A lovely 18th century farmhouse recently restored to a very high standard.

Full of carachter and rich of details: terracotta floors, arches, niches, beamed ceilings, paintings, rich rich of particulars and details.

The little farmhouse of 130 sq.m is developed on 2 levels surrounded of a beautiful and unic mature garden with 2 porch for dinner al fresco + barbecue + pool.

About Owner/Property Manager

I'm Katia and I'm the hostess of CASA DI PAN a delicious Farmhouse with private garden and private pool located at only few steps from the historic centre of my delightful medieval village Panicale, on the Lake Trasimeno. The owners asked me to be their host and help them with the hospitality. It is for me a wonderful pleasure to welcome guests from every part of the world, introduce them to my area and let them know our traditions and culture. Guests are always happy to visit Panicale and to discover the little villages all around, but also they appreciate the services of the Villa and its beatiful location. People here are friendly and nice. All guests seem to be home!

Why Owner/Property Manager chose Panicale

Panicale is a typical and very beautiful medieval Umbrian hilltop town. The Farmhouse has been completely restored to a very high standard. Time has absolutely stood still in this village. One can still see signs of a former lifestyle -- cannon turrets, alcoves near the two historic center entrances where night watchmen once stood, ancient cobblestone streets and antique, operable water fountains. Panicale boasts four wonderful restaurants, two cafes (cafe/bar), and a small grocery store selling everything from fresh produce, cold cuts, cheeses and wine to toiletries and common household supplies. There is the butcher will gladly make you make sausages while you wait, and down the street is a bakery, where fresh bread, pastry and a variety of pizza await you at 6 am. The town barber will give you a hair cut and a shave, or if you want to catch up with the latest gossip, drop by the hairdresser. The famous 'little' theater, Teatro Carporali, hosts well publicized cultural events, but the most fun is had in the main piazza on weekend nights when free, live entertainment performs as you sip local wine or a capuccino. Panicale also has a tourist information office, a real estate agency, a pottery shop, a drug store, a stationary/internet point selling foreign newspapers and magazines, a post office and a bank/ATM. Minutes away by car is a full service spa where you can have a manicure, beauty treatment or massage. Panicale is home to 500 full-time residents. During the summer months this number grows to about 800. The town is within short driving distance to Perugia, Orvieto, Montepulciano, Assisi, Cortona, Todi, Deruta, Siena and other well known towns worth visiting. All have so much to offer in terms of cuisine, art and culture and all guests LOVE to return as often as they can.

What makes this farmhouse unique

CASA DI PAN is located at only few steps from the main Piazza of Panicale on the Lake Trasimeno with restaurants, shops, a grocery store, butcher shop, bakery, bank with ATM and many other amenities. You can really enjoy your holiday here -- walking is pleasurable as Panicale is closed to vehicular traffic! Parking is always available outside the two main entrances to the town so once inside the historic center you can take a step back in time, enjoy the amazing sunrises and sunsets and RELAX! And everyone is so very friendly. Moreover, a number of Panicalesi speak english so language is never a barrier here! Panicale is very centrally situated. 90 minutes to the south by train is Rome and the many towns in between. One hour to the north is Florence. By car you can easily reach Cortona, Perugia, Montepulciano as well as the impressive nearby Casteglione del Lago fortress and Lake Trasimeno with its unique islands and many sporting, dining and cultural activities. One visit to Panicale and you will want to return, as we do, year after year. Panicale is situated on the Umbria/Tuscany border, boasting the unsurpassed natural beauty of local vineyards, endless sunflower fields and olives groves and acres of fig trees. While walking and hiking is an excellent way to explore this memorable area, Panicale is close by car or local train to Perugia, Montepulciano, Brunello di Montalcino and the Chianti area, Cortona, Passignano, Castiglion del Lago, Chiusi, Castiglion Fiorentino, Arezzo, Pienza, Orvieto, Assisi, Gubbio, Siena, Pisa, Lucca and of course Rome and Florence. Plenty of sporting opportunities await; tennis is minutes away in one of several tennis facilities, boating and water sports abound on Lake Trasimeno (not to mention the festive Riviera atmosphere in the cafes and restaurants along the shore), a family water park is minutes away, bike rentals are available nearby to cycle the miles and miles of scenic waterfront or picturesque countryside.

beautiful property in a stunning landscape

My family and I spent two much too short weeks in this beautiful house. One week we were accompanied by my parents. The porperty ist perfectly laid out for two parties. We enjoyed the wonderful garden and the stunning view into the valley. The center of this lovely "borgo" is just a view steps away. Panicale lays perfectly for daily trips to all important and well known landmarks in Umbria and its just a stone`s throw to Tuscany. We even made a trip to the coast near Ancona. But you do not have to go as far if you like to swim, the pool inside the garden is wonderful. And we did not expect it to be already open in May - but it was! Thanks to the very amiable property manager, who welcomed us with open arms. We had a perfect time in Umbria, thank you!

Very charming and comfortable.

