Completely renovated top to bottom in June 2015, classified as a "Premium Plus Unit" at Regal Palms. Granite countertops in the kitchen and bathrooms, stainless steel appliances, full size washer and dryer in unit, new hotel quality mattresses, new flat screen TVs in every bedroom, and an over-sized walk in glass shower in the master ensuite bathroom. Our beautiful home is located in the Regal Palms resort. Our home is over 1860 square feet, and there are two master bedrooms, one on the upper level and one on the main floor, each with king beds and private baths. The other two bedrooms each have queen beds. With the full size pullout sofa it will easily sleep up to 10 adults comfortably.

Our home is licensed by the state of Florida, and we enlist the services of a local property management company to ensure your comfort. Regal Palms is a 24 hour gated resort for fun and family with a 2.5 acre water park with water slide, lazy river, kids pool, hot tub, play ground, white sand volleyball.

For adults the onsite spa, gym, dining restaurant, and across the road a golfers dream. See the full resort amenities and all Regal Palms has to offer at the Regal Palms website.

Just a two minute walk to the plaza next door which offers Publix grocery, CVS pharmacy, banks, Appleby's and other restaurants, etc. A Super Walmart is just 2 miles away and is open 24/7.

Stay seven nights or more from only $89 US per night. The resort charges $149 and up per night for premium units if you book directly with them. Nightly rates based on a 7 night minimum stay are:

Review from holiday time

Overall we loved the unit. It echoed as there was not a big rug in the main living area. The rooms were nice and fit our family. Really like the balcony and patio. It was far from the swimming area but we knew that. Bedspreads needed to be cleaned better or new ones put on. Kitchen items that would help were a hand mixer and such but good kitchen overall. Owners were very helpful.

I rarely rate anything because things but people should know... We are a family with six kids. The house is the furthest home from the pool you can get in the neighborhood. We were in the house daily from 12am or later and out again by 9am. We only slept and ate breakfast there and nothing else. The house states on every toilet that of it gets clogged used the plunger or else a fee for a plumber of $75 will be assessed... well no plunger on the premise and there were four bathrooms. There were 1980 hair dryers that when you turned any of them on sounded like they were going to burst into flames... no joke. By the second night, every bathroom was out of toilet paper. And yes we are a large family but we don't even go through four rolls of toilet paper at home when we are home all day long. The main floor and second floor main bathroom tubs do not drain while you shower so hopefully you do not mind standing in your dirty water while you shower. We stopped using the upstairs one because takes hours to drain. We are asked to do start laundry before we leave and are left no laundry detergent that means they expected us to go buy it or else they wash everything without soap and we were presented with not sanitized bedding and towels. Gross. We were given one garbage bag for the entire week... and left no instructions in where to bring trash. Felt weird leaving our trash piled up but didn't know what else to do with it. As for the beds... it does not sleep 10. Full beds do not sleep two people and two children in them were super cramped. Not to mention the pull out was all springs in your back and the rest of the beds were sleeping on concrete. Literally. After a long day in the parks you just want to climb into a nice comfy bed and sleep well. This was not the case.

Drive to parks 20-30 minutes with no traffic to get to Disney and 30-40 minutes for universal. Traffic was not always the best so most travel times took us much longer. We would choose something much closer next time.

Pros: when the front door closed and the keys were still inside, the management company brought us keys within 45 minutes. The resort does not manage this home so if you need something the front desk can not help you other than give you the property managements number. Another plus, we never ran out of hot water. They had a stocked kitchen and plenty of towels and pillows.

We did not have high expectations going in, but wish we would have chosen something else.

Owner's Response: This is not an accurate review and probably a result of someone that has never rented a vacation home before. Our home absolutely sleeps 10 people as licensed by the state of FL. It has 2 king, 2 queen beds and a pullout couch contrary to you stating they are "full" size beds. Yes our home is at the back of the resort as clearly shown on the VRBO details using the map function. Vacation homes including ours provide you with an initial supply of items such as toilet paper and soap, you are responsible to purchase your own supplies for your stay. Our homes are professionally cleaned after every guest stay contrary to what you have stated that you were presented with bedding and towels that are not sanitized. Look at the comments from all of our other guests regarding our mattresses we have new hotel quality mattresses which other guests rave over. You can see where the resort is to Disney so I don't know why you would choose to stay here (a 15 to 20 minute drive to Disney) if you were expecting something closer. You were instructed to call myself or my property manager if you have any issues so I don't know why you would call the front desk when we clearly indicated the resort does not manage our home. I never heard from you and you only contacted my property managers when you locked yourself out of the house and they promptly brought you another set of keys to gain access. All you had to do was call us regarding any issues and we could have quickly rectified things.

Regal Palms August 2016

We had a party of 7, which the unit accommodated well. The unit itself was clean, very nicely furnished, and fairly close to Disney. There was some issue getting into the unit since one of the locks was very difficult to open, and the unit manager had to be called. My suggestion would be to get the lock changed!!

There was an initial problem with check-in after we were told not to wait until the 4pm timeframe due to the number of people checking in. So we arrived at approx noon, wasting part of an afternoon, only to be told that the unit was not ready and we would have to return at 4pm. We didn't expect the unit to be ready, but the person at the desk wouldn't even let us check-in. Needless to say, we had to return later and deal with a long line.......very needless since we were booking with the owner and not the resort.

One suggestion would be to have more keys available in the unit. There was only one key to be shared, which turned out to be a big inconvenience. Another key could be provided in the safe, with the combination only available to the renter. Also, the unit should provide an adequate # of dishware/utensils for the # of people the unit accommodates, and the renters should be made aware of garbage days and the responsibilities for any pick-up.

Overall, it was a pleasant stay. No comment on the resort since we didn't use their facilities.

The following terms and conditions apply to all rentals:
1. A Daily Resort Amenity Fee of $12.95 per day plus tax applies to all bookings and is payable by the renter directly to Regal Palms resort upon arrival.
2. The renter agrees that this is a strictly non-smoking property. A $150 charge will be made against your security deposit should evidence of smoking be found in the property.
3. Pets are not permitted in rental properties. A $200 charge will be made against your security deposit should the renter bring pets in the property.
4. A non refundable 30% deposit is due at the time the reservation is made. The total rental balance is due a minimum of 30 days prior to arrival, again non-refundable once paid. (Please see no. 6 Travel Insurance)
5. No cancellations will be accepted due to weather related issues.
6. We strongly recommend you obtain Travel Insurance to cover cancellations and weather matters or ill health and disruption to travel. Cancellations will not be permitted for any force majeur.
7. Early check ins or late check outs are possible for an additional fee. If late check out is not arranged and renter does not promptly check-out at 10am, the renter will be charged $25.00 per hour.
8. We will not rent to vacationing students or singles under 21 years of age.
9. If willful damage is caused by the renter, the renter will be charged accordingly. The renter is responsible for all damages that incur from the renter or guests of the renter during the rental period. If the renter feels that something is damaged beyond normal wear and tear upon arrival, it is the renter’s responsibility to inform the owner or property manager immediately. Accidental damages will be covered under the damage deposit paid.
10. All keys to the property are to be left in the lock box and the property is to be locked upon departure. If the keys are not left by the renter, the renter will be charged $25.00 per key.
