Villa Kyparissos in Kathikas, Paphos District, Cyprus is a privately set 'mansion' villa within an extensive plot which is fully fenced and gated just over 1km outside of the main village. Amazing Views Overlook Peyia, Coral Bay and Paphos, Villa Kyparissos is a 6 bedroom, 5 bathroom villa that sleeps 12. Seperate sections to the villa make it ideal for families and larger groups sharing. The property has recently been renovated and re-furnished to a very high standard of luxury. It's stunning stone arches and balustrades outside the villa and the many features inside give it the feel of a stately home in the sun. All this with such amazing views that must be seen to be fully appreciated. The villa includes private infiinity edged pool, air conditioning, washing machine, dishwasher, wi-fi, and many other modern conveniences. It is also possible to walk to the owners taverna just 500m away.


After entering through the villa's grand entrance doors, access is gained to a very spacious open plan living area that retains a more Cypriot feel compared to the other more modern areas of the house that can be found elsehwere. The Lounge Area comfortably seats 9 with it being easy and possible to add a few more chairs should everyone wish to watch the large flat screen wall mounted TV or share a glass or two by the fire should it be an off-season stay. The area is open plan to the fully equipped kitchen on one side and inside dining area on the other. The inside dining area has a large traditional style table and chairs and an impressive drinks chest for glasses and some of your favourite spirits.,

The kitchen also has dining/breakfasting facilities. There are many units holding an extensive host of equipment making it a true home from home. There is added benenfit of a separate utility kitchen adjacent to the main one which hosts the washing machine and dishwasher as well as giving more work surface space to utilise. Access from the kitchen leads to the outside areas which first of all consists of a shaded veranda with large stone built bbq. This area is perfect for enjoying a glass or two in the shade whilst cooking on the bbq, morning coffee, or simply taking in the views.

Going back to the dining area there is a modern chaise longue for your relaxation when if it all gets too much outside. Double doors lead into a spacious sun room conservatory with amazing views on 3 sides. The furnishing in this room is very contemporary and doors open out to the pool area. Blinds can be closed if need be to allow for watching the large flat screen TV which has been provided.

To the South of the property is the main bedroom areas consisting of 4 bedrooms and 4 bathrooms so that each guest has its own en-suite. There is also a cloakroom for convenience when in the main living areas.

The master bedroom suite consists of a grand king-sized bed with fitted wardrobes, wall mounted TV and an en-suite which hosts a jacuzzi bath with shower over. The Second Bedroom is also a king-sized room with wardrobes, TV and en-suite shower room. The 3rd bedroom is a king-sized room with wardrobes and en-suite shower room. The 4th bedroom on this level is a twin room with wardrobes and en-suite shower.

All bedrooms have access to the wrap around balcony which has portable seating provided to allow for seeing the views as desired, sun soaking or chilling in the shade.

Moving to the lower ground floor there is separate accommodation allowing for families to share and to easily cater for larger groups staying within the same grounds. *This will never be rented separately* and the whole villa is only ever for the family/group renting it. The Lower ground has its own access with terrace hosting a modern sofa set in a shaded area affording views across the local vineyards. Entrance is through double doors to a modern lounge area with sofas and large Flat Screen TV. It is open plan to a fully equipped kitchen with appliances and a table and chairs to seat 4.

Moving through the corridor to the bedrooms, there is one king-sized bedroom with wardrobes and one twin bedded room (large 3.5ft beds) with a nice cot bed in between them. Both bedrooms share a bathroom with bath and overhanging shower.On the lower level is also a garage which can be accessed from the main driveway or from the Ground Floor living area. Inside the garage is a pool table and the owner intends adding other games soon.

As a general note to the interior, the property has various lighting options for brightness or ambience, each bathroom has heated towel rails and all bedrooms windows are fitted with shutters and fly-screens. There is of course air-conditioning but these features allow for complete darkness, cooling, lighting and ventilation options as desired. The property is centrally heated* and with the open fire in the lounge and option to create a flame in the bbq area also it is a great option for the off-season also as daytime will still be generally warm and sunny for day trips, walking and exploring in the sunshine and then perhaps an evening meal at the local taverna followed by drinks around the fire.

