Enjoy your vacation on Gull Road, a mile South of Chautauqua Institution. Enjoy the peaceful lake setting with 120 feet of private lakefront at the end of this private road. This property offers 3 bedrooms and 1 bathroom. Full kitchen and washer/dryer. There is a portable A/C unit and dehumidifier in the living area. Sleeps 9 Max: BD#1- 2 sets of bunk beds (3 twins & 1 Double) BD#2 - Queen, BD#3 - Queen. Cable and Wifi included. Docking for 1 boat on private dock. Public boat ramp 1 mile away at Pendergast Point. Plenty of parking on premises for boat trailer also! Fire ring in yard makes for memorable lakeside memories! The lake is very sandy and has a gradual slope in front of our cottage! This is an awesome property for your Chautauqua Lake Rental! No smoking or pets.

Includes housekeeping for arrival and departure (all you need to do is your dishes)! Supplies include tissue and toilet paper, paper towel, liquid and bar soaps, automatic and liquid dish soaps, kitchen items (dish cloths, hand towels, sponge, hot pads, sos pad), garbage bags and garbage removal!

Option: (MAY BE REQUIRED FOR LAST MINUTE RENTALS IF OWNER OPTION IS NOT AVAILABLE) Management company $225- That includes set up and clean up, all 6 beds made up with linens and towels, includes supplies such as kleenex, paper towels, toilet paper, bar soap, 2 types of dish soap, SOS pad, garbage bags, and garbage removal service.

Great time, xceeded expectations!

My family stayed for a few days and couldn't be happier with the way things turned out! The place was very clean and in order, with more than enough items stocked for a group of 8. The lot is private with plenty of lake frontage. There is plentiful outdoor seating, including a picnic table, lounge chairs, and other plastic chairs, all in great condition. A large charcoal grill is even included that worked great.

The inside was gorgeous, in great condition, and even larger than expected. The tv was nice, and Internet worked great. The main dining table was perfect for big card games. Plenty of sleeping room for everyone.

Overall extremely happy with our stay, and hope to enjoy again next year.

Great location but the property is in need of attention

Let me start by saying that the owners were great and were very responsive to our requests. But here is what we found when we arrived. The internet did not work and we ended up fixing it ourselves by resetting the wifi box and the router. The dishwasher leaked all over the kitchen floor and we ended up manually washing dishes the whole trip, which was fine with us but it was still not working as advertised. The grill was so old and broken down that it could not be used at all. This posed a problem at first but then it worked out fine as we cooked out over the open fire each night, but once again it was not working as advertised. I hope that they replace it for the next tenants or take it off the list of amenities. The property was very dirty upon arrival and we spent much of the first afternoon cleaning. For example, there was hair in the bathtub (really, really gross!), the freezer was filthy and had to be scrubbed and the kitchen floor appeared to not have been cleaned at all prior to our arrival so we scrubbed it down. Finally, the exterior paint on the entire property is pealing off and is in need of a serious paint job / face lift. The wood underneath is rotting and moldy in some spots.

Lynn and her husband did respond immediately to our text messages and were willing to send in a plumber for the dishwasher and also a repairman for the internet. Fortunately, we were able to get the internet working ourselves, which was very helpful on a rainy day, and we told them to wait on the plumber to fix the dishwasher so that our vacation was not interrupted any further. I have to say they were very kind and attentive.

The location is great and the lake is fantastic. The stars at night are spectacular sitting by the fire with the lake in the foreground. As someone else wrote, the properties pier is not helpful because the lake weeds are so thick you couldn't pull a boat up to it and the water is only approximately 2ft deep at the end of the pier so any ideas of fishing off the pier should be shuttered as well. Overall we made the best of it and had a great time, but the property itself could use some serious attention.

We had an awesome time at this prime lakefront cottage. Actually it feels more like a home as there is ample room for your group. The owners overview of the property is very accurate. We particularly enjoyed the large lakefront yard and the large lakefront deck right off the sliding doors of the house. The breezeway that is connected to the house is a very versatile room with wood deck flooring and lots of room for sitting or storing coolers or fishing gear, just a great addition. The house is stocked very well. The air conditioner is a great idea to keep you comfortable. Outside there are plenty of chairs and a nice picnic table, grill, and a fire pit near the lake! The view is awesome as you are right on the lake! The owners were great to deal with and you will feel like guests and not just someone renting there fantastic lake house! Thank you for the opportunity to stay at your special place and hope to stay again!!

Amazing Lakefront Getaway!

We had a great time in this very cozy family home. All the comforts of home which extends out onto a beautiful deck overlooking the lake. Large yard and fire pit allow for sunset family time and star gazing. The dock offered ease of getting out into the water for swimming and kayaking. Close to town for shopping, ice cream, a great deli, Amish donuts and so much more! We had a great time and we highly recommend this to families of all sizes.

Simply Amazing!

Everything we expected and more! The home was very well kept and stocked, bring only food, entertainment, and a boat if you have one (caution...we wrecked a prop day 1 on a 21' cuddy fully trimmed up just left of the dock and out about 20 yards - its very shallow, straight out from the slip is the best bet and SLOW!!) Other than that the owners are great, there is plenty of yard for kids to play, the fishing is awesome from the dock and along the weed line right in front of the house, and the view is spectacular! We will definitely be coming back again!!

Location, location, location!

The location of this cottage and the yard and lakefront/waterfront are fantastic! We very much enjoyed the large back yard and dock area for just hanging out, fishing, and floating on tubes. During the entire day there was both shaded areas and full sun areas in the yard and dock area for everyone to enjoy to their liking, beautiful shade trees and nice deck area off the house. Nice fire pit area near the water. We didn't have a boat or skis but it would be a perfect location for someone to bring their own. A great location for kayaking as there is a sloped concrete access and retaining wall on the private lakefront.

We were a little confused as to how to enter the home, though we arrived late at night. The zippered canvas covering on the breezeway was eventually figured out and made a nice area to use for various things, storing of outdoor gear, a place to sit outside if raining, etc. The size of the home was great, very spacious and entirely enough if two families wanted to go together. Decor and finishes were completely adequate and cottage quaint, wouldn't really change a thing there. Loved the built in cabinets and drawers in the bedrooms and bathroom, again, finishes that added charm and kept the cozy cottage feel.

My only complaints were that the bathroom had a very musty smell for the first day or so after we arrived, until the house had been opened up and fresh air allowed to circulate. The bathroom could use a little work as far as the ceiling looked spotty and a little moldy and the leaking toilet, water issues that should not be ignored. The ceiling in the bedroom closest to the bathroom had uneven tiles some of which appeared to be almost falling down, and again, a slight musty/moldy smell. Same thing for the laundry area in the garage, there was water dripping in the corner of the ceiling though it hadn't rained. Again these issues should be addressed by the owner in my opinion. Nothing fancy needed, just taken care of. The house was generally clean, except for the items noted above. We had to ask for more linens as it was not stocked properly with towels but our requests were very quickly taken care of with no problems. The portable air conditioning was a clever solution and much appreciated as it was pretty warm when we were there, and this provided adequate cooling for the entire house on the rare hot and humid days.

Overall, we enjoyed our stay and appreciate the owners making it available. It is a beautiful location!!