We didn't know what to expect.. staying in a farmhouse for 6 weeks? Definitely a new experience. As soon as we arrived we got very exited about Panicale and met our landlord and the rental agent. Even more so when we got to Casa Di Pan..... what a pleasant property! Cute, charming and with all the things we needed. Comfortable beds and the living room is decked out as a rustic farm house with a huge dining table and comfortable sofas and chairs. Gas stove - fridge - it is all there.

We have booked for 2019 and suspect we will be regular annual guests. We walked to the village several times a day and got to know the locals and many ex-pats there. First stop: Aldo's. For Cafe Canadese.

I could go on for a long time, but this was an experience that way surpassed expectations. Oh, I should mention the serenity on the deck... the view is just amazing. An afternoon outside with an adult beverage is just plain old therapy. Thanks for making this a very special place.

Beautiful gardens, Overwhelmingly Charming Property, Delightful Views & Fantastic Host

WOW! we get to stay here for a whole week. Overwhelming it was seeing the beautiful gardens, lavender, rosemary & roses just to name a few surrounding this charming renovated farmhouse. So much thought has been put into giving this home uniqueness from stars on the ceiling to paintings on the wall. Lovely warm deco and furnishings. This property has bedrooms, bathroom and kitchen upstairs and downstairs a very comfortable fold out bed, bathroom and kitchen. Perfect for our family of 6 as our children 15yrs-24yrs could be upstairs and we had our adult pad downstairs. We all ate and cooked downstairs as we could all sit at long tables in or outside. We even got to make pizzas in a proper pizza oven close to the pool area with an amazing outlook over olive groves. The property had everything we required and our host who we loved always asked and made us feel we could contact her always. The location was close to the train station so we could travel to Florence instead of driving. Other places we drove to only took 20-50min past paddocks of sunflowers, olive groves and through quaint little townships. Panicale is somewhere you can unwind and relax with many places to visit. We hope to return some day as this was a very memorable experience for us. Thank you

Interesting property but the unconventional layout impaired our enjoyment.

The conversion of this farmhouse has been done in a rustic, recycled style which is not really conducive to a relaxing holiday. The layout was very inconvenient for two couples and the equipment and furnishings lacked some basic necessities. We made our concerns known to the property manager and I understand that changes will be made to the listing so that guests know what to expect.

The gardens are beautiful, the views stunning and Panicale is a gem.

We would return to the area but not to this villa unless substantial changes are made.

Enchanting, Perfect, Tranquill but paradoxically so much to do and see.

Whether you are here for two days, one week, a month or longer this property has everything to ensure your visit to the beautiful heart of Italy will never be forgotten. The house is extremely well appointed and will serve your every need. It's location is amazing, every morning I awoke to the fantastic panorama that just instinctively draws a contented smile from you. The grounds in which the property sits are enormous, full of olive trees and flora of all denominations. The scent of rosemary and sage wafts through the air periodically. Using the herbs from the garden for your own cooking is a real treat and there is also the bonus of helping yourself to the variety of produce from the vegetable garden at the top of the property. The marvellous restaurants in Panicale just 5 minutes walk provide world class cuisine and the most delightful local wines of which you can partake to your hearts content and not worry about a drive home. The restauranteurs will be more than happy to discuss the wines in detail and suggest the right combinations for your dish of choice.The surrounding area with Lake Trasimeno, Passignano, Paciano, Perugia, Assisi, Orvieto, Cortona Montepulciano and Arezzo all within 30-45 minutes. History, Art, Water sports, cycling, walking, golf at one of the several local courses are all on your doorstep. Should you wish you could quite easily hop on a train at Chiusi station just twenty minutes away and be in Rome an hour later. Whatever you choose to do you will receive a warm Italian welcome and receive superb customer service. None more so from Katia who will look after your every need in the most professional, discreet and courteous way. Nothing is too much trouble and she will help you resolve any problem big or small that you may encounter. My time here at Casa di Pan has been absolutely wonderful and unforgettable. I will not hesitate to return and experience this wonderful part of Italy again and especially the wonderful people I have met along the way. Truly memorable!!!!!

Delightful property, wonderful views, lovely town

We had a wonderful stay at Casa di Pan. The property has been really well refurbished with excellent facilities all round. The views are wonderful both for breakfast at the top of the house, dinner and barbecue lower down and quite sensational form the decked pool area. There is everything you can think of, including a fridge, toilet and shower up by the pool so you don't have to head back down to the house... The gardens, among the olive groves, are idyllic and the gardener encouraged us to feel free to use up the various produce grown on site - tomatoes, vegetables, fruits and almonds to name a few... Katia was a splendid host - you never felt anything was too much trouble and she was most keen to help with any request. It is very reassuring to have someone available like this and so keen to make sure you enjoy your stay. Panicale itself is a beautiful medieval hill-top town, with events of some sort going on seemingly most weekends. There is a small number of excellent restaurants to try and sitting in the piazza at the bars there was a relaxing treat. There are enough food shops and stores to keep you well stocked in the house. The town is interesting too and not too busy with tourists to be a lovely place to stay for a week or two. It is perfectly located to explore the area - Tuscany is in easy reach as well as Umbria of course. I would recommend this property to anyone looking for an idyllic Italian getaway - either to relax or get out and explore the localities - or preferably both!
