This lifestyle home has three bedrooms with comfortable queen size beds, built-in wardrobes, side tables/drawers, reading lamps and ceiling fans. A new ensuite bathroom runs off the main bedroom and a new guest-bathroom services the 2 guest bedrooms. A third bathroom is in the garage/rumpus room along with a sofa bed.
The air-conditioned, open plan living area comprises new dining & lounge areas and a new chef's kitchen with dishwasher, pyrolytic oven, induction cooktop, glass canopy rangehood, stone waterfall benchtop and microwave plus cooking utensils and crockery.
The open plan living areas flow through stacker doors to the large, under-covered al fresco dining area with BBQ, dining table, bar fridge, daybed, arondack chairs, ceiling fan and lighting. Relax and enjoy expansive water views plus direct access to the main river channel, sandy tidal beach and new jetty with solar shower !
Water toys include 1 x double kayak, 1x single kayak, 2x kids kayaks and an old SUP plus paddles and lifesaving vests. There is also a fishing rack and a “fish and bait" freezer in the garage keep nasty smells away from the kitchen fridge.
Free WIFI allows you to work remotely and the Balinese daybed is great for afternoon snoozes.
There is also a new internal laundry and outdoor clothes lines.
The solar-shower on the private jetty is well positioned to wash you off after your swim, kayak or stand- up paddle board activity. The little ones can also enjoy, a paddle in the river or fish off the jetty and a play on the back lawn.

NOTE: You must notify the owner at time of booking if you want to purchase the "Sheets and Bath Towels Package”.
Outdoors: Outdoor furniture, single and double fishing-kayaks; 2x kids kayaks, old stand-up paddle board, life jackets; etc. Sandy beach and private jetty, solar shower on jetty.
Activities: Relax at the property or BYO boat to explore and fish the Sussex Inlet waterways. It is a short level walk to the supermarket, shops, cinema, local clubs and restaurants and easy access to public boat ramps, surf beaches; several waterways for fishing and boating; golf course and tennis courts. Enjoy short drives to local villages and tourist attractions in Nowra, Milton and Ulladulla or surrounding national parks.
Things to bring; BYO queen size sheets and pillowcases, bath and beach towels. The pantry is bare so BYO condiments, food & beverages; and personal hygeine items.

PROPERTY INFORMATION : There is an information folder at the property which provides useful info about the property and local area.
YOUR SAFETY. YOU are fully responsible for the safety of all guests at the property during your stay. You and your guests will be fully responsible for the safe use of the property and its amenities including the gas BBQ, water & sports equipment, jetty, swimming and any other activity conducted at the property.
BE AWARE : The river is tidal and opens to the sea so any form of marine life may travel from the ocean into the river system. Also, do not leave watercraft, personal belongings or other items close to the river to float away or possibly be stolen.
LIFE JACKETS: MUST be worn when using the kayaks and/or stand-up paddle board. Guests should be aware of river traffic and avoid swimming in the main channel.
NO FENCES or BALISTRADES on deck or jetty: The property is unfenced and without balistrades on the deck or barriers on jetty. The property is therefore not suitable for unsupervised young children or pets and guests are fully responsible for their own safety and behaviour.
NO CAMPING, caravans or additional guests are allowed to stay on the property.
NEIGHBOURS : Please respect the privacy of our neighbours and do not wander onto their property or approach their homes. Please ensure children and all guests stay within the boundary of my property both at the waterfront (not past the large “sand pillow“) and on the lawned areas. Do not cross the property boundaries which follow the garden beds and plants running along the right- hand side and the neighbour's slipway on the left- hand side of the property.
DUCKS, KANGAROOS AND WILDLIFE: Please do not feed the ducks or allow them onto the deck or jetty . They leave droppings and are a nuisance. kangaroos and other river wildlife visit the property. They are usually friendly however children and guests should keep a safe distance to avoid possible injury.
FIRE BLANKETS AND GAS BOTTLES: Fire extinguishing equipment is available in the kitchen and outside BBQ area and 2 fire alarms are installed. Please ensure you turn off the BBQ gas bottle after each use and do not allow gas to build up before igniting the gas.
RINNAI GAS HEATER: There are 2 x LPG bottles on the laundry side of the house for the Rinnai gas heater. Check the heater is turned on at the power point before attempting to press the ON button at he top of the heater. If the gas runs out, check the outside gas bottles and switch the lever to the other bottle. It may take a short time for the gas to refill the gas line when you try to ignite the heater. Remember to let me know if one gas bottle is empty so I can order a replacement asap.
CHECK IN and CHECK OUT
Self check-in is available any time after 3.00pm on the first day of your booking. You will be provided with a four- digit code to enter into the front door digital lock.
Check out must be before 10.00am on the date of your booked departure to ensure enough time for the property to be inspected, cleaned and fully prepared for future guests.
Departure Checklist: Please remember to turn off all electrical items ( air/con, fans, lights, TVs etc ) and lock all windows and doors before you depart.
The property should be left clean and tidy and in the same state and condition as when you arrived. All rubbish should be placed in the Council's wheelie bins and put the bins at the curb for pick up, any excess rubbish should be taken to the local tip. All equipment, furnishings and property items should be returned to where you found them and kitchen should be left clean and tidy.
A Security deposit of $500 per stay is required to offset any possible damages or lost items etc. This will be refunded following satisfactory inspection after your departure.
ACCOMMODATION CONDITIONS:
Guest Behaviour: We really want you to relax and enjoy your stay plus also take care of and respect the property, privacy and relaxation of all neighbours. Disturbance of our neighbours including any excessive noise is strictly prohibited and may result in early termination of your stay. Please minimise noise and ensure no continuous or loud noise before 8.00am or after 9 pm.
Parties, loud music, excessive noise and additional guests are strictly prohibited and may result in early termination of your stay.
Breakages, Damages or missing items. You are responsible for the cost to repair or replace any lost or damaged property, items or equipment, marks on walls or furniture or missing items.
Smoking is strictly prohibited inside the house including the garage/rumpus room and deck areas. If you do smoke out-doors, please do not leave any butts at the property including on the lawns or in gardens and please dispose of all cigarette butts and rubbish in the ashtrays or bins.
PETS are strictly prohibited. There are no fences, my family has allergies, local wildlife nests and visits the property and my house is newly renovated
so your pets are not welcome and strictly prohibited anywhere on the property including inside the house, garage/rumpus or outdoor areas.
Guest Property and personal injury: The owner is not responsible for any loss or damage to any guest property or personal injury that may occur during your stay
NO Vehicles in garage. The garage is used as a rumpus and bedroom area so must be kept clean. Vehicles MUST NOT enter the garage and this includes any drive-through to launch a boat or jetski. Public boat ramps are close-by if required to launch your boat in and out of the water.
SLIPWAY and JETTY: Our boat remains on the slipway which is not available for guest use. However you can launch your boat or jet-ski at a public slipway and use the jetty during your stay. Please observe the local water speed limits.
