We fell in love with Tulum on our first trip in 2008 and return at least once every year. Each time we go we discover new restaurants, shopping and meeting new people. We have a fabulous property manager who will assist with any of your needs. We will respond to any inquiries within a few hours.

Awesome condo in a great part of Tulum! Very convenient location to both the beach and town.

It is is great shape and kept up really well...thank goodness for the air conditioning! Bill was easy to contact and responded quickly to emails. Rosy, the contact person in Tulum was great! Also easy to get in contact with and showed us her favorite places. Great place!!

Great place to stay!

The property is very nice. It's within biking distance of the beach and the Tulum ruins. It's close to a supermarket with pretty much everything you need. It is well equipped. I'd definitely recommend this property to anyone.

We loved this unit!!

This was our second stay in Tulum, also our second stay in Aldea Zama. This was by far the better experience. Every time we looked for something the owners had already thought of it, right down to having a quality pump available for the bicycles (which are provided with the unit).

The bed was comfortable, with plenty of room. The living room aptly furnished, though the couch is probably not long for this world (due to use) The kitchen was well stocked with tools, the dining table would seat 6 if necessary. Next trip we will buy the 5 gal water jug at the grocery on the first day. Way to much plastic to recycle buying anything smaller.

The rooftop was very fun to relax on, the hotter worked fine (we filled in in the am before we left and left the sun to heat the water so we only had to add a little hot water at the end of the day, rather than trying to fill it with hot water at the end of the day).

Rosie (property manager) was very accessible and helpful. If you are looking for perfection, Mexico is not your place. If you are looking for a comfortable vacation rental halfway between town and the beach with helpful friendly people that care about your stay, this is the place! We will definitely be back.

We tried several of the owners recommendations for restaurants. We really enjoyed Hartwood and Kitchen Table. Neither are to be missed. Male (very close was a great breakfast) delCielo in town (on Satellite) has great pastries and Americana coffee.

Don’t miss the ruins or Sian Ka’an - they are worth a day each!

Beautiful Rental Between the Beach and Downtown

If you want to be between the beach and downtown this is the perfect place for you.

We spent 5 nights here for our first stay in Tulum.

This 3rd floor unit (no elevators) is super clean and nicely furnished. We enjoyed the rooftop area and jetted tub, washer/dryer, and well stocked kitchen. It was great to have beach chairs and towels for visits to the many beaches in the area.

We had a rental car so did not use the bikes, however, a nice option for the area as the bike path goes right by this development.

We went to several restaurants that the owner recommended and all were inexpensive and delicious.

The only negatives would be that the bed is pretty firm, but I think that is typical in Mexico. The toilet handle was loose and wouldn’t flush but was easily fixed by my husband. The chaise cushions were on the main floor balcony when we arrived because they were drying so we had to bring them upstairs to use. The hammock was not hung. There was not a trash bag in the bathroom can which is important when you cannot flush anything. There was no charcoal where we were told it would be so had to pan fry our dinner the first night. We lost power one night so there was no air conditioning and no lights throughout the entire complex for several hours which made it pretty stuffy inside and extremely difficult to get around with only the light from our phones. I would think this property would have a generator to at least provide lights for the stairs and minimal light in the unit.

We enjoyed our stay and would recommend this rental, however, if we returned we would probably stay on the beach next time.

Great space in a perfect location with wonderful hosts

The apartment was amazing, the private rooftop being the cherry on top! Rosie was very sweet to walk us through and give us some insight where to eat and drink dur Bf our stay. The bikes were a great amenity to have as well; it is about 25 to the far point of jungle road. Definitely bring a flashlight as the road is not lit at night (or a bike light better yet). Bill's place was perfect for our stay; you could easily eat in every night or are in a great spot to entire to some of Tulum's amazing restaurants! Want to come back again!

Modern and comfortable

We felt at home in this well appointed apartment. The bed is very comfortable. Slept like a baby! There is a private patio for this unit located one floor up that provides a great place to hang out. The grounds are very well kept and nice landscapeing. The location is not walkable to the beach or town but there is plenty of parking if you have a car.

All in all we loved it here and would definitely come back.
