With four exposures and french doors leading to a private balcony, the living area is filled with natural light throughout the day. Lofted ceilings, hardwood floors, and exposed beams add charm to the suite while the Jotul gas stove provides plenty of heat in the winter months and a wonderful glow in the evenings. During the hot Colorado summer months, you'll stay cool with an ultra-quiet, Mitsubishi ductless air conditioner.
You'll sleep soundly on a queen size bed with a new, luxury mattress, a down comforter, and hotel-quality linens. Beyond the bedroom is a quiet sitting area where you can watch cable television and stream movies on a 32" Roku TV or simply relax with a good book.
The full bathroom features a clawfoot tub and shower combination. And we provide shampoo, conditioner, and soap from the Paya Organics hotel collection along with premium-quality towels.
There is no kitchen but you'll have access to a bar-sized refrigerator, an induction cooktop, toaster, microwave, coffeemaker, and fresh coffee so that you can enjoy a relaxing first morning while taking in views of the Flatirons.
Checking in couldn't be easier: we've installed a keyless entry system so that you can come and go as you please and never have to worry about a late arrival. We also work with Boulder’s premier eco-friendly cleaning service to make sure that the space is immaculate when you arrive.
INTERACTION WITH GUESTS
We love to meet our guests in person and are always here to answer any questions that you might have during your stay. We live on the property year round with our Siberian husky Leo and can help with any issues that might arise. Beyond that, we try to give guests as much privacy as possible. We're available when you need us but always respect your space and privacy.
Our home is located just under a mile from Pearl Street. You can walk or bike to everything (there's a bike sharing station in the nearby Community Plaza Shopping Center), or hop on Boulder's SKIP bus line which runs up and down Broadway every 10 minutes. The nearest stop is a few blocks away. You can truly walk everywhere. We hardly ever use our car.

Boulder offers incredible access to nature but is still an urban environment. You should expect to hear cars, pets, and people in the neighborhood, along with the the sound of birds and other wildlife.
Our place is perfect for quiet, responsible, and respectful travelers. We live on a residential street with lots of families and go out of our way to be great neighbors. As our guests, we ask that you do the same while you're here. Parties, loud music, and any other disruptive behaviors are never OK.

We moved to Boulder from Brooklyn in the fall of 2013 and have been getting to know this part of the country ever since. We love hosting fellow travelers at our home and we work hard to make your stay as comfortable and relaxing as possible.

This is a quintessential Boulder neighborhood with beautiful, tree-lined streets and views of the foothills to the west and the Flatirons to the south. Newlands has undergone a significant transformation over the last few years as the neighborhood became a real estate hotspot, due to its location at the base of the foothills and close proximity to downtown. New, larger homes are replacing houses that were built at the turn of the 20th century, and longtime residents are now intermixed with more recent transplants from cities like Boston, San Francisco, and New York.
On the weekends the streets and sidewalks around our home are filled with pedestrians, runners, and cyclists; automobile traffic is minimal. It can be spectacularly quiet, save for the sound of birds and the breeze blowing from the west.
Still, you’re close to everything. Boulder’s famed Pearl Street is just shy of a mile to the south. It’s an easy stroll down 9th Street or a 4-minute ride by car, Uber, or Lyft. The North Boulder Park - a gathering point for the neighborhood - is one block south. In the winter, after a snowstorm, you’ll often see people nordic skiing through the streets to reach the groomed trails in the park.
If you head one block north to Forest Avenue, and then walk 5 blocks towards the foothills to the west, you’ll reach a trailhead leading you to the Mt. Sanitas trail system and spectacular views of the city.
The cafes, restaurants, and shops on Pearl Street are wonderful to explore. Some of our favorite restaurants are The Kitchen (upscale, great for dinner, might be even better for brunch!), The Kitchen Next Door (casual and delicious), OAK at Fourteenth (another upscale restaurant like the kitchen), Pizzeria Locale (excellent pizza, try the prosciutto plate), Mateo (best burger in town), and Cured West (delicious sandwiches for a quick bite).
The Community Plaza Shopping Center is even closer to the house and has all of the essentials you might need.

Great location with a fantastic view in a quiet neighborhood. Pearl St mall with plenty of restaurants, bars, street artists and night life is walkable. The place is cozy, clean, and looks exactly as great as the pictures. Bryan and Jess are great hosts.
The owner was kind and keeps his properties beautifully manicured. I had an issue getting into the place ( mostly my fault because I didn't clearly read the description on how to set the code) but the owners took care of it and I was a very happy client. Definitely a great find.
My husband I stayed here for the second time and totally loved it. The property is clean, bright, and has wonderful views of the mountains. Bryan and Jess are lovely hosts and pointed us to some local spots that are off the beaten path. Can't wait to come back.
Treetop Loft is everything Jess and Bryan promise—and much more. The space is open and airy, with high angled ceilings and honeyed wood floors, white stucco walls and windows on all sides. The loft is tastefully appointed, with just enough furniture and furnishings for comfort. From the balcony, we sipped coffee in the mornings and wine in the evenings, enjoying a view of the Flatirons through the treetops. My husband and I stayed here for six weeks; we could have stayed forever.
During our visit to Boulder, the weather changed dramatically—from unseasonably cold and rainy in May, to delightfully hot and sunny in June. The apartment was always comfortable, with lots of flow-through ventilation and an efficient heating and cooling system. The loft affords ample storage, including a roomy closet and dresser, great laundry facilities, excellent kitchen appliances, and an adorable bathroom with a claw-foot tub. The queen bed is very comfortable, connectivity to wifi is excellent, and parking is always easy.
The neighborhood is residential, populated mostly by young families. North Boulder Park, with its grassy fields, is two blocks in one direction; Mt Sanitas and its network of challenging hiking trails, five blocks in the other. For just $7 a day, we worked out at the nearby North Boulder Rec Center, a fitness center complete with weight room, lap pool, and a variety of walk-in classes. Though we cooked some meals at home, we were drawn again and again to Pearl Street, a pedestrian mall with street performers, shops, and restaurants. Some eateries are pricey (we celebrated my birthday at The Kitchen, well worth the splurge), but most offer surprisingly affordable prices during “Happy Hour,” a Boulder tradition (we loved Brasserie TenTen, Japango, and Jax); also be sure to try the lunch specials at Pizzeria Locale—yum.
Jess and Bryan are ideal neighbors and consummate hosts. Without ever being intrusive, they went above and beyond to make us feel welcome and comfortable at Treetops.

Our cancellation policy applies to cancellations of an entire reservation itinerary or individual nights. That said, if we are able to rebook the night(s) in question then we will gladly issue a full or partial refund based on the new reservation rate.

No shoes on in the studio.
No guests other than those included in the reservation.
No loud music, voices, or other noises before 8am or after 9pm.
If you notice or cause any damage to the studio please notify us immediately and we'll help get things sorted out.
Please avoid parking in front of our neighbors' homes if at all possible.
Please drive slowly within the neighborhood and avoid U-turns to minimize the impact on our neighbors. The posted speed limit is 25 MPH and the streets are a grid system so getting around is easy.
