NOTES ON THE PROPERTY: This duplex includes two approx 1500 sq ft 3BR/2BA apartments – Unit 1 downstairs (VRBO # 738597, max 6 persons) and Unit 2 upstairs (VRBO # 740289, max 6 persons). Unit 1 is typically used as a vacation rental, and Unit 2 is also used as a vacation rental when we are not there. Both units have the same basic layout (although Unit 2 has a larger living room, a balcony, and a somewhat enhanced set of amenities) and can be rented together as a single booking for up to 12 persons. If you have a smaller group, please check those individual unit listings, as one or both of those apartments may be available even if the calendar for this combined listing shows your dates to be unavailable.

YOUR HOME-AWAY-FROM-HOME – 164 Cordova St, Duplex with Both Unit 1 (Downstairs Apartment) and Unit 2 (Upstairs Apartment)

THE AREA: Located in a quiet residential area, the property is an easy 5-minute walk from the town square (Plaza de la Constitution) and the architecturally impressive Flagler College (formerly the posh Hotel Ponce de Leon built by Henry Flagler in the late-19th century), just 3 minutes from the beautiful new sea wall along the Intracoastal Waterway near the city marina, only a minute from the serene setting of Lake Maria Sanchez (originally a creek that was dredged in order to fill in the wetlands on which Flagler's hotel would be constructed) and the historically significant Lincolnville neighborhood, and directly between the First Congregation Sons of Israel Jewish Synagogue (across the street to the east) and the Greater St Mary’s Missionary Baptist Church (on Washington Street, with their parking area bordering our property to the west).

THE HOUSE: The duplex was built in 2006, purchased by us in March, 2015, and both of the 3BR/2BA approximately 1500 sq ft apartments were renovated with the comfort and enjoyment of our vacation rental Guests in mind. For many of our Guests, a main drawing point will be that you can just park your car and walk to most of the popular tourist attractions, bars and restaurants – or just take a casual stroll, jog or bike ride through some of the most peaceful and beautiful residential areas of our wonderful city.

THE OUTSIDE: The first things you will likely notice about the property are the well-kept garden on the east and south sides of the property covered with Florida-native plants, palms and live-oak trees, and the red paver driveways on either side of the building. The driveways lead around the building to a large uncovered gravel parking area in the rear where each unit has dedicated space for up to 3 standard-size vehicles (18 ft max). The outside sitting area for Unit 1 is on the front porch (where the entrances to both units are located) and has a small table with two chairs along with two rocking chairs, and the outside sitting area for Unit 2 is on the balcony above the front porch and has seating for six along with a small table. The east-facing porch and balcony are perfectly suited for enjoying your coffee in the morning sun or evening beverage in the shade, and generally watching the world and the occasional horse-drawn carriage go by on Cordova street.

THE LIVING ROOMS: The living room for Unit 1 is accessed through the porch entryway and offers two comfortable over-stuffed chairs, a large leather sofa, and additional seating with Ottomans (for a total of 8 spaces). The stairway up to Unit 2 opens to a hallway leading to the dining area and kitchen, as well as to the bedrooms and living room. This living room offers two comfortable sofas, an over-stuffed chair and another chair with total seating for 8 persons. Both living rooms look out onto the quiet residential street through two large east- and north-facing windows and are perfect spaces for planning the day's activities, watching a movie, or relaxing with a book.

THE KITCHENS & DINING AREAS: We are confident that our Guests (especially those who love to cook and eat) will enjoy the brand new kitchens where two can easily work side-by-side. The new cabinets and granite counter-tops, the new French-door cabinet-depth refrigerators and new (and very quiet) Bosch dishwashers, and the stainless-steel stoves and microwaves, as well as other counter-top appliances and all the necessary pots and pans are sure to please the most demanding cooks. The adjacent dining areas (each with seating for 6) are the best places to enjoy breakfast as you and the members of your group bask in the morning Florida sunshine flowing through the large east- and south-facing windows. And although there are many fun, tasty, and romantic places to eat in St Augustine, we are sure that most of our Guests will appreciate the flexibility of enjoying a fine or family-style meal in your Home-Away-From-Home. We even provide a great assortment of herbs, spices and other goodies to get you started.

THE BEDROOMS, BATHROOMS & LAUNDRY ROOMS: All six bedrooms are quite large and comfortable, from the Masters (12+ft x 14+ft) with King beds and en-suite bathrooms, to the Guest Bedrooms (with Queen beds and direct access to the Guest Bathrooms) and 3rd Bedrooms (with two Twins in Unit 1 and a Day Bed that pulls out as two side-by-side Twins in Unit 2, both bedrooms with access to the Guest Bathrooms through the hallway) each at 12+ft x 13+ft. All bedrooms have new flooring and ample space for clothing and luggage, but perhaps the best part is that they overlook the parking area to the back of the building which is almost totally shielded from the neighboring property by a line of tall trees and other foliage, along with a 6 ft shadow-box wood fence with knee-wall. This makes for an excellent privacy barrier and gives the feeling of living in a downtown enclave. All four bathrooms include new vanities and toilets and large showers, and the laundry rooms are outfitted with new high-capacity Kenmore washers and dryers.

