2BR, 2Bath ground floor 8 room apartment with front porch on the nicest street

This is the entire ground floor apt in a 3 apt house. I live down the street so if you have any question I can be there in 2 minutes. You walk into the apartment thru a common foyer shared with the guest in the front upstairs apartment. There is a washer dryer under the stairs leading to the upstairs apartment. You open the keypad lock to the Living room door to a 18 x 16 LR with wide plank flooring and brick fireplace. The art on the wall is local. As you look through the 10' French door opening to the 18 X 16 Dining room you see a table that will seat 8, another brick fireplace and a half wall kitchen counter with 4 bar stools. All the art you see is local. Off the Dining room is a large office/ study. The Kitchen with separate entrance is huge and features a rolling granite topped cabinet which has two bar stools. Note there is a Smart TV connected to wifi so if you have Roku, Netflix or the like, you can stream your shows. Entering the hall to the bedrooms, the first bath is on the right, with 5" shower and large vanity and toilet. Opposite is the 12 x 14 Yellow BR with two twin XL beds, together they make a King. At the end of the hall is the Blue BR, 14 x 16 with hand hewn beams overhead and one King bed, large walk in closet and full bath also with 5' shower, toilet and vanity.

In the back yard, there is a BBQ and table and chairs for your use.

About John Kramer

I am a North Fork Native, lived and worked in Southold until retiring to Greenport in 2013.

I moved to Greenport because there is no place better than the Village to use as a base to enjoy all the North Fork has to offer. I love fishing, clamming, scalloping, and, years ago, raised and sold oysters commercially. If the wind is blowing I go sailing, if it's calm I go powerboating.

In the morning I am having coffee with friends and new acquaintances like you sitting at the tables on the sidewalk at D'Latte, or on the patio at Bruce's, or at Aldo's. I like music and Mon. Night is open mike Night at Brix and Rye at Stirling Square right down the block. On Wed. Night if I'm not sailing I'm watching the 6 pm start of the sailboat race from Crabby Jerry's dockside bar. Also, Wed. at 5pm is Oyster Happy Hour at North Fork Oyster on the water at the end of Bootleg Alley, Thurs Night is Irish Music group (if you play or sing, join 'em) early at the Whiskey Wind, then Blues at Brix and Rye, and then,what do ya know, it's the weekend, and EVERYTHING is going on! Do I love this place? Oh yeah.

Why John Kramer chose North Fork

I bought this 1849 3 family house in '13 and gutted it back to the framing, which is all hand hewn local beams. Over the course of a year and a half it is totally restored inside. I think this street is the Second best residential neighborhood in the Village. It is downtown yet the 1 1/2 blocks to Main St. is just enough to be AWAY from the summer crowds. This is not a party house. We go to Front and Main St if we want noise. Neither I nor my neighbors will disturb you or be disrespectful of your privacy; the same is expected of you.

What makes this apartment unique

This huge apartment is all you need to be close to all and walking distance to the train and still be able to enjoy the peace and quite of the North Fork. Have your coffee or drink on the front porch or walk down to the dock at the end of Bay Ave.(1 blk) Bring you bike and enjoy the beaches and wineries. Go birding at the Audubon center on LI Sound. You can arrange to go fishing, kyacking, stand up paddleboarding, boating, sailing, hike or bike or drive Shelter Island. Or just hang out and relax at the beach, or Mitchell park on the waterfront.

Property was very well decorated & maintained, as well as being spacious & well equipped with all the amenities needed. Landlord was helpful, pleasant and informative about local activities. Would highly recommend staying here!

Wonderful property and experience

138 Central St owned by John Kramer provided a wonderful base for us in Greenport. The house was immaculate, so beautifully decorated, brand new and every need anticipated. I especially appreciated the small things like plenty of toilet paper, soap, paper towel, bug spray, laundry detergent and even tissue boxes. There were also condiments in the fridge! Those are things that we either have to run out and buy or I pack to bring with us (which I did not knowing the house would be so well supplied). There were even beach towels available which I've never encountered and even a couple of beach chairs and beach umbrella. All very thoughtful. We would definatey stay there again and if John could provide a boat for our use....even more perfect!

