Luxury 1 bedroom apt. in a Victorian building, Notting Hill, Central London

Very central, modern, beautiful and clean apartment in Notting Hill. 1 double bed and 1 sofa-bed.

This apartment is also listed on other rental sites, where I have many 5* reviews.

The flat comprises of:

1) Living room/open plan kitchen, with a dining table (4 chairs), a sofa bed, arm chair, coffee table, flowers and lamps.

2) A fully functioning and equipped open-plan kitchen; containing a microwave, oven, gas hob, fridge, freezer, dishwasher, toaster and washer/dryer..

3) A modern bathroom, with a bathtub and shower (high pressure!), and an unlimited hot water supply.

4) Bedroom with a double bed, book shelves, and PLENTY of storage - including lots of coat hangars.

5) A garden, with a private patio area, accessible directly from the apartment.

The apartment is 5 minutes walk to Notting Hill Underground Station and even closer to the world famous Portobello Road.

There are also a variety of CDs, DVDs, books, board games, etc., as well as fibre optic Wi-Fi and television, to keep you busy when staying in.

There will be complimentary coffee, tea, sugar, chocolate, wine, beer and possibly some food in the flat ready for when you arrive.

Washing Powder and Dish washing Powder will be provided at the start of your stay to last for a few days, but please buy additional provisions if needed.

Fresh cotton sheets, hair dryer, umbrella, fluffy towels, iron, ironing board, toiletries and plenty of storage will ensure a comfortable stay.

To save you luggage space, or in case of forgetting to bring yours, i-Phone 4, 5, 6 & a Micro USB charger are also provided.

There is also a laptop for your use, as well as a Pay As You Go mobile/cell phone with a local number. The number for the phone will be revealed in the 'House Manual' section once your booking is confirmed, enabling you to inform others prior to arriving in London.

Guests have full use of the flat and all amenities within, including the WiFi.

The patio outside of the flat is yours to use, as is the large garden which is accessed directly from your apartment.

Supermarkets and shops are all very close by, and there will be basic provisions in the flat for you when you arrive - see 'Other things to note' section below.

I will be more than happy to provide recommendations for eating, drinking, shopping etc. so please just ask. Other than that you will have complete privacy.

Check in: Unless I am on holiday, I will meet you and welcome you myself to the apartment, as long as it's not late afternoon/evening or a weekend.

On late evenings, weekends and in my absence, I will arrange either for a friend to meet you for the handover of the keys, and show you around the property, or I will ask you to collect the key from the coded safe at the property itself. Photos of the safe are in the 'photo' section of this advert, and instructions will be emailed to you.

In any case, my telephone will be on at all times, and you will be able to contact me personally in case of any problems.

Please note that the sofa has now been changed to a sofa bed (135 x 182 cm). Photos will be uploaded. . It can be used for sleeping by 1 or 2 people, at your own discretion. It has a proper spring mattress.

Luggage Storage & Early / Late Check In / Check Out:

I understand that many flights (especially from the U.S.) arrive early in the morning, and many flights (China & U.S.) leave late at night, and a different check in / checkout time, or luggage storage, may be required by you.

Unfortunately an early Check In is not possible. Guests leave at 11 am and the cleaners (an outside company) attend the property sometime between 11 am and 3 pm to prepare the accommodation.

They have asked no luggage to be left at the property because it gets in their way. On previous occasions guests have lost some of their belongings, and the cleaners were accused of being the culprits. They have also stated that guests arriving during their work disturbs them, and slows their work down.

I also understand that you may be very tired, and may want to just relax in the apartment whilst the cleaning is going on. Again, the cleaners have requested that you should not be allowed to do this, as they find it difficult to clean when a guest has started making coffee, is in the bathroom, or has fallen asleep on the sofa.

A late Check Out MAY BE POSSIBLE in a small number of cases (but is by no means guaranteed). I will only be able to let you know on the day before your Check Out date. Please send me a message, and I will confirm with you.

There is also no space at the property (as you will see when you come) for the safe storage of luggage, and you will need to bring your luggage with you, and take it away with you when you leave. You can leave your luggage with Excess Baggage Company at Paddington station.

I have insurance for my belongings and for public liability. Your belongings are your responsibility, and must be protected by you. Use all of the locks provided, and take your valuables with you when you are not at home.

Some food may have been left by the previous residents, and I cannot guarantee the quality. Please check all packaging and dates, and satisfy yourself that it is safe to consume.

