The Holiday Let is a fully owner managed/maintained, spacious, 2 bedroom modern apartment with fabulous panoramic views of Holyrood Park. The flat benefits from a lift/elevator, free WiFi, free on street parking and is just 5mins walk from Scotland’s premier tourist hub, namely the Holyrood Palace / Scottish Parliament / Arthur’s Seat / Royal Mile / “Dynamic Earth” area.

This central Edinburgh apartment (see our map “photo”) occupies a quiet, sunny position on the fourth floor (easily accessed by lift/elevator or stairs from the lobby) of a recently built (2004) development. A 30 second walk takes you to the amenity intensive London Road, which boasts fantastic transport links to the principal tourist attractions as well as the scenic City center. There is a Secure (buzzer) Entry System with an intercom providing additional security, while the common areas are well lit, cleaned weekly and kept in good repair.

The apartment is situated pretty much as close as you can get to all the historic Old Town sites and visitor attractions in Edinburgh with FREE on street parking. Most of central Edinburgh is unfortunately (expensive!) metered parking zones.

The apartment comprises an attractive, large (c.400SqFt), light, bright open living / dining room with plenty of space to kick back and relax after a hard day out seeing the sights or attending a work event. The living room has a comfortable sofa bed, which pulls out very easily to form a good sized (6Ft 8') double bed, a separate 3 seater couch and comfortable chairs. In addition there is a modern flat screen TV with DVD player (DVD library provided), as well as an iPod docking / speaker / charger. The dining table comfortably seats 6, with (double glazed) picture window views of Holyrood Park to be enjoyed over breakfast / diner.

The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, a cooker, washer/dryer, dish washer, fridge, freezer & microwave as well as electrically wired heat & smoke detectors. In the vicinity there are a number of smaller shops as well as (5mins walk) the substantial Meadowbank shopping center that includes a Sainsburys, TK Maxx and other outlets. However, for those that prefer to dine out, cosmopolitan Edinburgh is renowned for its large selection of restaurants, with a variety of restaurants / pubs nearby.

The sizeable master bedroom with King sized bed, built in wardrobes and table & chairs to quietly relax in. There are unobstructed views of the beautiful 650 acre Holyrood Park, home to the Palace of Holyrood House (the Queen's official residence in Scotland), which is just a 5min walk from the flat.

The second bedroom is similarly spacious with 2 single beds, built in double wardrobes and, like the whole apartment, benefits from double glazing. The bathroom, which has recently been modernised, comprises of a toilet, wash hand basin & bath with modern shower / shower screen. The separate shower room has also been modernised and has a shower cubicle, with toilet and wash hand basin.

A 30 second walk takes you to the buzzing London Road’s shops/pubs and, as a major bus nexus, gives unrivalled access to a host of bus routes to main tourist destinations (Princes Street in 5mins, the Old Town, New Town, the Royal Yacht, Edinburgh Zoo etc) and shopping destinations. While a 5min walk in the other direction takes you to the bottom of the World famous “Royal Mile” (as the name suggests, it’s a mile from Holyrood Palace to Edinburgh Castle) and various airport Link / tourist bus stops.

Whenever possible, guests will be welcomed personally at the property for the handover of keys. As you would expect, crisp fresh linen, bath and hand towels are provided for guests. In addition, local information / literature, an iPod docking station and a selection of books, DVDs & board games have been provided for your perusal.

Due to local restrictions, the maximum length of a stay is 30 days.

Both my partner and I were born and brought up in Edinburgh and have spent most of our lives in this beautiful city. I previously worked for the Scottish Government, in roles ranging from Policy Development to briefing Ministers, while Campbell worked for various finance companies.

Since early 2013 we have been managing our own Holiday Let business and, thanks to repeat business & many positive reviews, now both do this on a full time basis. We have created very thorough welcome folders and email our guests’ apartment specific (4 page) brochures which have instructions on the various modes of transport to get to each apartment, as well as information (& a map) on nearby bars / restaurants / shops etc and links to things-to-do while in Edinburgh.

