Large Cottage: Private Beach/Stunning Sunsets/Kayaks/Fire Pit

Spacious three bedroom, one bath cottage with a 3-story boathouse overlooking the lake.

Linens/towels/toiletries/plates/glasses/coffee cups/Keurig/coffee/grill propane included. The main cottage has a large kitchen with a full size refrigerator/freezer/stove/microwave/kitchen table, the 3 bedrooms (king, full, 2 twins) and bathroom (full tub and shower), and a walk-out patio with a grill, patio table and chairs.

There are air conditioners in the master bedroom and boathouse living room and propane heat for cool nights.

The cottage is attached to the boathouse via hallway where the deck or living room surrounded by windows offer the perfect setting to take in the lake and amazing sunsets.
There is a recreation room in the lower level of the boathouse providing extra space to spread out, play games, watch movies or just relax.

Down the stairs from the main cottage is a private swimming/sunning beach with access to the boathouse that is full of amenities to include: two kayaks, pool floats, sun chairs, beach umbrellas, and life jackets.

It's a great, private place to take a swim or launch on a kayak fishing/site seeing cruise along the beautiful shoreline. There is no dock (predominantly west winds) but the front yard offers plenty of space to park a boat and trailer. There are two public boat launches nearby (West Swanton Boat Access .2 miles and Tabor Point Boat Ramp 4.2 miles).

In addition, we are just steps from Hog Island Market where fishing equipment, bait, fishing license, ice, beer, wine, and groceries are all available. Campbell's Bay Campground (6mi) is also close by for Pontoon, Motor Boat, or Canoe rentals. West Swanton Orchard (.9mi) is a great stop for apples, soft ice cream and souvenirs. Green Mountain Stables is directly across the road where visitors can watch the horses training or take riding lessons, and Missisquoi National Wildlife Refuge Visitor Center is also just one mile away.

It's a truly unique cottage centrally located within the best Pike, Bass and Walleye fishing grounds on the lake!

For those who want a bit more adventure, the Canadian boarder is just 4 miles north. There is a nice small, waterfront town with several great restaurants called Venice en Quebec just across the border. Montreal is also only one hour north so bring your passports!

Peace and quiet in a beautiful setting
The location of this property is perfect for exploring Vermont either nearby (the Mississquoi wildlife sanctuary) or a bit further afield (e.g. the Green Mountain Range is still only an hour away). We also enjoyed visiting Montreal and other locations in Canada as the nearest border crossing is a few minutes away and is easy and quick to cross. The issue is however that we struggled to tear ourselves away from the property as it has everything you need for those wondeful relaxing days. The property is very spacious and the views are spectacular. We loved watching the sunset in the evenings over Lake Champlain and the Adirondack Mountains. In the morning we sat and watched the chipmunks, hummingbirds and other wildlife, which was wonderful (we stayed in August so not sure what you see outside of summer). In the day we used the Kayaks - I recommend paddling along the shore northwards for best views of Bald Eagles, Osprey and other birds. Some people have noted that you have to drink bottled water but this wasn't a problem and the water from the tap was fine for most things. There is a very useful shop within 5 minutes walk but Swanton 15 minutes away was good for proper 'stocking up' on groceries. The property is well equipped with fans (and air conditioning in the main bedroom) so we never had a problem with climate. There is so much more I could say but ultimately I would highly recommend this property if you want a beautiful relaxing location with wildlife and views as the key feature.

Fantastic Stay
Beautiful place in a great location. Unbeatable view of Lake Champlain. We wanted to get away from our usual rat race in our home state for a few days and this was the perfect place. The communication with the owner when I had a question was great. Highly Recommended!

Life is certainly much better on the lake!
We stayed with 2 other families of our friends for the long weekend. We knew the area a bit before, so we booked quite confidently. The cottage is a typical lakeside cottage for this area, spacious, comfortable, with everything that you may need for the pleasant stay. Easy to access, easy to find everything. Beds are comfy, what is there is working fine, things are simple, but functional. The area is very quiet and relaxing. In a day we knew half of the village :) OK, this is an exaggeration, but still, the people around are very nice, the local grocery store, which is a minute of walking away, seems to be the local community center. You can ask the owner any question about the area, where to find things etc. Also she stacks pretty good selection of every-day things, so do not worry if you run out of eggs, bread etc. The beach is quite good, a bit small, but the water level now seems to be a bit higher than usually. The owner offers many water toys so you do not need to bring yours. I even saw the fishing rods there, but I had my stuff. And fishing there is indeed quite pleasant, especially at sunset. Sunset views from the balcony are just gorgeous. And, finally, can't say anything but good about the owner, Josie. It was very easy to communicate with, she was getting back promptly with the answers to any question I asked.

Owners: Andy and Josie. Andy was born and raised on a local dairy farm and has been hunting and fishing around Lake Champlain since childhood. Josie is a career naval officer who recently retired with her husband in Vermont. They own a house on the east shore of Lake Champlain about a mile from the cottage.

What makes this property unique

Many of our guests comment on how much larger it is than expected. In addition, we have received a lot of compliments for making them feel comfortable making themselves at home because it is decorated more like a hotel and we have never used it so it doesn't have "personal" items throughout the cottage like many of our competitors.
