Top notch, brand new duplex apartment of character on former gondola boatyard for 2 people only. Beautifully appointed with fabulous water views from all rooms, small patio and roof terrace, right on the water. It is like a small house with no one above or below you. Main living area on ground floor and large balcony bedroom upstairs. 2 bathrooms. Travertine marble flooring or natural oak throughout. Fully equipped Smeg kitchen with dishwasher, washer/dryer, hob and oven. Very modern, stylish design with top quality, comfortable, Italian designer furniture. Underfloor heating, HD TV, DVD, CD player, stereo system, WIFI. Air conditioning. Excellent local fish market and restaurants. Convenient location, one vaporetto stop to San Marco. 3 minutes to local food shops, 5 minutes to vaporetto. Local contact. Quiet, tranquil escape from the crowds. Minimum 3 nights. Not suitable for small children. Sorry, no pets. Strictly no smoking. Everyone loves the quality and location of this apartment.

The stairs up to the altana roof terrace are quite steep. There is ample seating and room for sunbathing on the private roof terrace which has sun all day long and into the evening. The terrace is quiet and has panoramic views over the water. Seating and canopy for shade if desired, small table. It is the perfect place to enjoy a drink after a day of sightseeing. It is possible to use the fabulous, Olympic sized swimming pool at the Cipriani Hotel nearby for a daily fee or the pool and spa at the new Hilton Stucky Hotel. There are several bars and very good local restaurants nearby and the neighbourhood is very Venetian with not many tourists. Local shops only 2 minutes away, 3 supermarkets and an excellent local fish market a 10 minute walk. The apartment has a lovely atmosphere, very relaxing and safe with lots of open space, away from the crowds but only 5 minutes from San Marco.

Perfect in every way

The apartment was fabulous...even better than the photographs, especially the roof terrace which we were lucky enough to use every day.

Guidecca is an amazing place to stay...you feel as if you are experiencing the "real" Venice with friendly shopkeepers,cute little Italian children playing in the streets and amazing views wherever you look.

Try a cocktail at the Cipriani hotel...well worth the hefty price! Also the Hilton Sky bar is great to take in the amazing views of Venice main island.

Lillian the owner is super helpful in every way, the next door neighbors are really lovely and even the cleaner is friendly.

One of the best places we have ever stayed in and we have stayed in a lot of lovely places!!

Thank you Lillian for making my 50th birthday extra special.

However, in this case, I was especially touched that my guests took the time to write that they had such a special time and that is very important to me. We all need wonderful memories to draw on in life, especially for momentous birthdays and anniversaries and Venice is such an uplifting place if guests take the time to do something special. A cocktail at the Cipriani or the view from the Hilton Sky bar is the perfect example or some time on the roof terrace just to watch the activity on the lagoon - the traditional rowing, working boat traffic, fishing off the sand bars, sleek taxis going to the luxury hotels, etc. or the grebes diving into the canal. Take time to soak it all in and thank you, Andrea, for writing. Now you are part of the 'family' I hope you will be back soon and I would be most happy to be in touch again. beautiful apartment in quiet, untouristy location

We loved our stay here. The photos are accurate, it really is that nice. San Marco is an easy few stops on the vaporetto (buy a multi day pass, it's worth it) but we also enjoyed grocery shopping and having coffee locally. We made good use of the kitchen and washer dryer. We would stay here again.

Immaculate apartment with great links into anywhere in Venice

This is a very stylish modern apartment with everything you could want and great views out onto open sea and a roof terrace (which unfortunately we did not use because it is December) which would be a great place to relax after a day's sightseeing or indeed for breakfast..

The restaurants on Guidecca are good (one excellent with modern cuisine and decent vegetables) and there are local food shops and two supermarkets. . You need to take the vaporetto to get to the sites but San Marco is only two stops away with access to everywhere.

Quiet, charming and very practical

This is a stunning apartment in a quiet location but so easy to get to all the places you might want to visit. Lillian is very helpful and her directions and instructions clear and detailed. The photos don't do this lovely home justice and although the steps to the Altana are steep as described, the view and the fact that you can use this lovely outdoor space is worth the effort. It's rather like climbing into a loft or up the companionway of a boat (come down backwards!). Even if this puts you off - it shouldn't. The space outside the front of the apartment is equally charming and the whole place very easy to live in. There are several nearby restaurants used by locals and tourists - choose according to your pocket. We met with only good food and friendly service. And a good supermarket and local shops are within a quick and easy walk. The vaporetto stop is within a few minutes walk and a pass is a must. We had a seven day pass and used it a lot. I can't think of a single criticism - even the weather was kind!

What a great apartment

We have been to Venice many times staying in hotels, B&Bs and apartments. This apartment by far the best so far. Plus, we loved Giudecca - so much more Italian than Venice but a short boat ride to the action.

The apartment is beautifully designed and appointed. I loved lying in bed looking out to the sunlight sparkling on the lagoon. We were extremely comfortable and felt safe. It is an easy 5 minute walk to the vaporetto stop and local shops. Further along the waterfront, you can buy great fresh fish, meats, cakes and bread, and pretend to be a local.

Lillian, the owner, was brilliant with information and tips before we went and there is a local housekeeper there should you need any assistance.

Absolutely, we would recommend this apartment if, like us, you savour living in comfort in real Italy, away from the crowds. Delightful!

Amazing Apartment!

This apartment is most definitely five stars! We had such a wonderful holiday in this perfectly located place. It was my first time to Venice and Lillian had provided lots of information about what to see and where to eat.

The apartment itself was spotless, stylish and extremely high spec. The kitchen is well equipped with everything we needed to cook a meal.

Loved sitting up on the roof terrace with a glass of bubbly looking out onto the water. Bliss!

We will be going back and my advice would be to book now!
