An exclusive apartment in the heart of Rome, a few hundred metres from the Colosseum, the Roman Forum and all the major archaeological sites as Arch of Costantine, Domus Aurea, Church of Saint Peter in Vincoli (with Michelangelo’s Moses) , the Papal Basilica of the Saint John Lateran, Battistero, Holy Stairs and Sancta Sanctorum, Lateran Palace, Villa Celimontana, Palatino, Circus Maximus, Terme di Caracalla, the Papal Basilica of Saint Mary Major and more…

The area, one of the oldest and most striking in the old town centre, inserted in a context of archaeological sites, antique shops, theatres, bakeries, supermarkets and local markets, restaurants, wine bars and typical Italian cafés, is ideal for visiting also the rest of the city, on foot or by public transport (metro station about 100 metres far, bus stop about 50 metres far). Many shops, all within a short distance, offer the best food available in the city, high quality local products, vegetables of all kinds, local and exotic fruit, wine, cheese from various Italian regions and freshly baked bread.

The apartment is on the fifth floor of a building with a lift, dating from the 19th century. After a day of hard "tourist life", it is the perfect place to relax and recover energy. It is very peaceful and comfortable and since it does not face the road directly, it is away from the noise of city traffic. About two-hundred metres far there is the beautiful park of Colle Oppio where you can visit the home of the Roman emperor Nero; it is a fascinating archaeological oasis with a unique view of the Colosseum and a peaceful corner where you can stroll along the streets or relax on a bench listening to the birds singing or the sounds of the eternal city, all things that will make separation painful when you leave!

During most of the day, a very attentive and vigilant doorkeeper is on duty in the building to check people entering from his lodge. In addition to the main door, another door in the inner courtyard makes the building very safe and quiet.

The apartment, which has the warmth and spaces of old houses, is furnished with modern furniture and attention to detail and many decorative items such as vases, original paintings, mirrors, designer lamps, etc. Upon entering, a large hall with an ancient library leads to two bedrooms, one of which has a bright and roomy relaxation corner, and to a dining area with kitchen and a bathroom with shower. The kitchen is fully equipped with all the necessary utensils to prepare any meal the guest desires. The apartment is also equipped with every comfort: air conditioning, central heating, flatscreen TV, free H24 wi-fi connection, washing machine, security cellular, safety box, iron with ironing board, hair dryer, bed linen and blankets, bath towels.

A few hundred metres from the apartment stands the basilica of Santa Maria Maggiore, one of the four papal basilicas in Rome. Located on top of the Esquiline Hill, it is the only one to have retained the original early Christian structure albeit enriched by successive additions. It was built by Pope Sixtus III (432-440) who dedicated it to the worship of the Virgin, whose divine maternity had just been recognised by the Council of Ephesus (431). It was built on the ruins of a previous church and widespread tradition has it inspired by the Lady herself appearing in a dream to Pope Liberius and the patrician John and suggesting that the appropriate place would be indicated miraculously.

So when the morning of 5 August, an unusual snowfall whitened the Esquiline Hill, Pope Liberius is said to have tracked the perimeter of the new basilica in the snow and it was then built with funds provided by John. The only mention of this old building is in a passage of Liber Pontificalis that says that Liberius "fecit basilicam nomini suo iuxta Macellum Liviae". However, every year on 5 August, in memory of Our Lady of the Snow, a re-enactment of the "miracle of the snow" takes place; during a moving celebration, a cascade of white petals is thrown down from the dome of the Cappella Paolina.

Superb

Good communications with Rodolfo from the very start

Four of us stayed for a week. Easy to get to from the airport, nice welcome from Carla and a lovely fruit basket.

Less than 10 mins walk to the ancient sites, the rest of the city centre was a short stroll way. Main road outside was busy, but pavements are wide so there is plenty of room.

Apartment was clean, nicely presented and a pleasant place to be based from.

Highly recommended.

Great location, wonderful owners!

We stayed in this apartment for 6 nights with 2 parents and 3 children aged 9, 11, 17. It is immaculately clean and very secure. There was plenty of room and comfort for us, and we preferred it so much to a hotel. The owners are honestly,helpful, and friendly. The street is not quiet, but it is accessible to everything. The shutters make the rooms very dark for great sleep. If street noise is a bother to you, I would definitely pay for the air conditioning. We did and it was cold and worked well. The WIFI was wonderful and all appliances worked perfectly. The location is very close to the Colosseum, St. John Lateran, and Holy Stairs. When we arrived to Rome via train, we walked to the apartment with our children and luggage which was a very flat approximately 15 minute walk. The apartment is also near a bike rental shop (top bike) and the metro (subway). There is a bus stop right out front and a supermarket a block away. There are several gelataria, fruit stand, and cafe on the street for convenience. There was a very neighborhood residential feel to the area. The kitchen is well supplied with pots, pans and dishes. We ate 2 meals at the apartment daily and one meal out. We would definitely stay there again. Thank you to the wonderful owners who made our time in Rome so fabulous!!!

So glad we picked this place!

My husband and two adult children stayed at the Flavium Apartment for four days and we couldn't have been more pleased. Maria is very efficient and prompt with directions and returning emails.

We were absolutely thrilled with the spaciousness and cleanliness of this rental. It is bright and large and has everything you may require. The supermarket is very close as are the metros and restaurants.

I would definitely recommend this place and would surely stay here again.

Beautiful and tidy apartment in the center of Rome

We had a wonderful stay in Rome with 2 adults and 2 children living in the Holy Stairs apartment. The beds were comfortable, the whole appartment lovely furnished and absolutely tidy. We used the kitchen for cooking on several days as it is providing everything you need. Shopping facilities are near by and can easily be reached by foot. The bus station is only some meters away and some historical points of interest like coloseo and St. Maria Maggiore are in walking distance. In the same street as the appartment, only about two or three hundred meters away, you will find the best bakery in town and a very good pizza restaurant.

We did not regret staying in the Holy Stairs apartment for a second and would love to rent the aparment again on our next visit.

We can recommend the Holy Stairs apartment without exception.

Un appartement digne d'un roi !.... spacieux, joli, décoré avec soin et équipé avec attention, très propre. Un emplacement idéal pour découvrir par tous les transports en commun tous les recoins de la ville.

Un accueil chaleureux et une disponibilité appréciable de Carla et Rodolphe.

Bref, un séjour à renouveler rapidement.

LOCATION! LOCATION! LOCATION!

The Best Colosseum Central Apt. “Holy Stairs” lives up to its name: it’s “the best” rental property we’ve had in some twenty years of traveling in Europe. The apartment’s in excellent condition, with a wonderful floor plan: large entry way, modern kitchen with breakfast area, excellent bathroom, a large spacious bedroom, and a parlor and dining room (which was converted into a 2nd bedroom, with a wonderful sitting area, perfect for the four of us traveling together, allowing our 81 year old travel companion to return “home” to rest or read, while the rest of us did our thing). And . . . Location! Location! Location! Within walking distance to almost everything we love about Rome: sidewalk cafes and pastry shops favored by the locals, museums, supermercati (Italian grocery stores), live theater (we saw “Ma Ma Mia” while there), opera, churches and Il Colosseo e il Foro Romano—it’s one of our favorite neighborhoods. Also, Rodolfo, you and your manager (and her mother) bent over backward to accommodate us one day early, because of all the strikes that were going on in Greece. We can't thank you enough. Finally, and most gracious of all, there was that wonderful bottle of excellent Chianti wine waiting for us as your “welcome” gift. Thank you so much. We will be back!
