Adorable Home in a waterfront community with access to a private community beach on the Chesapeake bay! Just a short walk or bike ride to the beach (0.5 miles). This property has no cable channels or wifi , has screened porch, large loft & open floor plan, make this a great vacation home. Community amenities include sandy beach, pier, boat ramp, and picnic area. Quiet neighborhood. A great week or weekend getaway without the long drive. Just 2 hours from the Northern Virginia area! We are an active family of 5. We live in Northern Virginia area and discovered Reedville through a coworker last 2012. We really like this charming town, the people.. this town never ceases to amaze and amuse us. The 4th of July festivities are just incredible.

Why Maria Blair chose Chesapeake Bay - Northern Neck

We named our house "Happy Place" as every time we are there- a feeling of relief and joy just comes to us. This house is unplugged- which forces us to spend time with each other and not be on our electronics. There are DVD players and tvs but no streaming, no internet, no news, no text, no video games-just pure deliberate time to spend time together as family. This house is well stocked and well thought of for a relaxing stay e.g. blender, Keurig coffee maker, Crockpot, portable grill and more.

What makes this house unique

Happy Place was just recently converted to be shared with others as a Vacation Rental. We love the fact that the house has a loft and everyone can stay on vacation comfortably. The decor is very minimal, but will surely feast your eyes. I hand painted and hand made some of the unique decorations and decors in place were either a gift or hand picked. Happy Place was decorated with comfort, ease and children in mind.

Disappointing in every way

This property was a disappointment for many reasons and not at all what pictures present. Closets were filled with odds and ends, floors were not clean, furniture was worn/mismatched - overall impression was that it needed both a thorough cleaning and some major refurbishing. (Small metal bunk beds with a fixed ladder, uncomfortable old mattresses, inadequate blankets, unusable pillows, and a minimally-equipped kitchen are just a few examples that contribute to the overall negative assessment.)

The property was described as close to the water - and a ridiculously optimistic bucket at the door for sandy feet was actually funny considering we never even glimpsed the river from anywhere in the very inland neighborhood. The house was on a tiny lot and sandwiched between two identical homes with unkempt yards.

As the person who made arrangements for my family, I was mortified on so many levels. I have offered to personally refund proportional shares of the rental fee for family members who stayed there. (Thankfully, we brought our own bedding and towels.)

This was a last minute rental: we had a larger party than anticipated and needed additional accommodations close to our nearby "main" waterfront rental house.

I would never consider this rental again and do not recommend the property.

I apologize if its taken me this long to respond. We all know we can only be better if we know what to change. So, I took your comments and fine comb the house to make it much better. So that all my guests will be happy just as my other clients who have stayed in the property in the past. The house has been updated and a better walking direction to the beach is now posted. If you ever are back to the area, please stay with us again and I assure you that we will do our best to make sure to leave a positive experience. Visit us this summer! thank you once again

Amazing place! Nice quiet beach. Home is clean and well stocked with provisions. Good communication!

A small home just a few minutes walk from the private beach. Spacious and accommodating, this rental provided for all our needs. Cooking utensils, sleeping provisions, entertainment... Everything to make a "vacation" into a "GOOD vacation"!

The owner communicated well answering questions and explaining what to expect.

Great Views of Chesapeake

We stayed a whole month here and there were amazing views from the private residential beach that look straight East into the heart of the Chesapeake. Quite stunning! Truly great views without all the commercialization of something like Atlantic City. The beach and home were very clean and tidy, and the owner was quick with responding to questions. The property manager who lives next door was equally helpful and kind.

Do be mindful that you cannot park at the beach!! It is a short half mile to it, but the road is loose gravel. As a golf cart community, there's no way around walking to the beach - or, you can do a dropoff and have whoever drives do the walking (which is what we did since we had little ones). That said, many times the awesome neighbors to either side of us would offer us rides down in their golf carts -- but that was of their own goodwill, not a guarantee of the rental.

The house was thoughtfully laid out. The pictures of the place and appliances matched to a 'T'. Everything you could need.

Local attractions were few to none, but if you're looking for lots of down time and beach time, this could be your place. It was for us!

The Beach and Southern Charm

My girlfriend and I spent 4th of July weekend here. The house was absolutely perfect. Fully equipped, clean, bright and cheery and completely accommodating. The folks that live in the neighborhood were extremely sweet and helpful, we never once had to walk to the beach. Someone would always stop and ask if we need a ride. The gentleman that lives next door took us on a couple rides around the neighborhood and showed us this really awesome spot where you can feed turtles. He also hosted a bonfire for us, cleaned it up and put everything away for us. The beach was awesome! Spending all day floating on a tube in the bay was an amazing experience. There was a band, they were serving food and they even have Porto John's. It was the cutest little neighborhood. I will definitely be back!

Very cute cottage in a quiet area.

Very homey & plenty of space. It was very nice to have quality, "unplugged" family time. Unfortunately we only spent one night, leaving a day early due to being sick with a virus. The owner greeted us there right after we arrived even though she doesn't live in the area. She was very friendly & personable.

"Happy Place" is located in Reedville, a thriving fishing town back in 1812. Beautiful Victorian homes line the main street. To get to Reedville, you'll pass pastoral views and will appreciate the beautiful rural Eastern shore of Virginia.Reedville is an Unincorporated town. Therefore, you will not find any major establishments or stores. There are 4 main restaurants that we frequent: Lead Belly- sit down restaurant by Fairport Marina (reasonably priced) Cockrells Deli- great for fast food, they sell their own freshly caught seafood,- breathtaking view of the town. There is Crazy Crab- a sit down restaurant by Reedville Marina- great place for family meals- okay priced. For a nice dinner there's Tommy's Restaurant- has a nice bar, good dinner menu a little bit on the upscale side. A visit to Reeedville wont be complete without the stop at "Chitterchats" gourmet ice cream- delicious!!! Plenty of antiquing to do. And as you head to our little town (Rt. 17)- you'll feel your blood pressure drop. You'll notice trees as if they were hugging and talking to each other. Quiet Drive. Never a traffic except for some tractors every now and then.. In Reedville, everything closes by 9 p.m. and n Sunday everything closes by 6 p.m. so plan accordingly.

Beware of the speed limit- they constantly change. :-(