A travel cot and highchair can be provided free of charge upon request. Wi-Fi and air-conditioning is included in the rental rate.


The exterior of Villa Kyarissos is truly impressive. From the grand entrance gates and long driveway (which includes a roundabout) to thecolours and feautres such as curved steps, stone balustrades and much more you will immediately gain and sense of the stately feel. The Kyparrisos tree forms a central focal point in the entrance area. As legend goes, KYPARISSOS (or Cyparissus) was a handsome youth from the island of Keos (Ceos) loved by the god Apollon. He died of grief after accidentally killing his beloved pet stag and was turned into a cypress tree. The owners will more than happily give you some more amazing history and stories to this.

After accessing the main outside areas there is complete seclusion and privacy with the focal point being the large private infinity edged pool which has amazing views on 3 sides as well as Roman Steps and handrail for ease of access or for smaller children. The private pool is 11m x 5 at widest points and is surround by luxurious sun loungers with parasols, drinks tables, a swing seat, a hanging basket chair, poolside shower and more. A very grand white stone table and chairs with seating for up to 12 people looks across the pool to the stunning views below. The area is ideal for dining as a group, day or night in a quite spectacular setting.

Last but by no means least in this area is a large gazebo area allowing shade and views whilst sitting on the modern rattan sofa set. The pillars of the gazebo with the views and the villa in the backdrop give a very roman feeling and a true sense of grandeur. The exterior is well lit at night with globe fittings surrounding all areas. The provision of candle holders assists in creating that special evening mood.

Without doubt Villa Kyparissos offers something that bit unique to the more discerning villa holiday aspirant. Truly Luxurious, accommodation with views to remember forever in the sunshine of the famous village of Kathikas awaits you.

''The property is beautiful – stunning views, and we really enjoyed the pool after hot days of sightseeing. Great, quiet location. Marios Georgiou took us on a private tour of Northern Cyprus, and it was FABULOUS. Highly recommend. Also, the Cyprus Handicraft Service was wonderful – authentic Cypriot jewelry and art. There was a restaurant we really enjoyed – right on the sea – not the one next door, but very near – sorry can’t remember the name. We found a place to swim there in the Sea Caves area, but not till nearly our last day – wish we had known sooner. Jackie was great. And Steven, you were so very helpful in arranging everything, including our transportation. Hope this helps. It was a wonderful place to stay!''

Villa Kyparissos is situated just 1.5km from the centre of the village of Kathikas. The village centre offers a good selection of restaurants and tavernas to suit all tastes (Yiannis, Petradaki, The Farmyard, Imogens, Araouzos & Kyparissos being the main ones), two bars (with Sky TV & Wi-Fi) and a good village shop for groceries. As Kathikas is 600 metres above sea level, it has a good climate in summer a couple of degrees cooler than the coast with very little humidity. Famous for its vineyards, Kathikas is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemaker's craft. Kathikas is also home to a donkey sanctuary and a tourist information centre.

If you're a bit of an amateur anthropologist, Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas' central location makes it the ideal base from which to explore Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula and the turtle hatchery at Lara Bay. From Kathikas you can choose to visit a number of Paphos' best famous beaches. Coral Bay is a short drive to a fully equipped beach with every type of watersports and diving. Latchi has a delightful beach, and again a full selection of watersports. You can hire a boat at Latchi to explore the Akamas coastline. Drop anchor when you feel like it and swim or snorkel in the crystal clear blue waters of the Mediterranean Sea. If you prefer a beach to yourself, try Lara Beach in the Akamas. Even in the height of the summer its almost deserted.

Kathikas retains and continues to re-instate its old world village character whilst encouraging selected new developments. The recent development of the stone cobbles in the main street makes it quite unique in its appeal to those who prefer the charm of an unspoilt village that could compete with the beauty of those in Italy.

For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is about fifteen minutes away at the newly refurbished Tsada golf course now known as Minthis Hills.
