YOUR HOME-AWAY-FROM-HOME – 164 Cordova St, Unit 1 (Downstairs Apartment)

THE AREA: Located in a quiet residential area, the property is an easy 5-minute walk from the town square (Plaza de la Constitution) and the architecturally impressive Flagler College (formerly the posh Hotel Ponce de Leon built by Henry Flagler in the late-19th Century), just 3 minutes from the beautiful new sea wall along the Intracoastal Waterway near the city marina, only a minute from the serene setting of Lake Maria Sanchez (originally a creek which was dredged in order to fill in the wetlands on which Flagler's hotel would be constructed) and the historically significant Lincolnville neighborhood, and directly between the First Congregation Sons of Israel Jewish Synagogue (across the street to the east) and the Greater St Mary’s Missionary Baptist Church (on Washington Street, with their parking area bordering our property to the west).

THE HOUSE: The duplex was built in 2006, purchased by us in March, 2015, and both of the 3BR/2BA approximately 1500 sq ft apartments were almost totally renovated with the comfort and enjoyment of our vacation rental Guests in mind. For many of our Guests, a main drawing point will be that you can just park your car and walk to most of the popular tourist attractions, bars and restaurants – or just take a casual stroll, jog or bike ride through some of the most peaceful and beautiful residential areas of our wonderful city.

THE OUTSIDE: The first things you will likely notice about the property are the well-kept garden on the east and south sides of the property covered with Florida-native plants, palms and live-oak trees, and the red paver driveways on either side of the building. The driveways lead around the building to a large uncovered gravel parking area in the rear where each unit has dedicated space for up to 3 standard-size vehicles (18 ft max). The outside sitting area for this unit is on the front porch (where the entrances to both units are located) and has a small table with two chairs and two rocking chairs for the sole use of our downstairs Guests. The east-facing porch is perfectly suited for enjoying your coffee in the morning sun or evening beverage in the shade, and generally watching the world and the occasional horse-drawn carriage go by on Cordova Street.

THE LIVING ROOM: Accessed through the porch entryway, the living room looks out onto the quiet residential street through two large east- and north-facing windows. Like most of the rest of the apartment, the living room has new flooring, and offers two comfortable over-stuffed chairs, a large sofa-bed, and additional seating with Ottomans (for a total of 8 spaces), making it a perfect place for planning the day's activities, watching a movie, or relaxing with a book.

ADDITIONAL SLEEPING SPACE FOR A 7TH AND 8TH MEMBER OF YOUR GROUP: While our standard pricing is for groups of up to 6 persons, the sofa-bed has a comfortable queen-size air mattress which is inflated with a special pump. So while the apartment can accommodate a 7th person sleeping on the sofa, it can also accommodate a total of 8 persons, with the 7th and 8th persons on the sofa-bed. Appropriate bedding is provided for the 7th person sleeping on the sofa or for the 7th and 8th persons sleeping on the sofa-bed. (Guests are NOT authorized to bring beds, cots, bedding, floor mats, sleeping bags, etc. -- with the exception of a crib/pac-n-play for an infant.)

PLEASE NOTE that the special pump for the sofa-bed air mattress is provided ONLY when the booking is for 8 persons, or for 7 persons if the 7th person wishes to sleep on the sofa-bed and not just the sofa (in which case the costs will be the same as if the booking were for 8 persons). PLEASE ALSO NOTE that the living room coffee table and ottomans will need to be moved to the side in order to extend the sofa-bed.

See the Rates table for the pricing for each additional person beyond the standard group of 6, which may vary between booking periods. (There is no additional Guest rent cost for one infant when he/she sleeps in a crib/pac-n-play brought by the Guest or provided by us -- see the Amenities section for details and costs for use of our pac-n-play and/or highchair.)

THE KITCHEN & DINING AREA: We are confident that our Guests (especially those who love to cook and eat) will enjoy the brand new kitchen where two can easily work side-by-side. The new cabinets and granite counter-top, the new French-door cabinet-depth frig and new (and very quiet) Bosch dishwasher, and the stainless-steel stove and microwave, as well as other counter-top appliances and all the necessary pots and pans are sure to please the most demanding cooks. The adjacent dining area with seating for 6 is the best place to enjoy your breakfast as you and the members of your group bask in the morning Florida sunshine flowing through the large east- and south-facing windows. And although there are many fun, tasty, and romantic places to eat in St Augustine, we are sure that most of our Guests will appreciate the flexibility of enjoying a fine or family-style meal in your home-away-from-home. We even provide a great assortment of herbs, spices and other goodies to get you started.

THE BEDROOMS, BATHROOMS & LAUNDRY: All three bedrooms are quite large and comfortable, from the Master (12+ft x 14+ft) with a King bed and en-suite bathroom, to the Guest bedroom (with a Queen bed and direct access to the Guest Bathroom) and 3rd Bedroom (with two Twins and access to the Guest Bathroom through the hallway) each at 12+ft x 13+ft. All bedrooms have new flooring and ample space for clothing and luggage, but perhaps the best part is that they overlook the parking area to the back of the building which is almost totally shielded from the neighboring property by a line of tall trees and other foliage, along with a 6 ft shadow-box wood fence with knee-wall. This makes for an excellent privacy barrier and gives the feeling of living in a downtown enclave. Both bathrooms include new vanities and toilets and large showers, and the laundry room is outfitted with a new high-capacity Kenmore washer and dryer.

