About this property

Double ranch guesthouse on private lake and 1500 acres

This new style guest house has been used for visitors and international guests of Kaufman county’s Double-R Ranch. The guest house is 1600 SF in size, has high vaulted ceilings and includes a large covered porch that overlooks it's own private 1.5 acre lake and approximately 200 acres of pasture land. The guest house is a spacious one bedroom one bathroom design. The bathroom has both a shower and a Jacuzzi bathtub. There is an updated island kitchen complete with electric stove, oven refrigerator, dishwasher, washer and dryer. The bedroom includes custom made cedar log furniture and a large walk-in closet with custom shelving, French doors and vaulted ceilings and lots of windows with views over the lake and the ranch. There is covered parking for two vehicles.

Sit back and relax in a peaceful country setting. Take your wife to Canton for the flea market largest flea market in the USA (20 miles away) and go treasure hunting together.

The Double-R Ranch Guest House is located on a 1500 acre working cattle ranch located South and East of Kaufman city in Kaufman county Texas. We are in the country but are surprisingly close to everything: 1 hour and 15 minutes to DFW Airport ; 40 miles to down town Dallas, 22 miles or 25 minutes to Canton’ First Monday flea market which is the largest flea market in the USA and offer endless regional shopping; 30 miles and 35 minutes miles from Athens for a real western experience.

Enjoy fishing our catch and release lake located right next to our guest house.

The Double-R Ranch and surrounding properties are owner managed, leased and maintained.

Relaxing
Just needed a place to get away by myself with my dog. Check in was super easy, host stopped by to make sure everything was good to go. Took the canoe out and really enjoyed my time just getting away from all the daily hassle and bustle. Very quiet and relaxing scenery.

Mixed feelings
I have really mixed emotions about this property. So I’ll start with the good stuff. The location was convenient, close enough to town, but very private. We felt like we were all alone, and that was great. The house is great! Big open floor plan, and the kitchen was amazing! Really enjoyed cooking in there. The bed was comfy enough, and the jacuzzi tub was great (after I cleaned it good and flushed the jets out). No WiFi , but there were a few dvds we did watch some. We came prepared for the bugs, being by the water and in a remote are we were ready for war. Off for days, the citronella candles, we had it all. Let me tell you we saw not one mosquito or fly. We were beyond happy about that. Love to know what they sprayed out there, cause that was amazing. Major turn off was the way they left the yard all grown up, past knee high weeds. Only mowed a path to the lake and in front and one side of the house. Also, you have to climb through a barb wire fence to get to the “lake” so we sort of felt like we were trespassing on someone else’s property. Now the lake,,, is. More like a pond. We only caught baby fish. That was the main reason for us renting this property as we both love to fish. So that was a little bit of a bummer. Make sure you bring a bbq put lighter, as the ignition switch is missing from the gas grill. Messaged the caretaker about it and never heard anything back. We figured it out though and were able to grill. All in all we had a good time, it just needs some TLC and better access to lake.

Quite and relaxing
Good location and lay out, size just right, great fishing in the private pond, close to Canton. Just need more care to details such as replacement of light bulbs , house had more than 5 burned and was dark in afternoon, owner should cut all shrubs and grass around the house so we can take advantage of the full patio and feel safer, need to do some pest control to inside the house, being in the woods. This location has great potential, we did enjoy it

No sheets for the bed.
Although the property appeared clean at first the floor did not look like it had been done in a while. There were dead bugs in almost every room. I’m not a squeamish person so it was not really that alarming. We got there with no problem and got settled in. But about 10:30 or 11::00 we pulled back the covers for the main bed and their were no Sheets! We began searching the large closet for them but only found a bottom fitted sheet. Great! 🙄 we found plenty of twin sized just none for the double/queen size. Ugh 🤦‍♀️ we made do with the twins and got into bed too tired to do anything else. Just not very pleasant for us. We also found a dirty washcloth from previous guests hanging on the shower curtain. I’m not sure if the rental was really cleaned between guests... as I always “clean up” when I leave a rental, like pull off all the linens and towels and place in the washer. I always make sure the trash is bagged and all dishes are washed. I try to leave a place as I found it. Also of note was the yard. It hadn’t been mowed in a while and was pretty snakey. We did enjoy the pond and caught a few nice brim. We left at 11:00 a.m. on check out day, but before we left the next guests showed up... not sure about all that and I wonder if it got cleaned between stays???

A Honeymoon get away
No chairs, just a fontu caoch that was not confartable. Bed was uncomfartable . no xtras. Might need some updates on the place.
