Casa Fiesta is your perfect in town location - a single-level,tastefully remodeled beach home, one-half block from the beach, restaurants, shops, and internet cafe. Sit in the shade under the pergola of your outdoor living/dining room and rest or read. It's perfect for people watching, or hailing the fresh produce truck or shrimp vendor as he goes by. Or sit under the pergola-covered outdoor living room in the back pool area which is completely walled for your privacy.

Walk across the street for a day on beautiful San Pancho beach. Rinse off on the way back under your outdoor shower and go inside by one of three different entrances for a quiet siesta: two queen bedrooms, one double twin, and a trundle bed in living room. Let the maid take care of all your dirty duds with our added laundry room.

Amazing house and location! Challenging communication.

The good part first. This is an amazing house! Two blocks from the beach on a quiet residential street. Gorgeous garden, comfortable beds,and a well-equipped kitchen. Enormous iguanas in the trees above the pool! Great birdwatching in the backyard. Tips for future visitors, bring earplugs because the roosters wake up early. 2 doors north is a man who sells fish and we bought some delicious mahi-mahi from him.

The challenging part. All aspects of communication around reserving the house and arriving at the house and being in the house were challenging. I was surprised that in order to pay for the house I had to transfer money directly from my bank account into Mary's. That worked out fine but there are easier ways to arrange for payment. Very little information about the house was provided in advance unless we asked for it specifically and sometimes that required repeated emails. Information like-- what is the address and how do we get into the house-- was not available unless we asked for it. Eventually Mary gave me a phone number for Pepe who was the man that would meet us at the house upon our arrival, but I had to make all of the arrangements ahead of time with Pepe via multiple international texts, some of which went unanswered. Even though Pepe assured me that he would be at the house to meet the first guests, he was not. My friends had to, after waiting over 30 minutes, wander the neighborhood asking if anyone knew Pepe. Fortunately they had packed light and spoke Spanish. They were finally able to locate Pepe's mother-in-law who called Pepe and told him to go to the house. The big jug of purified water at the house was almost empty. The swimming pool was very dirty, the small swimming pool was empty except for a bunch of branches that were in it, and there was only one roll of toilet paper in the entire house. We sent texts to Pepe asking if we could get more water and if someone was coming to clean the pool but those texts were never answered. Text messages to Mary, with the same questions, also went unanswered. It wasn't until we emailed Mary with the same questions that we got a reply. Ultimately, the small swimming pool was never filled or cleaned. Our instructions from Pepe about checking out of the house were also not answered and also required texts and emails to Mary. Previous reviews for this property mention a person named Ramon who was very helpful with all aspects of arriving at the house. Bring back Ramon!

Great house, great location!

Casa fiesta and San Pancho were both absolute gems. The house is in the perfect location, close to the beach, lots of great places to eat, and some fun shops. The house itself is also a great place to spend time, as the back garden and patio are lovely and private. Ramon, the property manager, is also very helpful and made our trip as smooth as possible. I would absolutely recommend taking a trip to San Pancho and staying at Casa fiesta. (I would say that it only really sleeps 7, though.)

Great vacation home for families

We really enjoyed our stay in San Pancho. The town is calm and peaceful. The beach is a short walk from the house. We really enjoyed cocktails on the beach at sunset while the kids played in the sand. The beach is beautiful, but the beach in San Pancho is better for surfing than playing in the water. We took a short taxi ride to Sayulita for boogie boarding and playing in the waves. The pools at the house were perfect for our family. My 3 year old loved the little pool while my older kids liked the deep pool. The bedrooms in the house are air conditioned and this kept the house cool enough for us. Like many tropical places, there were mosquitoes. We arranged to have dinner made at the house on the night we arrived which was delicious and a very special treat after a travel day. I also highly recommend the horse back riding: the horses picked us up at the house! Ramon helped make our trip great. He was easy to get in touch with and very responsive to any problems that arose.

incredible place

Two couples stayed at Casa Fiesta the first week in 2016 and it was a delight. The front and back gardens were well designed and made us feel we were in paradise. We ate dinner every night in the private back garden by the pool. We fixed dinners in the ample kitchen with everything that was needed except spices. In the morning we would take a 4 minute walk to the beach, coffee in hand and in the evening take a glass of wine and watch the sunset. It is walking distance to any place in San Pancho, so no car is needed. Nice neighbors too!

our own personal oasis

We loved everything about Casa Fiesta! The big sliding door that brings the garden inside , the wonderful variety of lounging areas, the small but deep, pool, the outside dining area, the kitchen with plenty of utensils, all were very much appreciated. Everything is close by and convenient. The town is very friendly and non threatening. We wandered about without a worry. Mary has created a seamless experience with Diva Tours picking us up at the airport and delivering us safely. Ramone met us at the door with a big smile and explained everything well. He made us feel welcome and quickly responded to all of our needs. This lovely casa is truly an oasis, a quiet retreat, a romantic spot to experience the beautiful town and people of San Pancho. Many thanks to Mary, Ramone, and all the behind the scenes people. Casa Fiesta is a delight!
