I am a person who collects abandoned properties like other people collect abandoned pets. I cannot resist "just one more" when I see broken windows, overgrown vines, and crumbling mortar. But what I am actually seeing is cool housing, cute cafes, or a new retail business. So far its worked pretty well, and VRBO has helped me find even more uses for historic buildings that beg for help as I drive past. Luckily my structural engineer husband has a lifetime of construction experience to help the renovations along, and my corporate world sister has embraced my type of investments for her portfolio. The three of us have done houses, apartments, office buildings, and a Queen Anne Victorian; we are currently working on a mini stone castle and an abandoned bourbon distillery. We love sharing our appreciation for historic properties with the residents of Lexington, and now we get to share them with the world. We have embraced the vacation rental concept for a two years now, and have enjoyed every moment of it.

Why Teri Kelly chose North Upper Street
316 Hampton Court was one of our first big investments. Down to two renters (a hoarder and a couple who were apparently using an apartment as their secret love nest behind their spouse's backs), the Howard was a sad sight from our backyard. It took two trips over, but we finally figured out how to find this hidden gem, tucked behind a massive apartment building on one side and an antebellum house on the other. We instantly appreciated its unique architecture and decided to try to purchase and renovate it. The owner said sure, but we would have to purchase the 8,000 sf house in front as well, which we promptly did. A year later we finished the main part of the building's renovation and one condo and put it up for sale. Which it did not. The housing recession had hit so we put it up for rent. Renting turned out to be an easy task, so two years later we had five condos all rented for the next six years. In 2013 we bought another house on Third Street, and fixed up the bottom apartment and had a friend move in. Then we started redoing the second floor apartment, and went a little further with the redo. It was looking so cute we decided to try vacation rentals. We furnished it and listed it on VRBO, hoping to at least make enough to make the renovation and furnishing worth it. It was an incredible success. It has enabled us to keep up with some of the other property's bills much easier. So when #4 in Hampton Court became available, I decided that it too should become a VRBO property.

Couldn't have asked for better!
First visit to Lexington, and I wanted to be walking distance of things but didn't want to do the big hotel thing. This. Was. Perfect!!
The apartment was very clean and thoughtfully put together. The owner's description points out that the apartment was "small" so I was a little concerned about how small it was, and to be honest I would not have classified it as small at all! If I was a single woman looking to live in Lexington I'd scoop this place up in a heartbeat. The bed was super comfy, and there was tons of closet space if you wanted to hang up your clothes. The shower was huge and there was lots of counter tops and mirrors for everyone to easily get ready in the morning or whatever. They have a really comfortable "living room" with a great couch and TV setup - it rained one day and we just sat there watching TV and having a great view outside while it rained. The kitchen is decked out - we didn't do any cooking, just needed the fridge for pop and leftovers, but there was everything you could possibly need.
You use a key to get in and out of the apartment, so having a key ring or something may come in handy - I was always worried that I might lose it accidentally. The parking is easy and when you see how hard it is to find street parking you'll really appreciate having it. We walked all over downtown Lexington - nothing was very far away. The neighborhoods are quaint and clean, and it was very easy to get around. I don't know how we could have found anything better!
Only confusing thing was when we first arrived. When you pull in there is this big house, and the parking is right behind it. So, without thinking, we figured that the big house was where we were staying which is wrong. This apartment is in a house BEHIND the big house, just to the SIDE of the parking lot. Once we figured that out, we were good to go!
Absolutely book this apartment - it is a great romantic getaway location for two, or just a comfortable homebase for some city exploration.
What a unique property with tons of character! Beautiful neighborhood and easy to walk downtown. Teri left very thorough information to make the most of our stay.
Beautiful renovated apartment in quiet, historic district
The owner kept a lot of the original structure and features for this apartment. I particularly liked the large windows throughout the unit and taller ceilings - it felt spacious. The location was great and we easily walked the neighborhood, looking at the historic mansions and huge trees. There were close by and good restaurants.
Oh, thank you! We are so proud of our neighborhood. It has come SUCH a long way from where it was 30 years ago; we love to hear that others are enjoying it as much as we do! Please keep us in mind if you ever travel to Lexington again. :)
The condo is a gem! It was everything I was looking for. I would definitely stay there again.

Quaint apartment, great location!
The apartment was a perfect fit for our trip to Lexington. It was clean, well maintained, and suited with everything we needed. We also loved how close it was to great restaurants and all our activities. Safe location as well!
