SPRING BOOKING SPECIAL
Since I've been doing off season remodeling and have had to turn away a few bookings, I'm ready to get some things on the books. Book for a week and pay $300 plus taxes, fees, and cleaning. Book for at least 3 nights and pay $70 a night plus taxes, fees, and cleaning. Reservation must begin by the end of April 2017.
New updates to be finished by mid February 2017, new tubs and tile surrounds in bathrooms, one bathroom is a tub sized shower only. They are also freshly painted and beadboard ceilings. Bedrooms have new paint and all the popcorn ceilings are gone. All electrical outlets and switches have been updated.
I've done a kitchen remodel Jan 2016. New countertops, backsplash, ceiling, lighting, over the stove microwave are all new, beadboard ceilings, and new recessed lighting.
Two bedrooms (split floor plan) with over 400 sq ft each and 2 queen beds each, (each bedroom with bathroom) living room/dining room, fully supplied kitchen, and a 3rd full bathroom. Furnishings are all new. Gas fireplace in the living room added November 2015. Bathrooms have new vanities and wainscot.
Get a great rate if you can stay during the week when you can enjoy less crowds.
I will consider one night stays on a case by case basis, but it wouldn't be a great value to do so since it is the cost of the night plus $40 cleaning fee, plus 15% tax, plus the vrbo fee which is probably another $10-$12 dollars. So depending on whether the night is during the week or on the weekend, the cost would be approximately $130-$160.
This home is in the Villas area of Fairfield Bay, just 3 blocks from the conference center, near many of the area amenities, and a short 5 minute drive to the marina. The Villas are in a very quiet neighborhood, stand alone houses, so no noise from connecting neighbors like the condos in the area. Lots of trees, and most things are walkable.
Come to this beautiful area and enjoy not just one of the top 10 cleanest lakes in the country, but the many amenities. There is bowling, fitness center, swimming pools, golf courses, putt putt, volleyball, basketball, tennis courts, walking trails, Frisbee golf, and restaurants all surrounded by mature trees, mountains, and the beautiful Greers Ferry Lake. The marina is a 5-10 drive from the house. All types of boats are available for rent there from jet skis to pontoons.
There are a number of trails in Fairfield Bay that offer hikes from short and leisurely to longer and more challenging. Indian Rock Cave Trail 3/4 miles, Indian Falls Trail, 8/10 mile of rock formations and waterfalls. Woodland Mead trail to Ed leamon Park trail to Ed Leamon Garden trail are about 1/4 legs. Lakewood trail is 5 miles, and Mt Ranch trail is a 5 mile bike or hike trail.
There are a handful of restaurants on the property and a grocery store and Dollar General just outside the main entrance to the Bay.
Fairfield Bay also offers more than 50 community organizations, ranging from golf and boating groups, artist’s league, civic organizations, hiking clubs, and Master Gardeners! In Fairfield Bay, everyone can get involved!
The Bay is also conveniently located, with Conway (60 minutes) and LIttle Rock (90 minutes) in our back yard, the attributes of the big cities are handy, while enjoying the high quality lifestyle the Bay is known for.
Fairfield Bay is also host to several great seasonal festivals! These family friendly celebrations are sure to please everyone no matter the time of year! So come and enjoy these community events throughout the year such as: Bloomin’ in the Bay, Surf the Bay, 4th of July parade & fireworks, and StoryFest at the Bay just to name a few. This is my personal retreat home, and where I will likely live permanently in a few years. I am currently adding updates to make this more of what I will want long term, and not just a rental property. Some updates done, more to come over the next year.

Great deals can be had in Fairfield Bay. I chose this house because of it's central location. Right around the corner from the conference center, walking distance to the gym, to a daily lunch at the senior center open to anyone, walking distance to a trail, putt putt and courts, and a longer walk to the pool.
We SO enjoyed our getaway to Fairfield Bay. The Villa was warm, and homey and felt like visiting a friend or relative's home. Everything we needed was right there. Comfortable beds, extra blankets, well stocked kitchen, even some board games for the kids. We had a blast bowling, playing putt-putt, and enjoying beautiful Greers Ferry Lake. We would not hesitate to stay here again. Thanks for everything!
The condo was clean, comfortable, well stocked and even seemed bigger than we expected from the pictures online! Owner was very nice and easy to work with. Be aware that the a/c is provided by window units. They cooled adequately for us on very hot summer days so no problem for us.
The property was very clean and comfortable, I was disappointed we didn't have access to washer & dryer that was on site which is a must with kids,swimming pools,fishing and the lake lots of wet clothes and no place to dry them😕
We stayed 3 nights in this property. We found it to be clean, well equipped, nicely decorated and very comfortable. The area was nice and quiet and served our needs perfectly. We enjoyed it very much.
Minor Complaints: 1) The website where we found this property advertised it at $61 per night yet the rate when actually booking the reservation was close to $90 per night. This "bait and switch" tactic is not good for business and gave us the impression that the rest of the information on the site was less than truthful. 2) The unit has window air-conditioners. They were all noisy and we had to turn them off at night to sleep. I noticed that the filters on these window units had not been replaced or cleaned and were almost totally clogged up, which makes the unit work harder to cool the room and costs the owner money. 3) Finally, whoever is cleaning the condo for the owner is using a product on the tile floors (which are tile through-out the unit) that leaves the floors sticky and slick. I would recommend to the owner that the floors be thoroughly cleaned, by hand, with an ammonia or other non-soapy solution. When this floor, in its current condition, gets wet, it is slippery and dangerous to walk on.
Other than that... I consider this unit to be a very nice place to stay and a good value.
Very comfortable and worked great for our group!! We loved the pool area at Chelsea Heights!! We were disappointed that the log cabin and museum were not open Saturday afternoon but enjoyed the trail to cave or rock house. Only problem was it being so hot when we arrived and it took a long time to cool down that evening. AC in the unit on right side did not cool very well all weekend, it may need serviced. Maybe if air could be turned on an hour or two before arrival especially in the main living area? Overall great and all the ladies enjoyed it. Perfect having 3 full bathrooms! We had a wonderful weekend! Thank you!
The owner provides quick responses and has everything in order. The condo is clean and spacious and in walking distance to the park and mini golf. The beds are very comfortable and there is a full, but small, kitchen. The covered patio is great for games and there is dish tv for rainy times.

BE SURE you can come for your booking dates. If fee has been paid in full I cannot refund 100% because VRBO keeps the fees they charge for the booking. If something comes up that wasn't anticipated and you can't rebook for different dates, I will refund the rest of the fee, but not until after the dates you were supposed to stay when VRBO pays me for the booking. Person booking must be at least 21 years of age.