Quite simply, the best of what Edinburgh has to offer is right on your door step as the apartment is located in the heart of the City (see our map “photo”). Scotland’s premier tourist hub, namely the World famous Royal Mile / Holyrood Palace (the Queen’s residence) / Scottish Parliament / Arthur’s Seat (set in a 650 acre park, is the view from your living room window) area, is within a 5min walk, while a 30 second walk in the other direction takes you to London Road (a major bus nexus providing access to Princes Street in 5mins and routes to the Old/New Town, the Royal Yacht in c.15mins and Edinburgh Zoo in c.30mins. etc). And, despite its central location, the apartment benefits from much sought after FREE WiFi & FREE on street parking!

What makes this apartment unique

Without a doubt the apartment’s central location close to the main attractions and stunning panoramic views of Holyrood Park (all 650 acres of it!) and ready access to FREE parking has been a major Holiday Let draw. This high quality apartment has recently been modernised throughout, has lift/elevator access and is large by Edinburgh standards, meaning it can comfortably accommodate up to 6 people (check out our floor plan “photo”). Nearby there is a major shopping centre (3mins walk), other shops / pubs / restaurants and numerous bus stops (including an airport / tour bus stop). In short, this apartment is a great base to make the most of your visit to Edinburgh!........ I speak English; however please note that over the years I have found Google Translate very effective for assisting with queries & handling bookings in other languages.

GETTING TO THE FLAT:

Transport Links are excellent as the apartment is close to several main bus routes which access most areas of the city and beyond. The front of the building (which faces the main road) is recognisable for its curving copper green exterior, while its sandstone coloured back (where the flat is located) benefits from unobstructed panoramic views of Arthur’s Seat / Holyrood Park & beyond.

A) Bus/Airport: The Airlink 100 service (£4.50) runs from the airport to the City Centre (Waverley Bridge), from where it takes c. 20mins to walk to the apt. The Skylink 300 service (£4.50) takes considerably longer as it takes a roundabout route and stops many more times, although if you alight from this bus at the top of Easter Road stop you will have just a 5 min walk to our apartment, although we recommend using a phone GPS tracker.

B) Taxis: Are widely available at the airport & cost around £25 (depending on traffic) to get to the flat. Alternatively try calling City Cabs or Central Taxis

C) Trains: Waverley Train Station is a 15-20min walk away. A taxi to/from Waverley will cost c.£5 to get to the apartment. [The station has a baggage storage area]

D) Car: Nearby access to the city bypass & motorway networks is very useful. It can sometimes be difficult to find free parking in Edinburgh City Centre but Abbey Lane and the surrounding streets are about as close as you can get to the City Centre, the Royal Mile and the Old Town and be able to PARK FOR FREE at all times.

E) Tram: A quick 3 min walk from the airport will take you to the tram stop where you can buy tickets (£5.50 an adult). Trams run every 8-10mins and it will take c. 45mins to get to York Place (the last stop). Alighting here you can then take a Lothian bus (26 or 44) to Carlyle Place and it is just a 5 minute walk from here or you can walk from York Place which will take c. 20mins

THE NEIGHBOURHOOD:

1) The apartment is very centrally located with all of Edinburgh's tourist attractions within easy reach (See our map “photo”). Ideally situated for the Royal Mile (5min walk), Palace of Holyrood House (5min walk), Scottish Parliament and Dynamic Earth (5min walk) as well as having the beautiful Holyrood Park right on the doorstep. Nearby, there are also numerous festival and 'Fringe' venues (it’s a 15min walk through the park to the famous “Pleasance”), the Grassmarket / Cowgate (20min walk) and Edinburgh Castle (25min walk). In addition, the flat is a 30 second walk from London Road’s buses (a major bus nexus, providing access to Princes Street in 5mins, the Old Town, New Town, the Royal Yacht, Edinburgh Zoo etc) and local shops/pubs.