ENTERTAINMENT AND CONNECTIVITY: The apartment is served by Comcast cable TV (with 145+ channels), high-speed Internet (up to 75 Mbps) with WiFi, and an Internet-based phone system. We've provided a 40+inch flat-screen Smart TV in the living room for cable, and access to our Netflix, Amazon Prime Movies, Pandora, and iHeart Radio apps/accounts. If your home TV service provider offers online programming for viewing on your laptop computer and/or mobile device, you may also be able to view that content on our living room TV using the 'Miracast' capability of our BluRay/DVD player -- depending on the capabilities of your laptop/device (currently Windows 8.1/10 and Android 4.2+ only) and your familiarity with your laptop/device, etc. The 3rd Bedroom also has Comcast cable connectivity with a 30+ inch Smart TV, and can be used as an office as we have provided a desk for your laptop or other devices. NOTE: Access to and proper functioning of our Smart TV apps (Netflix, etc.) and 'casting' of your home TV provider content to our TV is NOT GUARANTEED, as there are many factors which could make those services unavailable.

About Keith & Mary

Mary and I (Keith) are both retired and moved to St Augustine from northern Virginia in 2011 (Mary is originally from Trinidad & Tobago, and I was born and raised in Wisconsin). Together we have 4 kids, strewn from Virginia, to Connecticut to Germany. As retirees, we're so busy that we can't imagine how we had any time at all to live when we were working.

Why Keith & Mary chose St. Augustine

Although this is a new property for us, we managed our previous home as a vacation rental for over 4 years. We sold The Villa at Kirkside on Valencia Street here in St Augustine in November 2014, having finally realized that a 5BR/4.5BA 4300 sq ft home with a huge garden and pool was simply too big for the two of us (duh!).

That wonderful property is now in new hands and is no longer a vacation rental, but during those years at the Villa we were fortunate to have had over 70 groups of Guests enjoy our home. Most rented the entire property when we traveled (which was quite often), but many others stayed in the 2BR/1BA lower level while we were in the upper levels. We especially enjoyed having a chance to meet the Guests who stayed in our home when we were there. One couple actually decided to move to St Augustine, and they are now very dear friends of ours. We still keep in touch with other Guests, including a British couple with whom we hope to get together at some point at one of their vacation rentals in Portugal or the UK.

Each and every one of our Guests who was kind enough to write a review honored us with a 5-star rating, which we are sure contributed to our property being selected by HomeAway as one of their small number of "Luxury Vacation Rentals" two years in a row -- along with, at that time, only one other property in Northeast Florida and around 500 in the entire USA.

While 164 Cordova is a very different place in terms of size, layout and style, we were drawn to it especially because it allowed us to downsize (the upstairs unit is our primary residence). It also gave us a chance to improve a tired property in a beautiful neighborhood, and to get to know those Guests who stay with us when we are not on the road -- which is our favorite part.

Family Weekend

Enjoyed a weekend away with my son, daughter-in-law and twin grandsons. The home is beautiful and very welcoming. It is located within walking distance to downtown and the first morning we walked to the Fort. When visiting again, we will definitely have this location at the top of our list.

Beautiful Home/Perfect location!

This house is so gorgeous and so close to the downtown historic district. We celebrated my daughters bachelorette weekend and our upstairs neighbors were celebrating their son getting married. They were just the nicest people. We made some very special memories this past weekend but the beautiful house and perfect location helped make the trip so wonderful. Thank you so much!

Great home away from home!

We stayed in this beautiful property over the 4th of July holiday (the fireworks display and activities in the square were amazing and fun for the kids). The location could not have been better--we could easily walk to all the restaurants (about 2 blocks) and activities (5 minutes to the Oldest House and several trolley stops) in St. Augustine, but still have the quiet when we were at the property. We also drove over to Anastastia Island for a day at the beach--less than a 10 minute drive. A grocery store is also only a 10 minute drive to get anything you wish to cook in the well stocked kitchen. The downstairs is decorated beautifully and extremely clean. We had all the extras--towels, blankets, pillows, even coffee to start our day! Thank you so much for an amazing 4 days--we will (and have already) recommend this place to others wishing to visit this historic town.

YOUR ITEMIZED QUOTE (accessed by clicking on "View details" link below the "per night" price indicated above-right on this page) may show a 'too-high' total cost, since we typically charge a lower nightly rental rate as the length of stay increases beyond 3 nights -- depending on the day of the week, season, and minimum booking period. ADDITIONALLY, SPECIAL PRICING (i.e., "XX % OFF"), if offered, typically does not apply to Holiday periods that may fall within a special pricing period.

LIVING ROOM SOFA-BED: The standard occupancy for this Unit is up to 6 persons. While the apartment can accommodate a 7th person sleeping on the sofa, it can also accommodate a total of 8 persons with the 7th and 8th persons sleeping on the extended sofa-bed. In any case, we will provide appropriate bedding. (GUESTS ARE NOT AUTHORIZED to bring beds, cots, bedding, floor mats, sleeping bags, etc., except for a crib/pac-n-play for an infant.) The special pump for the sofa-bed air mattress is provided only when the booking is for 8 persons, or for 7 persons if the 7th person wishes to sleep on the sofa-bed instead of just the sofa (in which case the costs will be the same as for 8 persons). The additional per person/per night cost varies by booking period, and is listed in the Rates table above. NOTE THAT SOME FURNITURE MUST BE MOVED BEFORE EXTENDING THE SOFA-BED.

LONG-TERM PRICING & EXTRA COSTS FOR STAYS OF 21+ NIGHTS: Stays of 45+, 90+, and 185+ nights will typically receive increasingly discounted pricing. For stays of 21+ nights, the maximum occupancy limit is typically 4 persons (no more than 2 unrelated persons/couples in the group) at the sole discretion of the Owner, and Guests must allow our team to clean the kitchen and bathrooms every 10-15 days at an additional $50/clean plus tax.
