Description

Photos and Description of this holiday apartment in Northside District - The Howard at Hampton Court

A one bedroom vacation in a fully renovated c.1920's apartment building.

The Howard was built in 1920 in the back yard of an c.1840 Antebellum Mansion on Lexington's swanky West Third Street. In fell into disrepair and we bought it in 2007. We turned the existing eight apartments into five renovated condos with all the modern amenities, but preserving all of the vintage charm.

We refinished the hardwood floors, cleaned all the window and door hardware, repaired windows, and fixed plaster. We hired one of Lexington's best architects to fit a modern kitchen into a vintage kitchen space. We fit in a laundry, dishwasher, beverage center and microwave that formerly only had a two burner stove and two cabinets.

The apartment is only 650 square feet, but thanks to our brilliant architect, it feels much larger.

We are confident that as you drive through the stone arches of Hampton Court you will realize what a special corner of Lexington it is, on the site of a former orphanage and alongside the oldest University west of the Alleghenies, Transylvania University.

PHOTOS: These photos are of the actual apartment. It is 650 sq ft (32.5 feet x 20 ft). If this seems too small for your stay, we completely understand. If you do not like what you see in the photos, we will understand you choosing another property. Every piece of furniture, every pillow, every accessory is exactly what you see in the photos. We truly aim to please and feel that our apartment can fill a significant niche in Lexington travel, but realize others have varied needs not served by The Howard. Thanks to everyone who considers booking our corner of Lexington. We truly appreciate it!

Looking over our calendar, we realized that The Howard is BOOKED. We have very, very few dates left in 2017. If your required dates are not available, we encourage you to check out our two 2 bedroom rentals that are located just ten or so houses away from The Howard. They are loaded with charm and only $ 30 extra per night for the extra bedroom. They are VRBO # 846234 and # 596053. If you liked The Howard, we are pretty sure you'll like these, too. Thank You!

About Teri Kelly

I am a person who collects abandoned properties like other people collect abandoned pets.

I cannot resist "just one more" when I see broken windows, overgrown vines, and crumbling mortar. But what I am actually seeing is cool housing, cute cafes, or a new retail business. So far its worked pretty well, and VRBO has helped me find even more uses for historic buildings that beg for help as I drive past.

Luckily my structural engineer husband has a lifetime of construction experience to help the renovations along, and my corporate world sister has embraced my type of investments for her portfolio. The three of us have done houses, apartments, office buildings, and a Queen Anne Victorian; we are currently working on a mini stone castle and an abandoned bourbon distillery.

We love sharing our appreciation for historic properties with the residents of Lexington, and now we get to share them with the world. We have embraced the vacation rental concept for a full year now, and have enjoyed every moment of it.

Teri Kelly purchased this apartment in 2007

Why Teri Kelly chose Lexington

316 Hampton Court was one of our first big investments. Down to two renters (a hoarder and a couple who were apparently using an apartment as their secret love nest behind their spouse's backs), the Howard was a sad sight from our backyard. It took two trips over, but we finally figured out how to find this hidden gem, tucked behind a massive apartment building on one side and an antebellum house on the other.

We instantly appreciated its unique architecture and decided to try to purchase and renovate it. The owner said sure, but we would have to purchase the 8,000 sf house in front as well, which we promptly did. A year later we finished the main part of the building's renovation and one condo and put it up for sale. Which it did not. The housing recession had hit so we put it up for rent. Renting turned out to be an easy task, so two years later we had five condos all rented for the next six years.

In 2013 we bought another house on Third Street, and fixed up the bottom apartment and had a friend move in. Then we started redoing the second floor apartment, and went a little further with the redo. It was looking so cute we decided to try vacation rentals. We furnished it and listed it on VRBO, hoping to at least make enough to make the renovation and furnishing worth it.

It was an incredible success. It has enabled us to keep up with some of the other property's bills much easier. So when #4 in Hampton Court became available, I decided that it too should become a VRBO property.

Great place to stay in Lexington!

  • 5 of 5

Visiting Lexington for the UGA/KY game and this was a perfect place to stay. Walking distance to shopping and dining and a neighborhood with beautiful homes. The apartment itself was comfortable and had all we needed. Teri is great to work with.

Lexington

A beautiful well-furnished apartment in a heritage building, in a heritage neighborhood that served our family of 3 very well. Great binder of useful local information regarding food & drink and suggested outings. Although the unit's parking spot could be more clearly delineated, there IS dedicated parking right beside the unit. Owner was super-responsive to questions. Great stay.

Owner's Response: James: Thank you So much for your review! We loved having you as guests and really appreciate how pristine you left the apartment! And since I assume you meant to leave the Breeder's Cup Souvenirs, that was really sweet too. You are right about the parking lot. We have spray painted spaces twice, but since it is gravel, it has disappeared quickly each time. I think over the winter we may try to get signs made for each space. Thanks for bringing our attention to it and have a wonderful holiday season :) Teri

Perfect place in Lexington!

  • 5 of 5

We came for the weekend to attend a wedding in Lexington. This condo was perfect! It's very clean and had everything we needed (only thing missing which is hardly something to complain about is a box of Kleenex). The bed is very comfortable, there's a walk in closet plus dresser to keep your belongings, coffee and bottled water provided and nice living room with large tv. We had a minor problem getting the tv to work and the owner came right over to help! Once we arrived, we didn't need a car as there is so much available within walking distance which is the best way to experience this beautiful, historic area. I highly recommend staying here!

The place is walking distance downtown in the heart of downtown Lexington. Surrounded by Lexington charm. It is a very cute place and perfect amount of space for us. Very clean and utd ! The owner was very accommodating and responds in timely manner for any requests. You had a private parking space so you never had to worry about parking.
