IMPORTANT NOTE

****Before booking or enquiring, we have to advise of an issue in the vicinity of this villa. A construction site has been cleared around 100m away which is to be developed into a new marina apartment (3 storey) and villa complex. Although we cannot advise accurately what level of disruption there will be, we feel we must advise of it prior to taking any bookings. They have started some work already whch has not caused any problems but it could escalate.

The villa does have some protection with high trees but there could be an impact with some noise and/or privacy between the hours of 7am and 4pm most days. (they are not meant to work Sundays) On the bright side there may be no impact but either way we are offering a discount for acceptance of this which is 15% off the full rental rate.

The rough and the smooth have to be accepted equally but you may be lucky and have quiet days or may be unlucky and have bad days. The beach and the strip of Coral Bay are within reach if it gets too much and in the evenings it will be very quiet. ****

This newly completed luxury villa (named after an exotic flower in the garden) enjoys a private position, overlooking and just 100m from the Mediterranean Sea and surrounding mountainside. Within easy walking distance to several beaches and Coral Bay's wide range of amenities the villa is ideal for couples and families seeking a relaxing holiday destination with all mod cons and an excellent bus service meaning there's no need to hire a car!

Situated in a quiet corner, on the Eastern outskirts of Coral Bay centre, the villa benefits from a feeling of openness with peace and quiet in abundance. Sitting out on the properties sun terrace or balcony you could literally hear a pin drop at times as the sun shines down, providing all the warmth you could wish for on a relaxing Cyprus villa holiday.

The villa itself is set at the end of the cul-de-sac in a small development, and is entered by private road then driveway. The villas frontage is characterised by beige tones, stone pillars and wooden pergolas, set off against the landscaped gardens and wonderful mountain backdrop. As you walk up the private driveway, you see the well manicured landscaped garden and large (8m x 4m) private pool and sun terrace before accessing the property.

As you enter, you are immediately taken in by the modern furnishings and design. A small reception area leads on to an ideally sized kitchen with modern appliances (including dishwasher), then lounge which features comfortable leather sofas, Flat Screen TV with Premium Satellite and DVD player for entertainment. There is further benefit of a downstairs bedroom, with access to the adjacent shower room for convenience.

Upstairs there is a twin room with 2 single sized beds and fitted wardrobes, master bedroom with double sized bed and fitted wardrobes and a bathroom with bath, shower, wc and wash hand basin. Both bedrooms have access to the large balcony which affords sweeping Sea and Mountain Views in the most peaceful setting. A table and 4 chairs have been provided as have sun loungers to enjoy breakfast or coffee on the balcony, admire the local nature and to relax and soak up the sunshine.

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian**

Outside, the 8m x 4m private swimming pool is surrounded by sunbathing terraces set with sunbeds and parasol. The pool terrace, accessed from both lounge and downstairs bedroom offers shade, and is set with table and 6 chairs for outdoor dining. With large Gas BBQ included, this provides the ideal place for relaxing, taking in the views and spectacular sunsets, alfresco dining and socialising with your party. The carefully landscaped garden at the front and sides adds to the appeal.

The villa is fully air-conditioned, there is an electronic safety deposit box and the water is heated by solar panels on the roof. Wi-Fi is included in the rental rate. Pool/Beach Towels are supplied to save your luggage.

''We had a lovely relaxing holiday thank you. The villa was fine, the facilities were excellent. The location was good for us only a ten minutes walk to the bars/restaurants and shops. There were two really good restaurants one being the Italian (sorry no name) and Seriana's. The supermarket offered home delivery including us which we found very useful. Coral Bay beach is well worth a visit. Paphos we liked although there is a lot of road works going on at the moment but this did not stop us enjoying Paphos. The bus service is very good and a reasonable price. We were very satisfied with the service you gave to us and would recommend you to anybody Robin and the cleaner were very friendly and helpful and could not be faulted..''

11 kilometres (15 minutes drive) to the West of Paphos and 3 kilometres below the friendly and picturesque, hillside village of Peyia is Coral Bay, the best natural (European Blue Flag) beach in the area. This is an established resort with many villas set apart from one another above a wide curve of dark golden sand. The summer heat is often tempered by a gentle breeze and the sea has a shallow margin where children may play safely. In the busier months, water sports on offer include pedaloes, water skiing, banana boats, jet skis and windsurfing.

Close by the Bay you will find large hotels, banks, shops, mini-markets (for provisions and souvenirs), bars, restaurants and street cafes for casual alfresco meals. There are tavernas and snack bars overlooking the sea and a large restaurant in the next bay which is open during the day. More tavernas and local shops are just a short drive away.

An excellent bus service easily gets you to all other areas of Paphos

Golf: 4 Golf courses are within half an hours drive. Please ask for further details. We can access the lowest rates available at the new Elea Estate golf course (near Paphos airport).