PRIVACY NOTICE: Please note that the common parts of the building are fully covered by CCTV.

Getting Around:

Just a few minutes walk to Notting Hill Gate tube station (Central, District and Circle Lines). The area is also extremely well connected by bus, bicycle, and the Oxford Tube.

Please have a look at London Transport's official website for public transport information.

For taxis you can use Hailo, Kabbee and Uber apps to order a ride.

A top up 'Oyster Card' is worth buying on your arrival. This is available from any London Transport ticket office. It will make your travels around London much cheaper, and makes coins redundant. Don't forget to hand it back to the ticket office when you leave London, to receive a refund for the card itself.

DIRECTIONS FROM THE AIRPORTS & EUROSTAR - please see the map in the photo section.

Eurostar / King's Cross / St. Pancras:

Catch the Circle or the Hammersmith and City lines to Notting Hill Gate (changing at Edgware Road).

From Heathrow:

i) Catch the Heathrow Express to Paddington and then catch the tube (Circle Line, couple of stops) to Notting Hill.

Otherwise, a taxi from Paddington Station to Notting Hill Gate should cost about £9

ii) Catch the tube, change at Earl's Court, and come to Notting Hill Gate.

From Gatwick:

Gatwick Express to Victoria, then the Circle Line to Notting Hill Gate tube.

From Luton/Stansted:

Catch Easybus to Marble Arch.

i) At Marble Arch change to the Underground (Central Line, Westbound) and after 3 stops arrive at Notting Hill Gate station.

ii) At Marble Arch catch a black cab to the apartment - around £9.

London City Airport:

Catch the DLR towards Bank.

At Bank change to the Underground, Central Line (West Bound towards West Ruislip)

Disembark at Notting Hill Gate

At Notting Hill Gate station, take the Portobello Market sign, turn right at the first Traffic Lights, and right fork at the Mini Roundabout. Walk 100m past Portobello Road, and you will find no. 52 on your left. (Past the 3rd pedestrian crossing).

Walk down the left hand side of the building, and you will see the green entry door.

Minicabs are also a possibility for all stages of your journey. I would recommend the Uber or Kabbee apps. To get the best price.

Black cabs which are found at the airports are VERY EXPENSIVE and are best avoided.

I have lived in London virtually all of my life, most of it in Notting Hill. I am both a host and a guest of others on VRBO and Home Away

I have been renting out apartments for over 20 years for Bakproco Ltd., so have a good idea of what guests want - a clean, central, quiet apartment, with the same amenities as they have at home.

I love travelling myself, and have used similar websites on a few occasions as a guest. Some of my experiences were amazing, and some were simply awful. Because of this, I have a fair idea of what the guest's expectations are, and I try to meet them.

A private, tranquil, sanctuary in one of the most central London neighbourhoods , and provides everything that you may need to make yourself comfortable.

This is my first experience. I was anxious when I started but Mr Baktash makes me so easy. I really enjoyed his place and would like to come back. Accuracy:5☆:reason... Pictures and descriptions are so accurate (especially the garden is nicer than the picture). He maintains his place very well. I did not find any problems. All we need to stay is our responsibility. Minimum initial amenities to lives re available and there are super markets to add near tube station. Communication 5☆:reason... He responds very quickly all the time when I need. He sent reliable instructions and words right after making reservation. His house manual and guide on the table in the living room tells everything to stay. Basically it is not necessary for me to see and contact to him but he is always near his place, so I was happy to see and say him "Hi. Thank you!" Also he respects our privacy. His helper needed to come in the place due to fire detector inspection but she did not get inside until she got my permission. Cleanliness:5☆:reason... Believe me ! I had been in restaurant business long time. I know what cleanliness means! Location:5☆:reason... It takes 5 min. on foot to Notting Hill Gate, the closest tube station. Heathrow Express or trains from Bath, Oxford arrives at London Paddington station. Noting Hill Gate is just the second stop from Paddington with Circle & District Line. Also it takes just 15 Paddington by taxi if you have many luggages and mind too many steps (although Circle & District Line have the least steps to get to their platform) Three tube lines (Circle, District & Central Line) approach to Notting Hill Gate. You can access directly to each the closest stations for many attractions (Victoria & Albert Museum, Buckingham Palace.

What makes this apartment unique

Clean, modern, central, garden, lot's of extras (adapters, chocolate, wine, iron & board, hair dryer), and a professional friendly service.

Location, location, location.

5 minutes walk to everything which you may need, and easy access to central London.

