Just a dad raising 2 teenage boys on the farm. We are a 4th generation farm with family values. We raise wheat, corn, milo, soybeans & alfalfa and in our spare time enjoy the outdoors as much as possible. Hunting, lake activities and sports fills up most of our time away from our farm duties. This property is located just a 1/4 mile from our farm so we are close to be able to care for our guests in anything that arises.

We stayed at the South 40 lodge when we came back to KS for my cousins wedding. My spouse, our three sons, and two girlfriends, and two small dogs. Seven people. The house is beautiful, simply decorated, a perfect layout to spend time together playing games, cooking, eating, watching football, all of which we enjoyed doing. There is also room to have seperate time, and I noticed each couple (including my spouse and me) walking the path outside, watching the sunrise (the older folks) the sunsets (the young adults) and the stars (everyone).
My parents, brother and sister-in-law joined us for the first night. We cooked and sat a table for eleven people, and it was the easiest kitchen we have ever worked in. And six of us were sharing the cooking duty. The kitchen is well stocked, incredibly well stocked, and without unnecessary clutter. We ran out of dishwasher detergent, and I made a call and it was delivered the next morning at the time I requested.
The whole house is clutter free and beautifully decorated and feels like a home. I would live there!
It was the first time the young women had been to KS, and had traveled with us as a family, and it was a perfect, easy introduction to KS and our family.
When we first drove in from the east, I was concerned that the drive from Abilene would be too long. It turned out that the time on the road was negligible for the views, the house, and the peace that surrounds the place. And the trip to Salina was quite quick and easy.
Oh, and our small dogs, used to living in the center of Philadelphia, loved the yard, and the ability to run. We will be in touch when we family brings us back to Kansas.
We had such a great time we hated to leave. The house and property are absolutely amazing. Ritchie has done a wonderful job in making sure you have everything you need and also making the house so comfortable you feel like you're at home. We loved sitting out on the front porch enjoying the view and the peacefulness of the place. Salina was not too far to the west and Abilene to the east. Both great towns to visit to either shop or enjoy the sites. We also enjoyed cooking out on the grill and shooting some pool. We can't wait to go back next year. Thanks Ritchie, we thoroughly enjoyed our time at the South 40 Lodge.
We did a kite flying retreat at the South40 Lodge. As the Regional Director for the American Kitefliers Association I needed a place that had wide open fields with little to no obstructions. The spacious acerages and fully stocked lodge was the perfect setting. Before we even put our bags away we took in the amazing views of the surrounding landscape, which by the way is doubly stunning at sunset. The South 40 Lodge provided us with every amenity we could ask for. Full size fridge and freezer, pellet grill, very large dining room table, and full kitchen stocked with all we needed.
After a hot day of kite flying it was refreshing to feel the AC and all of us able to shower and get into clean clothes without bumping into one another. The kitchen was large enough to have multiple people cutting and prepping while still able to communicate and see who your talking to because of the open floor plan. That was a huge bonus for us. Eating was wonderfully convenient as the table was large enough to accommodate all of us leaving the counter space ideal for buffet setup .
Relaxing afterwards was extremely comfortable with the wrap around couch and 70 some inches of TV to enjoy. Wether we were on the porch enjoying the evening outoors or staying inside both were relaxing and comfortable, especially the wooden chairs.
Sleeping was amazing as well. The beds were sooo comfortable that I was asleep within minutes, definitely not the norm for me. No expense was spared for comfortable sheets, pillows and blankets.
I really can't think of anything negative to say about the Lodge or Ritchie Tarn's service. He was wonderful to deal with and responses to questions were answered promptly. I'd recommend this property to anyone looking for a country setting escape from your normal grind.
South 40 Lodge is a delight! Large kitchen and dining room, super comfortable living area and well appointed bedrooms. There are hotel amenities in the bathrooms, quite unexpected for most VRBO's. It is a quiet and restful place to visit, and it's location above the pastures and farm fields offers wonderful views. Highly recommended!
Our family of 6 stayed here for a weekend. The house has been beautifully decorated and had plenty of space for everyone. It is the perfect combination of city luxury and quiet county peace. There is a coffee maker with coffee and creamer provided, which is a big perk for us. It's very close, approx 10 minutes, to Salina, but feels so secluded and peaceful. The view was amazing in every direction. We very much enjoyed walking around the property on the path, as much as we enjoyed sitting in the rockers listening to the birds. The beds were very comfortable and the big TV in the living room was appreciated when the temperatures were too hot to be outside. We plan on staying here again and highly recommend to all.
