This stunning old farmhouse is situated down a quiet country lane and is
set on a hill overlooking the Esthwaite Valley close to Tarn Hows and
surrounded by beautiful, rural scenery.
This 18C house has been totally refurbished, creating very special, luxury accommodation for 6 in this idyllic setting.
The owner has lovingly combined all modern style and convenience with the
traditional charm of the farmhouse, creating a fantastic home from home.
We are sure guests will enjoy the luxury of this very special house and
the beauty of the shared gardens and landscaped grounds.
Hawkshead is just over a mile away, where there are many places to eat and drink closer at hand is the famous Drunken Duck Inn.The pretty Lakeland porch leads into a hallway with doors leading off to the 2 large reception rooms. Both rooms have the original beams, deep set windows with lovely views across the garden. The living room has a woodburning stove, comfortable seating for 6, a large flatscreen TV with Sky Freeview and DVD. There is internet access via cable points and wifi. The second room is a very spacious dining room/ kitchen. The stylish kitchen is very well equipped with large range cooker with gas hobs and electric oven, fridge , freezer, dishwasher microwave and washing machine. The dining area has a large table seating 6 and additional comfortable seating. There is a second woodburning stove making it a delightful room to spend time over a family meal. There is a downstairs toilet for guests convenience.
Upstairs the owners attention to detail and flair for design continues with 3 lovely bedrooms. The master bedroom has a kingsize bed, TV and ensuite bathroom with shower over the bath. There are 2 twin bedrooms which each have ensuites with showers. One of the twin rooms has the flexibility of zip together beds which can be made up as requested.
Central heating makes the house warm and cosy for all year round use.

We stayed in February we really loved the area and come back year after year. Really pleased we found such a gem of a house. Our 2 boys (aged 7 and 10 ) loved exploring the garden and they thought it was excellent having a bathroom and TV each! A fab house, great for a family holiday will be back next year . Thanks.
We spent Christmas 2016 here and it was perfect for our stay. The farmhouse is warm and charming, retaining plenty of rustic features but with contemporary styling, large very comfortable bedrooms (especially the beds!) and new bathrooms ensuite. Whilst it is very cosy, it is spacious enough that we didn't have to live on top of one another. The kitchen was well stocked with dishes and cooking untensils and we had everything needed for cooking and serving dinners. The open plan kitchen / dining room was great too for us all to cook, chat and eat and we spent a lot of time there! The gardens are lovely and would be great for outdoor cooking / eating during summer months.
Good location for walking, but although the 2 nearest pubs are about a mile away, on a winter's evening they were just too far to walk to safely. Good location for visiting local towns and for walks around tarns and lakes; car definitely needed. And finally, it was very clean and Lakeland Hideaways provided good service.
A wonderfully comfortable winter weekend in the most peaceful surroundings.
Excellent accommodation and booking service. Good to have ensure bathrooms for each bedroom. Gardens very well maintained and attractive. We were surprised by the lack of coat hooks for wet anoraks etc. It didn't affect us as we had good weather but would have been a problem if it had rained.
Great cottage for a party of people - each bedroom is en-suite which makes sharing easier. Open plan kitchen and dining room made for sociable meal times. Bedrooms are particularly nice, with lots of room. Stairs are steep but my 80 yr old father managed them ok. Weather was rotten but the cottage was great to spend a day relaxing in. We drove to the Outgate Inn to eat in the evening and could recommend there, especially 'Pie Night' on Tuesday!
First, let me say that the only real complaint we would have about the place was that the bathroom that has the bathtub could have been a little more clean. There was the pink mildew growth around the shower/bath fixtures that easily wiped away when toilet paper. Everything else was perfect. The house was clean and the layout worked perfectly for us. The inside is simple yet eloquent with a lot of the old exposed wood beams showing.
The house fit 4 adults and two children very comfortably and it was great that there were separate areas for us to take off muddy shoes after hiking. I would caution people who have younger kids that this area might be a bit secluded depending on your purpose for going to the Lake District. To be 100% honest, if we were to go back again with our entire family, to include our younger children we might pick a spot closer to the lakes and bigger villages/towns; however, if your goal is to disconnect from a busier life and get out in to the open country than this place is perfect. If it were just adults who didn't mind a quick drive in to town than this place is perfect and I would stay again in a second. Nothing to do with the house at all, but I would caution people if they are coming to the area to look at Wray Castle. Although it is pretty from the outside it is the weirdest set up on the inside and probably one of the bigger disappointments in the Beatrix Potter historic items in the area. I would focus on other things to see.
Lovely farmhouse in a superb position. Plenty of space for 3 or more cars. The inside of the farmhouse is as good as it gets. A lovely kitchen and dining area. The 3 bedrooms are amazing! All ensuite and with TVs. The WiFi broadband is fast and easy to connect to. The TV in the lounge is old fashioned and messy to use. I certainly wouldn't have such a setup in my home. The Sky package is basic and for the price we've paid it should be upgraded.