Very easy to access the property as well.

Most importantly, a host who genuinely cares: I own a property management company, and any problems will be resolved very quickly through my 'In House' team.

Location! Location!! Location!!!

Having once lived in London and having visited 3 times in past 12 months this apartment is hard to beat. Bactash was wonderful, with everything exactly as he said it was. The apartment is less than a 5 minute walk to the tube and high street where you can catch the 94 bus right thru to Covent Garden. I caught the tube to Notting Hill Gate from Heathrow then it was an easy walk to the apartment. There are about 30 stairs to consider if you have a lot of luggage at the station. On the Sunday morning I caught an Uber to Heathrow for 30 pound. The apartment was beautiful and clean and the shower was always hot and had pressure. Full instructions to operate washing machine/dryer. My daughter had the sofa bed and I had the bed, which was very comfortable. My only challenge was being tall I kept knocking my feet on the bed end and waking myself up. Easily fixed by swapping to sofa bed but my daughter wanted that :)

However for my daughter and I we LOVED the restaurant scene. Granger &Co., Daylesford, 202 London and the best Italian I have ever eaten at TECCA, all less than a 10 minute SAFE walk as late as midnight. There were so many coffee shops, restaurants and boutiques. A great place for a run,as the apartment was also close to Hyde Park. Being with the locals gave you a true sense of London life. You simply MUST stay here if you ever want to say "I LIVED in London." THANKYOU Bactash for renting your apartment and giving me the most amazing few days visiting my daughter.

Great, clean flat in premium location

This flat had everything my family needed- a full sized fridge, comfortable beds and bedding, well-appointed kitchen, laundry and privacy. It's in a charming, safe neighborhood right across from the neighborhood library, and a stone's throw from the tube, great shops and restaurants and of course Portobello Road market. Baktash was responsive and warm and attentive. We highly recommend this place for a family of 3 or 4 (with two kids on the pull out) who want a local experience.

Couldn't have asked for better!

We were a party of three (two sisters and one with her teenage daughter). The flat was perfect for our needs! It's well equipped with everything you need in the kitchen. There are converters available. The flat is exactly as pictured. One of the best parts is the location. Knotting Hill is a perfect location for tourists. Walking distance to shops and restaurants as well as Kensington Palace. Knotting Hill Gate tube station is a 5 minute walk with access to the Central, Circle and District Lines. Such easy access to the city. Baktash checked on us twice and we can't say enough about this flat. We'd gladly return.

We spent two weeks in this rental. We loved every minute of it.

I should start with communication and responses. Baktash's communication was excellent from the first moment we contacted him. His responses were very accurate, he always wanted to make sure that we had everything that we need.

His directions on how to get to the property and what to do upon arrival were clear and very easy to follow.

The property itself is clean, quiet, and has everything that a family might need. Plenty of closet space too.

The location is perfect. around the corner from Portobello road. short walk to Kensington Gardens, steps away from tube.

We would definitely book this property again and recommend it to others.

Just as expected

My grandson and I stayed for a week when we visited London. The flat was easy to find and close to shops and restaurants and just a short walk to the underground. The flat was just a I expected from the listing and worked perfect for us. The owner was very helpful and responsive during the booking process and when I had a question about the flat after we arrived. The flat is cozy but has everything you need including adapters, a lap top which we did not use as well as the normal household supplies. My grandson was pleased to find the chocolate.

This flat is a very nice and conveniently located in the Notting Hill area. Very clean. Coffee, tea, chocolates are supplied. The only negative aspect is that it could use a new mattress for the double bed. Would definitely stay there again.

4) Once you have made your travel arrangements, please send me your Estimated Time of Arrival, so that I can be at the property to welcome you (or inform you of the code for the key safe).

Place rubbish in the bins outside of the building on Sunday and Wednesday nights.

No loud parties please, and no extra guests staying at the property due to fire regulations.

I have insurance for my belongings and for public liability. Your belongings are your responsibility, and must be protected by you. Use all of the locks provided, and take your valuables with you when you are not at home.

Some food may have been left by the previous residents, and I cannot guarantee the quality. Please check all packaging and dates, and satisfy yourself that it is safe to consume.

PRIVACY NOTICE: The common parts of the building are fully covered by CCTV.

Please make sure that the key to the security gate is always available in case of FIRE

Owner's Cancellation Policy

  • 50% refund for cancellations more than 14 days before check-in date.
  • 100% refund for cancellations more than 30 days before check-in date.
