Bay House has been designed for al fresco living with extensive verandas and decks that extend the internal spaces outwards. All principal rooms open to covered external areas, so suited to well-adjusted tropical living. The wide swing-back French doors can be secured open during the day to take full advantage of the cooling breezes and glorious sunshine.
The 3 double bedrooms are all en-suite. The living area has French doors to two sides and is equipped with cable television, DVD player, hi-fi, and high-speed wireless Internet connection. The kitchen area is fully fitted with a range of base and wall units, oven with hob, a large fridge/freezer, and a washing machine. Doors lead out to the dining veranda which has a charcoal barbeque. Ceiling fans and air conditioning are fitted in all rooms.
There are two large covered verandas and an open deck with a 28' x 14' pool. The villa has its own private garden.
Hamilton Estate is a private development near to Jolly Harbour, the premier marina, golf and leisure resort in the Caribbean, situated on the beautiful west coast of Antigua. Jolly Beach is just a 10 minutes walk away; a long sweep of soft white sand and turquoise sea fringed by palm trees, and the entrance to the marina is also just a 10 minutes walk away.
We are situated next to the new luxury Sugar Ridge boutique hotel which offers a spa, a gym, two restaurants and sophisticated nightly entertainment.
Each of our three villas stands in its own garden and has 3 en-suite bedrooms, expansive internal and external living areas, and a private swimming pool with sundeck.

You can choose to take it easy and relax for the day, leaving our crew to take care of everything, or you can actively participate in sailing the yacht. Snorkel over coral reefs and observe the Caribbean marine life - exotic fish, rays, turtles and dolphins - or laze on deck and enjoy freshly prepared meals with a choice of drinks. To end the day, drop anchor in another secluded bay, and enjoy canapés and cocktails as the sun goes down
We absolutely love Antigua. We came on a visit and hardly seem to have been away since. Antigua is the heart and soul of the Caribbean, an exotic tropical island with an abundance of palm-fringed beaches, warm sparkling seas, English-speaking and life-loving locals, a wealth of land and water based activities, a huge choice of delicious international cuisines, and a background soundtrack of calypso and reggae. No wonder we decided to make Antigua our second home.

Rental rates apply to arrivals between the dates shown for each period, ie If guests arrive on 30th November 2016 the weekly rate will be £1150 but the rental will be £1550 for guests arriving after that date.
A deposit of 20% of the rental price is required at the time of booking with the balance due 60 days before your arrival in Antigua.

Had a fab stay in this lovely holiday villa. Everything as described. The three double en suite bedrooms are a real bonus. Wonderful outside space where we spent most of our time. Supermarket in Jolly Harbour close by ( you can walk to it) and has everything you need, although it is expensive. We had a lovely meal in the Greek restaurant in Jolly Harbour and the little Italian does good take away pizza. The only negatives are the road noise affects the main bedroom, and oddly the noise continued most of the night. Also you will need to plan what you will do on the last day if you have to vacate the villa at 10.00 am and your flight home is not until the evening. We did Stingray city which was great fun and had a lovely day around English Harbour. Be warned the roads are not good if you hire a car and local driving practices somewhat interesting. Lovely beaches, including great ones close to the villa but they do get busy when the cruise ship parties arrive - after 4 pm you have them to yourself. Overall we had a great holiday, would highly recommend this villa but we did find some things very expensive in Antigua e.g £35 for a small bottle of suntan lotion.
There are a many good points about this property such as cleanliness , size , facility, air con but a few thing bugged me . Specifically :
Ffryes House is the same price as Bay House , but the latter is right next to the road.
The sun was up before 6 AM and the curtains didn't keep out much light.
From google maps, it appears a development open up across the road , so for 3 nights we we disturbed until well beyond midnight from said development
The pool looks a lot better maintained in the picture than the one we found, but it was adequate and very welcome. Certainly I wouldn't dive into it as it was only 4 feet-ish deep in the middle.
Very handy for the best beaches on the island though ie Ffryes for example and the supermarket