As for things to do, we went on a wonderful sale boat ride on the Deliverance which I highly recommend and rented kayaks in Mattituck which they put down for us in the bay. There's a free beach right in Greenport which we found on the last day-not a great beach but it was so nice and cool sittying by the water in late afternoon. It's a lovely spot and in the event of rain, John's house is a splendid retreat!

a wonderful family getaway

As long time visitors to the South Fork/Hamptons area we were anxious for something different and Greenport did not disappoint! This home is perfectly situated in the village so that all the attractions are easy walking distance but there is still a sense of neighborhood charm. Mornings on the porch were a great way to start the day and chat with neighbors, including John who passed by daily to check in. Our family of four (kids aged 19 and 21) was very comfortable in the well appointed downstairs apartment. All details were considered in its design. Activities on the North Fork offered something for everyone: exploring the other towns along the way, cute lunch spot in Mattituck, kayaking at Hashamomuck Pond, biking/hiking on Shelter Island - Mashomack Nature Preserve was beautiful - Norman Klipp Park beach on the bay side and especially Truman beach on the Sound side were nice for relaxing and bathing (very rocky, need shoes) The views from KontoKosta winery are unparalled as are their lovely wines, 67 steps is THE PLACE for a beautiful sunset. The village of Greenport has many great shops, a brewery and restaurants - the shuck your own oysters at Little Creek Oyster Farm were a big hit and clams on the 1/2 shell were delicious while watching the sailboats from Crabby Jerry's. Already planning a return visit!

Charming and beautifully maintained home in Greenport, NY

We experienced a wonderful family week in Greenport, due in large part, to this charming and sensibly restored home 2 blocks off Main Street and the center of town. This two bedroom/two bath home is carefully maintained by a charming and responsive owner, John Kramer. All appliances are in excellent condition, the beds were very comfortable, the house was warm yet immaculate and the furniture in fine condition. The front porch on a quiet street was our central meeting and relaxing space as the weather was excellent. Over years of VRBO rentals in the US and Europe, this home is truly a 5 star highlight.

Notable also is the gracious and very responsive owner. John's recommendations regarding what to see, restaurants and wineries were helpful and accurate. He was a concerned host who really means it when he says "call if you need anything." We welcome the opportunity to come back to Greenport, experience this engaging community and stay in this beautiful home

Beautiful home, great village location

Everyone else has said it all in their reviews! The home is great, clean and well-kept--it feels like a very nice hotel only better, because it has all the amenities of home. The location is phenomenal--literally steps away from all that Greenport has to offer! The owner is incredibly responsive and informative, and clearly loves Greenport. We loved the short ferry ride to Shelter Island, a trip to nearby Orient State Park, and the many wineries in the area. A really nice, relaxed get-away away from the hustle of city life.

Beautiful !

Very clean, neat and quiet house, but close to all the action. Walkable to anything in the village, and you can bike anywhere else you may want to go, including the beach. We enjoyed walking, biking, eating, drinking, and meeting the friendly locals, including John! We had such a nice week, we didn't want to go home.

This property is a 3 family house. Please be mindful that there are others on the property. I think the greatest attribute of this property is that it is so close to the downtown "action", yet just far enough away to be quiet and peaceful. This is a quiet residential neighborhood.
This is a NO SMOKING/ NO PETS property. If I must deodorize due to smoking or pets , you agree to pay the actual cost of remediation.
Only those named in the reservation will sleep here. No overnight guests. This apt sleeps two people in 1 King Bed, and two people in 2 Twin XL beds.

You will find the house to be spotless when you arrive and you will leave it the same when you leave. Wash the dishes or turn on the dishwasher before leaving, leave towels hung up and sheets on the bed. Trash goes in large can next to your kitchen door on West side of house.

Each guest agrees to holdharmless and indemnify the owner and agent from any liability for personal or property damage sustained by anyone occupying or visiting during your stay.
