Seabreeze is ideally located on the East End, just one-half mile to Red Hook restaurants, clubs and shops. Near all amenities including water-sport rentals, boating, sport-fishing, St. John and BVI ferries. Sapphire Beach is right next door with great snorkeling and beautiful white sand! On the property are two fresh water pools with lounge chairs, a restaurant/bar and laundry. Seabreeze has a brand new fully equipped kitchen and tiled bath with a walk-in shower. Did I mention the view? Look at the photos - it's even better in person! We provide beautiful linens, high thread count sheets, beach chairs, beach towels, cable TV, internet, DVD, Netflix and more.

About John White

Jean and I (John) both grew up in the New York metro area but have lived in northern Vermont for almost 30 years now. We met in Manhattan the early 1980's when we both worked for the same company. About 15 years ago Jean gave up corporate work to teach yoga full-time – quite a change, but a very rewarding one. I have recently retired after working for almost 20 years for a wonderful company called Gardener's Supply.

We live near Lake Champlain and enjoy sailing during the very short period that constitutes Summer in this latitude. We have two beautiful and spirited granddaughters who keep us busy. And amused.

Why John White chose Estate Smith Bay

Sapphire Hill Village is a well kept, well managed complex in a spectacular location. On site we have two pools with lounge chairs and tiki tables, a restaurant/bar and laundry. A car is not mandatory (although we usually rent one for convenience). Sapphire Beach, with lovely sand, great snorkeling and equipment rentals is right next door. So too is the Sapphire Marina where you can find day sails, fishing charters, BVI day trips and boat rentals.

Red Hook - with restaurants, clubs, groceries, banking, shopping and BVI or St. John ferries - is a a half-mile away. There is a bus/taxi stop at the Sapphire Hill Village entrance and taxis are readily available.

What makes this studio unique

We bought Seabreeze because we wanted to be near Red Hook, we liked Sapphire Hill Village and the view is to die for. After we bought it, we quickly found that - since it faces east - we not only get a daily show at sunrise, but also have a virtually continuous breeze from the easterly trade-winds.

Seabreeze needed extensive renovation. We had heard some horror stories about similar undertakings and expected the worst. But we were very, very lucky. The builder we hired turned out to be fantastic. He managed the whole project and gave us great advice and guidance. We hired a very talented cabinet maker who built ans installed the custom cabinets and vanity on time and on budget. The result is a very pretty and pleasant place that we have great affection for. So far, our guests have agreed.

Perfect Vacation Place

We enjoyed a week stay at Seabeeeze in August of 2017. The condo was in the perfect location with amazing views. We found the unit to be comfortable and well maintained. The basic essentials were available. Communication with John was quick and easy. Overall was an amazing stay!

This condo and location was perfect for my mom and I to spend an amazing week in St. Thomas. Saphire beach is amazing, and you are so close to so many other options as well- taxi to other beaches on St.Thomas, ferry to St. John and so many food and drink options available. Having beach chairs, cooler and snorkel gear made it so easy to enjoy the beaches during the day, and have dinner and drinks at night! Perfect vacation and can't wait to return as soon as possible!

Excellent location and VIEWS!!

We absolutely loved our stay here! Loved having all the little "extras" such as beach towels, beach chairs and an umbrella! Simple things that make your vacation better. The condo was beautiful and clean plus the balcony views were amazing! Short walk down to the marina & Sapphire beach. You could walk to Red Hook, one hidden curve for oncoming traffic and there is actually a sidewalk/walk path that gets you more than half way there or back, but only $4 per person each way to get to town. Restaurant down below at Sapphire Village had excellent food, drinks and service! We loved Erin our bartender!! Would stay here again for sure!!

Well appointed condo with spectacular views!

We stayed in John's condo from April 27-May 2nd to celebrate my husband's 40th birthday. I was greatly pleased by the attention to detail. Everything and anything you can think of is already found in the unit, including beach chairs, towels, all your kitchen needs and even a nice sized cooler. The unit looks just like the pictures and the views are amazing. The open air balcony is great in the mornings when eating breakfast. The pools and beach were very nice. The complex is very well manicured. The other tenants are really nice and gave great advice on night life, activities and restaurants. Lime, XO bistro are great restaurants. Duffy's and Island Time were great night time watering holes. Over all, a very impressive condo complex, beautiful island and fantastic vacation. Can't wait to plan our next trip out!

Amazing view and location.

We had the pleasure of spending a week at the Seabreeze in March 2017. Overall we had a great time. The apartment was clean and in good condition, there were beach chairs and anything we could have possibly needed for a beach vacation. The condo has an amazing view of sapphire beach, and is about a 3 minute drive from the ferry dock and Red Hook area. We would definitely return to Seabreeze.

Optional maid service during your stay (bed linen change, clean towels, light cleaning and trash removal) is $50 per occurrence.

We give a 100% refund if you cancel at least 60 days before your arrival date.
If you cancel from 31 to 60 days before your arrival date we will refund 90% of the invoiced lodging fee for any night(s) we are able to re-book.
If you cancel 30 days or less before your arrival date we will refund 75% of the invoiced lodging fee for any night(s) we are able to re-book.

50% of booking rate & signed agreement due upon reservation confirmation. Remainder of rate, tax, cleaning fees and refundable security deposit due 45 days prior to reservation.

Owner's Cancellation Policy

  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