Our family of 5 stayed here in April. We were greeted at the villa by Jenny who was very helpful throughout the week; arranging days out, advising us with restaurants and good beaches etc. We didn't hire a car but used local taxis and they were all very reliable and friendly.
The villa itself is lovely; spacious, spotlessly clean, great pool, large well equipped kitchen and good value.
We had some delicious meals out; would recommend Sheer Rocks as the best lunch (Tapas) we had on the Island, also Jacqui O's and Dennis' Place. All the beaches were stunning.
Two slight negatives; the villa is on a fairly busy road which was noticed most in the early evenings when sitting out by the pool. Also, we thought the beaches were much closer (they are in fact close but you have to walk along the road for 10/15 minutes before finding a track to the beach).
Would recommend Antigua; it is a lovely quiet and friendly Island and we would stay at Bay House again.
My friends and I traveled to Antigua for our Spring Break, and our stay was everything we could have asked for, and the Bay House was a huge reason for that!
First of all, it was great to have an entire villa to ourselves. We had 6 in our group and the size was perfect for us. We often spent our time outside on the deck/pool areas (definitely take advantage, especially after the beach). The deck was a perfect place to hang out at night after dinner and the lights created a nice atmosphere.
As for the inside of the villa, it is pretty accurately depicted in the pictures. The living room is spacious and you can leave all of the doors open for fresh air throughout the house. The kitchen is fully equipped if you want to cook and the washing machine is convenient. The owners provide you with plenty of bath/pool towels, a phone to communicate with the villa rep and taxi drivers, and general recommendations for things to do.
In terms of location, I found it to be perfect. Right across the street, there are a lot of restaurants with amazing food (I recommend Island Pizza and the wings at Fort Smoke K's). We went during an off-season, so it wasn't very busy at the time but during the summer may get more popular.
As for beaches, be prepared to walk quite a bit if you aren't renting a car and remember to bring a lot of water. Our favorite beach was Ffryes beach, which was about a 20-25 minute walk. Definitely worth the travel if you don't want crowds. The grocery store is also in this direction (we went there often to buy snacks, water, food to cook, beer, etc.). Jolly Beach was closer and a decent beach, but would fill up when cruise lines would stop for the day.
Some issues that we had with the property were that the water stopped working at one point and the lock to the main gate broke. However, Howard came himself and fixed it right up. Him and Jenny (the villa rep )were incredibly responsive to our problems and made sure we were as comfortable as possible. That being said, the Wifi was not very good, but you are on Antigua and shouldn't need to use the internet besides for researching things to do on the island.
Overall, this was an unbelievable vacation and the Bay House Villa is a great accommodation. Definitely recommend, so don't hesitate to book!
The villa Bay House, is ideal for anyone who wants the freedom to enjoy the island. The villa is perfectly located for the best beaches, restaurants and shops. After visiting a number of beaches all around the island, have found the local "Jolly Beach" one of the best.
The villa is also located central to 2 great restaurants, at Sugar Ridge and Sheer Rock.
The villa itself has a good sized swimming pool, ideal if you want to either swim a few lengths, or have a pool party. The kitchen has all the facilities and more, and was very pleasantly surprised to have a welcome pack of groceries for when we arrived.
The bedrooms are a good size, all with en-suite bathroom, with extra towels and bedding if required.
The 2 verandas was great for both outdoor eating, and for relaxing.
All in all, a great place to stay, which made it easy to enjoy the rest of the island
Bay House really delivered for us. We were a family of 6 - 2 children under 5 and 2 grandparents so we needed plenty of space. The villa is large - all the bedrooms are a decent size and the open-plan living rooms bleed onto the wonderful wraparound terrace with really comfy outdoor sofas. The pool is a good size - can just about do lengths and the gardens beautifully maintained.
The best thing for us was the villa's location. There are two informal restaurants opposites that do take-out (great when babysitting kids) - a pizzeria which has some of the best pizzas we've ever had; and the 'fish and chip' bus - a London double decker bus that serves fantastic fish and chips. Very quirky, surprisingly well done and delicious food. The huge supermarket at Jolly Harbour is just a 10 minute walk away which makes self catering a breeze. We loved having the Sugar Ridge Hotel next door too - you get all the benefits of the spa, restaurant etc. without having to stay there.
All the beaches nearby are wonderful and each have their own character. Jolly Beach is the closest (cut through the Cocos Hotel). Our favourite was probably Ffryes for the beach bar, Dennis' - a cut above. On Valley Church beach, they'll give you free loungers if you say you are at Jolly Villas (but you pay for the parasol!). Beware the cruise ship passengers here though - totally changes the character of the beach when they descend.
The villa's manager, Robert, is friendly and always on call - he gives you a charged-up mobile with his number on it at the start of the holiday. We needed it when we got locked out of the villa - he came straight away! We also arranged some additional housekeeping - the maids did a very thorough job and for under £20 a time we thought it was well worth it.
There are a few quirks to the property. The master bedroom is configured as a twin which is a real shame. There is no dishwasher. And no bedside lamps in one of the bedrooms. If these things could be changed then for us, it would have been perfect.
Hamilton Estate is situated on the Caribbean west coast of Antigua, a fifteen minutes drive to the capital St John's and twenty-minutes from the airport. The Estate is nestled within a delightful hillside setting and Jolly Beach is about a seven minute walk away. The entrance to Jolly Harbour Marina and resort is also just a 10 minutes walk away. This extensive complex offers the largest and finest marina in the Caribbean and superb recreation facilities. A fine 18-hole golf course and a sports centre with swimming pool, tennis courts, and a squash court cater for the actively minded, whilst the commercial centre has a wide range of shops, restaurants, bars and a supermarket to sustain the needs for everyday living. For all its many amenities, Jolly Harbour remains a sophisticated and tranquil setting to while away the holiday hours.