ENTERTAINMENT & CONNECTIVITY: Both apartments are served by Comcast cable TV (with 45+ channels in Unit 1 and 140+ channels in Unit 2), high-speed Internet (up to 75 Mbps) with WiFi, and Internet-based phone systems. We've provided a 40+/50+ inch flat-screen Smart TV in the Unit 1/Unit 2 living rooms (respectively) for cable and access to our Netflix, Amazon Prime Movies, Pandora, iHeart radio apps/accounts. The 3rd Bedrooms also have Comcast cable TV connectivity with 30+ inch Smart TVs, and can be used as offices as we have provided desks for your laptops or other devices. If your home TV service provider offers online programming for viewing on your laptop computer and/or mobile device, you may also be able to view that content on our living room TVs using the 'Miracast' capability of our BluRay/DVD player -- depending on the capabilities of your laptop/device (currently Windows 8.1/10 and Android 4.2+ only) and your familiarity with your laptop/device, etc. NOTE: Access to and proper functioning of our Smart TV apps (Netflix, etc.) and 'casting' of your home TV provider content to our TV is NOT GUARANTEED, as there are many factors which could make those services unavailable.

About Keith & Mary

Mary and I (Keith) are both retired and moved to St Augustine from northern Virginia in 2011 (Mary is originally from Trinidad & Tobago, and I was born and raised in Wisconsin). Together we have 4 kids, strewn from Dallas to DC to Deutschland (Germany). As retirees, we're so busy that we can't imagine how we had any time to live when we were working.

Why Keith & Mary chose Lincolnville

Although this is a new property for us, we managed our previous home as a vacation rental for over 4 years. We sold The Villa at Kirkside on Valencia Street here in St Augustine in November 2014, having finally realized that a 5BR/4.5BA 4300 sq ft home with a huge garden and pool was simply too big for the two of us (duh!).

That wonderful property is now in new hands and is no longer a vacation rental, but during those years at the Villa we were fortunate to have had over 70 groups of Guests enjoy our home. Most rented the entire property when we traveled (which was quite often), but many others stayed in the 2BR/1BA lower level while we were in the upper levels. We especially enjoyed having a chance to meet the Guests who stayed in our home when we were there. One couple actually decided to move to St Augustine, and they are now very dear friends of ours. We still keep in touch with other Guests, including a British couple with whom we hope to get together at some point at one of their vacation rentals in Portugal or the UK.

Each and every one of our Guests who was kind enough to write a review honored us with a 5-star rating, which we are sure contributed to our property being selected by HomeAway as one of their small number of "Luxury Vacation Rentals" two years in a row -- along with, at that time, only one other property in Northeast Florida and around 500 in the entire USA.

While 164 Cordova is a very different place in terms of size, layout and style, we were drawn to it especially because it allowed us to downsize (the upstairs unit is our primary residence). It also gave us a chance to improve a tired property in a beautiful neighborhood, and to get to know those Guests who stay with us when we are not on the road -- which is our favorite part.

Beautiful home in the perfect location.

This home was perfect for our group. There were 10 people in our group and we had access to both units. The units were clean and beautifully appointed, the beds were comfortable and we were pleasantly surprised to see that the kitchen was stocked with all the essentials including wine! Can't say enough about the location, everything was within walking distance to shops, restaurants and all the attractions. Would stay again and highly recommend.

What a beautiful, clean home. Everything was top notch and there was ample space for our party of 10. We couldn't have asked for more. The owners were very friendly and over accommodating. They made our stay exceptional and always responded quickly to any questions we had. Do not hesitate to plan a stay, you will not be disappointed.

Very well maintained, amazing location, stocked with everything we needed

We felt like we hit the jackpot with this house! 11 women stayed at this property for a girl's weekend. We we're able to walk to restaurants and sites around St. Augustine from the house. The house was well stocked with anything we needed, including lots of towels and a few bottles of wine from the owners. It was clean, nicely decorated and had comfortable beds. I highly recommend this house! It was perfect!

Lovely home with space for everyone

We were fortunate enough to be able to rent both apartments. Both spaces were so nice and comfortable. Parking is so hard in St Augustine so to have ample off street parking that was gated was such a treat. The location was so convenient to all of St Augustine. We would definitely stay again. Absolutely Perfect!

Our family rented both units for my daughter's wedding. We had plenty of room - and our own space for relaxing. The property is fully appointed - beautifully furnished! We had everything we needed while we were there. One of the best things about the house is how convenient it is to everything. We were able to walk to several attractions - The Lightner Museum, Old Town and the bay. St. Augustine has limited parking areas and the streets are very narrow. It was nice to just walk (or take the Hopper) to all of the wedding festivities. We would definitely stay again!

St augustine is the oldest city in the usa (founded in 1565), and the city fathers (and mothers) have done a wonderful job preserving the history and mediterranean charm. There are fun and interesting things to do year-round -- including art, music, and food festivals, tours, museums and great restaurants.

A 5-10 minute drive takes you to some of the most beautiful beaches in the country. And be sure to check out jacksonville (45 min), daytona beach (1 hr), and orlando/winter park (2 hrs) for exciting day trips.
