accommodate a family reunion or group of friends. Now that we've been here with family for vacation, we appreciate that all of our guests were able to be independent of each other since they didn't need a car to get to town. So some walked to the shops while others remained at the house, and some went off exploring the sights. The train and bus station are also within walking distance if an extra car is not available.

We love to see the water; there is such pleasure in watching the sunlight sparkle on the midday harbor. Sailboats and ferries make their way out of the harbor and they look like Coleridge's poetic "painted ships upon a painted ocean".

The breezes that blow off the water keep us cool when it's hot and sometimes help us row our dory back into our dock with very little effort on our part. The salty smell of the ocean on the breeze is something I try to bring back to my memory when I'm away from the Cape.

We have discovered that many birds and small animals like the refuge that our back yard affords. We had nesting birds, almost tame squirrels and chipmunks this past spring who felt safe, sheltered from inclement weather and predators in our cozy, green space. This past spring we saw a papa and mama cardinal teaching their fledgling how to fly, a hawk having squab for lunch, ducks looking for a place to nest and bluebird eggs in a little nest close to the living room window. We try not to intrude on their property. They were here first!

Within walking distance there are inexpensive boat tours and fishing tours available as well as music, the Hyannis Maritime museum and sailing charters. There is a restaurant, "The Dockside" with beautiful harbor views next door for outdoor dining. There is also a restaurant close by called "Tugboat" which also has a great water view and around dinner time you see the big boats coming in and going out. You can see "Tugboat" across the water from the cottage. There is also a popular club next door to Tugboat where young people gather around the pool to meet for drinks and meals. We haven't tried their food yet, but have been for drinks and it had a lovely ambience. There's a beach 1/2 mile from the house with playground equipment and swimming without lifeguards. Limited parking. Great beach for children and boat watching. Go right out of drive, right again, slight left onto Willow st, right onto Arlington, left onto Railroad Bluffs and right on Bay View down to the beach.

Simply Fantastic, Everything We Hoped For

Marian & Gleed's lovely Hyannis home was simply perfect for our family getaway. We had 12 people staying at the house including our 4 kids (29,27,20, &18); old friends and my sister and brother-in-law. The house was so spacious we never felt crowded and the kitchen was large enough for everyone to congregate. We had bikes delivered from Bike Zone, kayaks delivered from RideAway Kayak and rented a 21 foot pontoon one day from All Cape Boat rentals (all great places and awesome customer service!). Because of all this and the great location everyone could do their own thing or we could all hang together. Easy day trip to Nantucket and to Provincetown. We walked into town for shopping and ice cream and enjoyed the bar/restaurant right next door.

The beds were super comfy, linens soft and the kitchen was well stocked. Appliances (including a wine refrig we put to good use) were all new and well-maintained.

One of the highlights of the trip was sitting on "our" dock and watching the awesome fireworks on July 4th.

Thank you Marian and Gleed for let us "borrow" your little bit of paradise for a week. We hope to return again soon!!!

What a delightful place!

We had a great time and would surely come back to this house if we did not choose a different location every summer. The owner was very nice and easy to communicate with. We are so glad we picked this house for our Hyannis/Cape Cod vacation.

Just a terrific property!

We visited for 5 days at Thanksgiving and had a great time with our family. The main house is lovely and spacious, and it has been beautifully renovated. It has a great yard for kids to play. And you can walk down to the water, where the separate cottage is located, and out on your very own dock. The phrase "waterfront compound" is quite appropriate, and you can have lots of fun just exploring the property. The owners are very friendly and welcoming folks who provided lots of helpful notes and guidance. We were very pleased with our decision to rent this property.

Spacious Cape Cod home, bonus Cottage and dock, beautiful back yard. And great location!

We had a good experience. The location was close to two beaches, ferry service to Nantucket and Martha's Vineyard and you could walk into town. We loved the park nearby and attended two concerts there. There is also a good selection of restaurants within walking distance. We had plenty of space for our family reunion of 12. The beds were comfortable. There is some road noise in the front downstairs bedroom. The back yard was great for our two youngest grandsons, ages 2 and 4 to play in. Our 18 year old grandson enjoyed sleeping in the cottage and the opportunity of practicing his trumpet privately 😀 The kitchen was great and well stocked. We enjoyed some quality time with some of your games upstairs as well. Thank you for providing a lovely home for memory making!

Stayed with a large group in this home. The accomodation was clean, well maintained. Kitchen is lovely. View is lovely. Proximity to a small beach and a short walk into Hyannis town was ideal. Would stay again in a heartbeat.

West Coast family reunion

Our family rented this large 5 bedroom home and the cottage for our family reunion. It was perfect! Beautifully furnished, beach towels and chairs, kitchen complete for any cooking project and the cottage at the waters edge was very sweet and private. It was within walking distance of downtown so we did not have to coordinate everyone's whims. Walk to ferries for those who wanted to visit Nantucket. The lease agreement got us into the gorgeous beaches for free. Our own dock! Thank goodness for the air conditioning in both house and cottage.

The house is between the Anchor In and the Dockside Restaurant and looks out to Lewis Bay Harbor. It is located in walking distance to downtown Hyannis and is considered to be mid-Cape. Hyannis has great shopping, sight-seeing and is close to beaches. There is a swimming beach 1/2 mile from our house.

Refundable Damage Deposit £685.26

During the shoulder and off season, the number of nights or the rate can be negotiated depending on whether the guest is renting the Main House with or without the 1 Br cottage down at the water. Guests renting the main house have the first option. The cleaning fee for the 2 houses is billed by the job after your stay and has ranged from $200 to $400 because of the cost of providing clean linens for 6 bedrooms. The fee will be deducted with any damages from the security deposit.
