Villa Kyparissos is a privately set mansion-villa within an extensive (fully walled and gated) plot which is just a kilometer or so from the scenic village of Kathikas.
Kyprassios offers you stunning views overlooking Peyia, Coral Bay, and Paphos.
Villa Kyparissos is a 6 bedroom, 5 bathroom villa that sleeps 12. Separate sections split the villa - making it ideal for pairs of families, or larger groups of friends sharing.
Kyprassios has recently been renovated, and furnished to luxury standards. It's stunning stone arches,balustrades, and features make it a stately home in the sun.
The villa includes a private infinity pool, air conditioning, washing machine, dishwasher, wi-fi, and other modern conveniences.
Through the villa's grand entrance doors, opens a spacious open plan living area that retains an authentic Cypriot feel.
The other section of the house is furnished in a modern style for if you prefer a more contemporary setting. Villa Kyprassios has something to suit a variety of tastes.
The Lounge Area comfortably seats 9 with plenty spare chairs. You could be sitting around the wall mounted TV, or you could be sharing a glass or two by the fire on the chaise lounge.
The open plan living area includes a fully equipped kitchen and dining area.There is a utility kitchen adjacent with time saving appliances, and plenty of extra surface area for when you really want to show off in the kitchen. There’s also an impressive drinks chest with for glasses for all your favourite spirits. And if you don’t feel like cooking, the Taverna just 500m down the road offers some of the best Tapas in all of Kathikas!
Just outside the kitchen area there are al-fresco dining options, including a shaded veranda, with a large stone built bbq space. This area is perfect for enjoying a glass or two in the shade whilst barbecuing, sipping your morning coffee, or simply taking in the views.
Double doors lead into a contemporary sun room with amazing views on all sides,and doors that open out onto the pool.
The 4 south-facing bedrooms each have an en-suite bathroom.
The master bedroom includes a grand king-sized bed with fitted wardrobes, a wall mounted TV, and an en-suite which hosts a jacuzzi bath with shower.
The second Bedroom is also a king-sized room with wardrobes, TV and shower room.
The third bedroom is a king-sized room with wardrobes and shower.
The fourth bedroom on this level is a twin room with wardrobes and shower.
All these bedrooms have access to the wrap around balcony.
The lower section of Villa Kyparissos is built like a home within a home. It even has its own double door access; with a terrace hosting a modern sofa set in a shaded area, affording views across the local vineyards. The terrace leads to a modern lounge area with sofas and TV. It’s open plan with another fully equipped kitchen with appliances and a table and chairs to seat 4.
Moving through the corridor to the bedrooms, there is a king-sized bedroom ,a room with twin generously sized beds and a cot..
Both bedrooms share a bathroom with bath and overhanging shower.
There's a pool table set at a point between the two sections of the villa - for friendly competition only of course.
The property has various lighting options for brightness or ambience, each bathroom has heated towel rails and all bedrooms windows are fitted with shutters and fly-screens. Kyprassios can be darkened, cooled, brightened, warmed, and ventilated to suit your desired climate. The property is centrally heated.There’s also an open fire in the lounge, and an option to create a warming flame in the bbq area for the cooler seasons. Daytime will be generally warm and sunny for day trips, walking and exploring in the sunshine and then perhaps an evening meal at the local taverna followed by drinks around the fire.

Villa Kyparissos is truly majestic. From the grand entrance gates and long driveway (with roundabout) to its colours and features, curved steps, and stone balustrades that give Kyparissos a stately feel.
The Kyparrisos tree forms a central focal point in the entrance area.
As legend goes, KYPARISSOS (or Cyparissus) was a handsome youth from the island of Keos (Ceos) loved by the god Apollon.
He died of grief after accidentally killing his beloved pet stag and was turned into a cypress tree. The friendly owners who run the tavern down the road will more than happily share with you amazing history and amusing stories..
Towards the rear of Villa Kyparissos there is complete seclusion and privacy. At its heart there’s a large private infinity pool which has amazing views on all sides as well as Roman Steps and a handrail for ease of access or for smaller children. The pool is 11m x 5 at widest points and is surround by luxurious sun loungers with parasols, drinks tables, a swing seat, a hanging basket chair, and a poolside shower. A grand white stone table and chairs with seating for up to 12 people looks across the pool to the stunning views below. The area is ideal for dining as a group, day or night, in a spectacular setting.
Across the pool from the loungers and the dining area a large gazebo provides shade,views, candle holders, and a modern rattan sofa set. The exterior is well lit at night with sculpted stone light fittings surrounding all areas.

''The property is beautiful – stunning views, and we really enjoyed the pool after hot days of sightseeing. Great, quiet location. Marios Georgiou took us on a private tour of Northern Cyprus, and it was FABULOUS. Highly recommend. Also, the Cyprus Handicraft Service was wonderful – authentic Cypriot jewelry and art. There was a restaurant we really enjoyed – right on the sea – not the one next door, but very near – sorry can’t remember the name. We found a place to swim there in the Sea Caves area, but not till nearly our last day – wish we had known sooner. Jackie was great. And Steven, you were so very helpful in arranging everything, including our transportation. Hope this helps. It was a wonderful place to stay!''
Villa Kyparissos is situated just 1.5km from the centre of the village of Kathikas. The village centre offers a good selection of restaurants and tavernas to suit all tastes (Yiannis, Petradaki, The Farmyard, Imogens, Araouzos & Kyparissos being the main ones), two bars (with Sky TV & Wi-Fi) and a good village shop for groceries. As Kathikas is 600 metres above sea level, it has a good climate in summer a couple of degrees cooler than the coast with very little humidity. Famous for its vineyards, Kathikas is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemaker's craft. Kathikas is also home to a donkey sanctuary and a tourist information centre.
If you're a bit of an amateur anthropologist, Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas' central location makes it the ideal base from which to explore Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula and the turtle hatchery at Lara Bay. From Kathikas you can choose to visit a number of Paphos' best famous beaches. Coral Bay is a short drive to a fully equipped beach with every type of watersports and diving. Latchi has a delightful beach, and again a full selection of watersports. You can hire a boat at Latchi to explore the Akamas coastline. Drop anchor when you feel like it and swim or snorkel in the crystal clear blue waters of the Mediterranean Sea. If you prefer a beach to yourself, try Lara Beach in the Akamas. Even in the height of the summer its almost deserted.
Kathikas retains and continues to re-instate its old world village character whilst encouraging selected new developments. The recent development of the stone cobbles in the main street makes it quite unique in its appeal to those who prefer the charm of an unspoilt village that could compete with the beauty of those in Italy.
For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is about fifteen minutes away at the newly refurbished Tsada golf course now known as Minthis Hills.
