About the property

Our beautifully appointed kitchen has everything you could need including a huge 'walk-in' fridge, and breakfast area. Should you wish to dine at home, our fabulous dining area will provide the perfect setting. There are three further bedrooms, each with TV/DVD's plus two more bathrooms. The villa also has a double garage and laundry room. Our management company are two minutes away and will ensure that you are well looked after. So whether you are on a family holiday checking out the Parks, or simply looking for a bit of golf and relaxation, this really is the perfect setting. Highlands Reserve is one of Florida's most prestigious golf courses located approximately 40 minutes south west of Orlando International. Airport, on US27 just 5 minutes north of Highway I4. Within Highlands, our Villa is located away from the main road, on Northampton Drive . The Club House is a one minute walk away..!! Local shops and amenities are a two minute drive, with plenty of restaurants located along US192 only 10 minutes away by car. If you fancy a trip out to the Coast, you'll find either the Gulf or Atlantic just an hour away in either direction. Perfect also for checking out the Kennedy Space Centre or Busch Gardens. Orlando International 40 minutes. Sanford International 50 minutes. Tampa International 1 hour. Miami International three and a half hours away from vacation villa.

It has potential ... but not ready

We checked into the Villa an hour early which was a surprise but appreciated. We used that hour to explore AND inspect the house. Upon entrance, it's beautiful. However, the upkeep to the property wasn't important (obviously). Downstairs, there is one bedroom, a bathroom, kitchen, eat in kitchen area, and 2 separate living areas. There are 2 BIG sliding glass doors leading to the pool overlooking the golf course. Now I booked this house several months BEFORE our stay June 20, 2017. I also requested pool heat for an additional $25/day. When I got there there the pool nor spa were heated. The spa wasn't on. I called the owner Mr. Andy and he was VERY short and kinda rude. But maybe it is a cultural thing, so after much back and forth my husband spoke with him. He first told me someone would be there. Yet we waited about 2-3 hours it was going into dinner time so my husband called. He told my husband to do something with the pump on the side. Long story short, after being told by the owner to turn on the heat. We couldn't get him on the phone again. So we hunted for an instruction book and found property management information. They sent a pool guy with a message he claimed was from the management team. "If I/we have to come back out, it will be a charge to you all." 1. If it was on AS REQUESED, that would have been avoided. 2. The owner talked him through what to do and it STILL exploded. It sucks that you can't run the jets in the jacuzzi and the pool be warm. And vice versa. I called the management team and told them how uncomfortable that was. Then the amount of dust in the house, this house wasn't prepped before we got there. It sat like that since the last guests. I say this because there was a huge spaghetti sauce spill IN FRONT of the fridge on the floor that was a pain to get up. I came to relax NOT clean. It has the potential to be a great spot IF the owner and management team get it together. Now upstairs all bedrooms had a tv except one which is minor considering the kids spent most of the time in the game room or in the pool. In the manual it read there was or should have been a floor mounted safe ... good luck to the next vacationers searching for it!!! But this home is lovely. I just can't say I'd recommend it until they treat the property with pride and not just a way to "get money" because that's what it felt like. I was able to email and get quick responses BEFORE my vacation but he became a ghost once he got the fees.

nice house but....

We stayed for 12 days in March 2017. The neighbourhood is great and the house is large and well laid out with the pool deck being very robust. The house is situated on the 18th hole on the golf course. Unfortunately, the house is lacking many things. The house has bug problems. We had many issues with ghost ants (more than we could kill) which got into our food, as well as geckos (three, with one being all the way upstairs in the master bedroom) and some sort of large tropical beetle (two). We couldn't figure out where these bugs were coming from until we looked at the front door and found a large chunk of the weatherstripping was missing from the bottom of the door. We had to stuff paper towels in the hole to ensure we didn't get any more unwanted visitors. We brought this to the attention of Andy Booth (owner) about a week into our stay, and we received no response to our concerns. The bedroom doors in the house squeak so loudly that you knew who was coming and going. Pots and pans all need to be replaced as they are old. Teflon is all scratched up. The frying pan was so small we could hardly cook one pound of beef. The cooking utensils were melted and/or broken. Toaster should be replaced. It will toast, but it won't pop the toast up. No tea towels for drying dishes. No pool towels to use even though the "house book" stated they were available. Pool spa has no timer to turn the tub on, even though the "house book" says it does so it's basically useless. No pool lights for night time swimming. Lots of holes in pool cover screen. Master bedroom mattress should be replaced. Other bedroom mattresses seem to be fine. Windows are paper thin. You can hear EVERYTHING that is going on outside. Be prepared to be awakened at 5am daily when the golf course crew starts their morning cutting. Air hockey table is about to collapse. Table, chairs and bench seating by the kitchen all need to be tightened up as they are close to breaking. No recycle bin(s) for the house was given. Pool was inundated with grass cuttings that made it impossible to clean. Many lights were burnt out in the house. Andy did send someone out to clean out the pool filter and replace the lights.

We've been renting for over 10 years in the Orlando, Davenport and Kissimmee area so this isn't our first rodeo. The house has TONS of potential to be a superb rental. Ownership should go through the house and pay more attention to detail.

The house was amazing and gorgeous!! It was located the right amount of length to all the theme parks. We loved it and would for sure come back. Very clean and organized.
