I own and operate a country store in Largo, Florida. I grew up in the town of Greene, NY which is about 9 miles away from where the cottage is located. I've lived in Florida for the last 30 years, and plan on using my cottage a couple of months a year myself!

Why Stuart Opp chose Smithville Flats
My grandmother owned a cottage on this lake in the 1950's. When this property became available, I just knew I had to have it. Before I moved to Florida I'd spend hours and hours in the surrounding woods exploring and hunting. One of my favorite pastimes is just getting in the car and driving on the hundreds of miles of unpaved roads that crisscross this whole area.
What makes this Cottage unique
I've always been a fan of post and beam construction. When I saw that this cottage had the joists, beams and rafters all exposed, I was immediately attracted to it. Since I've gotten it, I've insulated the roof from above, leaving the roof rafters exposed. On the first floor, all of the floor joists and wood floor above are all exposed. I think it's a great look!

Parking is in the driveway. Please do not park on the grass or lawn areas.

Great weekend get away
Truly a cabin by a lake
This is truly a cabin. We enjoyed our stay at Cincinnatus Lake and experiencing the atmosphere of peace and quiet. The cabin was clean but needs a good sweeping around outside windows and doors. All appliances working and includes a washer and dryer. Beds are very comfortable and linens and towels available. The screen doors could use a good scrubbing and or a coat of paint. One item we tolerated and finally got used to was the on demand hot water heater. The nights were quiet and restful. Thanks to the small wood stove we stayed warm and cozy on the cool mornings.
Thank you for your feedback on the cottage. We’ll add a new screen door or two to the list of items that we’ll repair and replace. I wish I could post a picture of how the cottage looked when we purchased it. I think you’d agree we’ve come a long way!

Was a amazing stay we stayed a week and the fishing was amazing cottage was rustic but everything you need even wifi!

no frills but comfy
This is a comfortable cottage close to the lake with a nice dock for sitting. After a wet spring the ground was very wet getting to the dock so not able to use the firepit. But had a very nice fire each night in the outside woodstove at the end of the covered pavilion that has a picnic table and grills under it...Perfect! The close neighbors were very busy mowing and using water ski-doos, so a bit noisy there one day. But had a great weekend seeing old friends at this rustic cozy cottage! Even had good luck fishing! Thank you Stuart for sharing your getaway with us...it has everything needed for an enjoyable time!

Very relaxing get away!
Great getaway! Nice cottage, very relaxing...The birds are singing, the lake is beautiful. Lots of rides in the canoe and kayak. Oh, and who could forget the Broome County Fair🤠
What a great place! Our family thoroughly enjoyed every minute of our 4 night stay! The beds were comfortable, the house was neat, and the fishing was INCREDIBLE!! The caretaker (Dustin) met us in town and took us to the house to ensure we got there without getting lost. Dustin was knowledgeable about the area, and made himself fully available, for anything we needed (which we never ended up needing anything). Phone service is "spotty" and internet service was as well. To us, this was an unexpected bonus. We spent alot of quality "family time," There were 2 rowboats and a canoe for our use. We caught so many fish, we froze a bunch and took them home to enjoy another day! Swimming off the dock was another highlight for our children. Smithville Flats is great place to visit, and the sandwiches at the general store are WELL worth the trip into town! All in all, we loved this place and will likely be booking several trips there next summer, if the owner will have us back!!