2) Edinburgh: The Old Town's cobbled streets, closes (alleyways) and historic Victorian / Georgian architecture make it visually stunning. The grandeur of the New Town, designer/boutique shopping on George Street and an immense choice of restaurants and bars make it a city to suit everyone's taste and budget!

3) The Festival city: Festivals are what Edinburgh does best, with something going on all year round. The high summer Military Tattoo & International and the Fringe are perhaps the best known, however to name but a few Edinburgh hosts the Science festival (April), Film Festival (June), Jazz & Blues Festival (July), Book Festival, Mela (August) and numerous gourmet food events.

4) Entertainment: Edinburgh has a throbbing night-life, is home to various jazz bars, comedy clubs, while during the summer street entertainment & busking Bag Pipers are never far away. The nearby Playhouse (15-20mins) & Festival Theater (25min walk) host an abundance of cultural events, including operas, ballets & stand up comedy shows.

5) Walking in The Green City: Edinburgh is a fantastic city to visit and is small enough to walk around. Hollywood Park, Princes Street gardens and the meadows (tennis & pitch n putt golf!) are popular places for a stroll, offering a change to the ever present guided historical / ghost tours! For the more energetic, Arthur's Seat (3min away), an extinct volcano, is crisscrossed with walking trails and is popular with runners / cyclists as well as tourists for some of the best views of the city from Salisbury Crags. In addition, the Botanical Gardens and Edinburgh Zoo (No. 26 bus from London Road, c30mins), home to the UK's only Giant Pandas, are both worth a visit and are accessible by nearby bus routes.

6) Running, Edinburgh Marathon: Billed as “the fastest marathon in the UK” and “one of the fastest in the World,” Edinburgh is expected to host 40,000+ elite athletes in May 2017.

Very comfortable flat well situated

Clean and spacious with nice welcoming details like bread and milk and cleaning products. We just had to buy our food. Lovely view too. Just a short walk to Arthur’s Seat and the Royal Mile. Perfect for discovering Edinburgh.

Great location and helpful host

Four of us stayed at this nice apartment very close to Holyrood House and with a spectacular view of Arthurs Seat. This was a short stay at the end of a 2 week trip to the Highlands. The kitchen was clean and there were some basic supplies to keep you going till you have time to walk the block and half to the grocery store. For us, being clean was very important. The bathrooms were updated and clean, so that was perfect. The kitchen was clean, but missing a few implements we were looking for. Not a big deal since you are on vacation and everyone has different things they use in their kitchens. I was surprised that the clothes washer needed 6 hours to run, but that may be the norm in Scotland (at home a wash takes between 35 minutes to an hour and a dry about 30 minutes). I wish we had more time to spend there to enjoy the place and the rest of Edinburgh. I would pay a little extra for a more luxurious mattress, but the ones here were okay for a short stay. All in all, you won't find a better value for your money than this! Location, décor, information and parking were all pluses. Thank you for a lovely stay!

Perfect flat in Edinburgh

This property has it all. Location, view, free street parking, two baths with showers in each, close bus lines, walking distance to all the major attractions, Sainburys grocery virtually across the street. Eleanor is a gracious host, replies timely, and provides perhaps the best and most complete binder of information about the flat and the area we've ever seen in a VRBO rental. The view is exactly what is shown in the pictures, and it's a joy every day. This unit stays booked during the tourist season, with good reason. Book now or it will be gone. Thanks again Eleanor for a wonderful visit in Edinburgh. We hope to return.

Great place

What a great place to stay while visiting Edinburgh. Location is with in walking distance to all the attractions there. Elinor provided us with things to do and great place to eat. She is very helpful in how to get to the apartment and many other highlights for the area. The apartment is just as described on the web sight. We would definitely recommend this as a place to stay

Bright with a beautiful view

The apartment was clean and bright. Kitchen was modern and well equipped. The location is great with a short walk into the old city. We all enjoyed the food and atmosphere at the Safari Pub right around the corner.
