Roscullion Barn is a lovely home-from-home owner managed barn conversion sleeping 4 in a peaceful location surrounded by farmland, just 2 miles from Padstow, the beaches and coastal path. NEW for summer 2016 - we are pleased to be able to offer superfast broadband at the property.

With two large double bedrooms, and two bathrooms the barn offers flexible accommodation for a couple, two couples or a family of 4. The barn is furnished and equipped to a high standard; our aim is to provide a home from home with all the furnishings and equipment you may need to have a really comfortable and enjoyable holiday, whatever the weather.

Ground floor: The very large farmhouse kitchen has cream shaker style units and new appliances – cooker with double oven, fridge/freezer, dishwasher, microwave, CD/Radio, large farmhouse table seating 6 and a sofa (not visible in photos). Separate utility room with washing machine and tumble dryer. Downstairs cloakroom/WC. Comfy and spacious living room with two sofas, armchair, large flatscreen TV (Freeview), DVD, MP3 docking station, and a good selection of CDs, DVDs, toys, books and games. Good sized sunny south facing centrally heated conservatory with further sofa and chairs, further dining table and chairs.

lst Floor: Bedroom 1 is a very large room and an ensuite bathroom with a power shower. It has exposed beams, a quality king size bed to ensure a good night’s sleep, flatscreen TV (freeview), wardrobe and pine furniture. Bedroom 2 again is a large room with quality beds which can be set up as twins or zip and linked to form a super king double. Bedroom 2 also has exposed beams, wardrobe and pine furniture. Bathroom/WC has a white suite and includes large bath with power shower, WC, sink and heated towel rail. We can also provide a travel cot, highchair and stair gate at no extra cost. The property is centrally heated and has Wifi and a telephone providing free evening and weekend calls to UK landlines.

Outside: South facing patio with picnic table overlooking large secure garden (plenty of space for ball games), and fields. Plenty of parking and storage for bikes, surfboards and wetsuits. BBQ and beach accessories provided. Full size table tennis table in external games room. Netball post.

About Mrs Julie Smales

We are Simon and Julie Smales and we live in the old farmhouse. We have been successfully letting our barn as a self catering holiday property for over fourteen years and have a number of loyal customers who come back to stay year after year. Whilst we are on hand should you need us, the barn is quite private as it is separated from us by a large shrubbery, the old stable and piggery which are now used as a garage and table tennis room.

Simon is originally from New Zealand and I was brought up in London, although my mum is a Padstonian and my grandparents farmed a nearby farm, so even before we moved here I had strong ties with this beautiful part of the world and spent a lot of time here. In the end we decided to move here permanently in 2002. Simon decided that if he couldn't live in New Zealand, Cornwall was the next best place to be. We have restored the farmhouse and renovated the barn which was originally converted in 1993 by our predecessors. We have fitted a new shaker style kitchen and new windows, part of our rolling programme of updates and reinvestment. Having travelled extensively we have shamelessly replicated the good things we have come across in properties we have stayed in. As you can hopefully tell, we are passionate about providing somewhere that our customers will love, enjoy and return to.

Why Mrs Julie Smales chose North Cornwall

Its a lovely quiet south facing rural spot, yet is near Padstow and our seven beautiful sandy beaches are all within 10 minutes drive. We great great feedback about our peaceful location, the space/large rooms and the comfort of the beds. It's also great for accessing the rest of Cornwall. All the rooms are large, and the two bedrooms have a bathroom each. There is plenty of space, and the heated conservatory with comfy sofas, means that you have a third reception room, so if someone wants to watch the TV, there is somewhere else where you can just read a book in comfort. The kitchen is so big there's even a sofa in there.

What makes this barn unique

We get great feedback about how clean, comfy, homely and well equipped the barn is. The kitchen has all the little extras you need to cook anything from a roast to a stir fry. And if the weather isn't quite as sunny and dry as you would like it to be there are plenty of DVDs, books and games and table tennis to keep you entertained. We also provide a few body boards, and have a small selection of wet suits which our guests are welcome to use, along with buckets and spades, and fishing nets. We really do try and think of all the little extras you may need. There's even a coolie bag, flasks and picnic plates for you to borrow If you want any tips on where the best beaches are and where the secret spots are that only the locals know about, well they are all in our extensive Welcome Book.

Superb! This place is a gem

Greeted with a Lemon drizzle cake. A clean and pretty barn. Well decorated, with everything we needed in it. its easy t I could get into Padstow in 5 minutes drive. I can not recommend it high enough. We loved it! And will re-book. We are a family with on 18 yr old and one 14 yr old. Both had a great time, table tennis in the garage, lots of space to throw a frisbee. There were some boggy boards in the garage (we didn't use) I like the attention to detail the owner has. Great place and good value for money.

Fabulous Roscullion

We couldn't believe our luck when we arrived at Roscullion. It was beautiful and so well equipped. Very comfortable accommodation and a lovely welcome pack. The owners were very nice too. Our week didn't go as planned, two of our party of four couldn't come because of ill health. Sadly my dad died when we returned but we hope to bring my mum to stay next year. Padstow was very nearby and absolutely gorgeous!

This was our fourth visit and it gets better every time. The new kitchen and windows are a great improvement. The beds are very comfortable and we love the peace, quiet, the space and all the little extras you don't always find In self catering properties - this is one of the best. It's lovely to be able to relax in the sunny heated conservatory which overlooks the garden and field. We'll be back again"

Roscullion Barn

We really enjoyed our stay in this home from home holiday barn. The accommodation was very clean, spacious and the kitchen was very well equipped. The cake on arrival was a nice touch as well as the fresh flowers in the kitchen.

We managed to see quite a bit of Padstow and the surrounding areas despite the very cold Easter weather! We can recommend Dairyland especially the soft play area for under 5's and the Eden project was very interesting.

We had fish and chips at Rick Stein's which was nice but quite expensive - over £30 for 2 fish and chips, 1 child's portion, 3 side orders and 2 soft drinks.

All in all we had a lovely time and would recommend the barn to anyone and we hope to return.

Padstow is an Area of Outstanding Natural Beauty, famous for its dramatic coastline and wonderful sandy beaches. The picturesque fishing port of Padstow, just two miles away, offers a good selection of pubs and restaurants including Rick Stein's world renowned Seafood Restaurant. There are wonderful cliff walks and public footpaths nearby. For golfers Trevose Golf and Country Club is just three miles away. Surfing, kayaking, windsurfing , fishing, horse riding, tennis, sailing and water skiing are all available nearby.

Roscullion Barn is also an ideal base from which to explore the rest of Cornwall. The Eden Project is just half an hour away, and the many National Trust properties and gardens of Cornwall are all within an hour's drive.

Golf: Trevose Golf and Country Club is just 3 miles away providing 18 hole championship links golf, along with a 9 hole pitch and putt and the 9 hole Headland Course. There are also tennis courts for hire and an outdoor heated swimming pool available to daily guests.
