About Jan Kimbrough Miller & Gary Miller
My husband and I have lived in the Grand Valley (this time) since 1989, raised our two daughters here and now enjoy our grandkids living in the area. My degree is in Occupational Therapy and I spent most of my medical career owning and working in out-patient orthopedic physical therapy clinics. After 25 years in the medical field I made a dramatic career shift to real estate, where I still enjoy all of the rewards of helping people yet I get to avoid dealing with things like health insurance contracts! I work as a Buyer Specialist on The Kimbrough Team / REMAX 4000, alongside my brother who does the listing side of our business. I also enjoy doing commercial transactions. My family and I have a special love for boating at Lake Powell, which is only 3.5 hours from Grand Junction, so we get away to do that as often as we can. My husband and I live on a couple of acres on the outskirts of town and have chickens producing more eggs than we can eat so we share gladly with our guests!

Why Jan Kimbrough Miller & Gary Miller chose Grand Junction
This property is in a wonderful, central location so convenient to everything in the heart of Grand Junction. It was built in 1905 so has alot of character in things like the original wood floors. I enjoyed renovating it and bringing it up to modern day standards, opening the floorplan in a way that most people now are used to living, all while preserving the cool features of the past. I have so many customers and friends who frequently need a "place to land" for a short period and this size of home and location just seemed perfect.
What makes this House unique
So many people have allergies, I have worked for 5 years to keep this place "allergy friendly". The location is incredible - so close to everything - you can literally walk to about everything you would need. There's a park within a block, restaurants, the library, coffee shops, a specialty butcher shop, and the CMU campus. I love sitting on the porch and just being part of the downtown community where there is alot of great energy!

Great location. Very gracious host.
Great! We love it here
We have stayed at this property multiple times and love it. It is so cozy, clean and well stocked. I am always bummed when it is booked and we have to stay somewhere else. Thanks Jan for always having us!
Thanks so much for taking the time to post this review! I'm always glad to have your family!
Downtown gem in Grand Junction
House is across from park, easy walk to downtown, close to bike path (with bike ramp over the railroad tracks), and close to major roads for driving. The kitchen and bathroom are well stocked. Although it was too cold to use, the back porch area is great for relaxing. The next door dog, Roxy, is super cute and loves petting. I highly recommend staying here if you are looking for a downtown, no drive experience.
Perfect place for stay in GJ
We stayed in the house for a week with our very busy toddler. The house was exceptionally well equipped, decor was fantastic, a block away from a great coffee shop (that also has amazing grilled cheese sandwiches during the work week), across the street from a huge park with a playground, and close walking distance to downtown that has cute shops and restaurants. The property manager, Jan, was also incredibly quick to respond when we had a question. We stay in a lot of vacation rentals while traveling and this was one of my favorites! Highly recommend.
Lovely and homey cottage
My friend and I stayed here in October, 2018 and it was lovely. The house is beautifully decorated and the furniture is comfortable and not just thrown together items like in some houses we've stayed. Both bedrooms were comfortable and the kitchen was spacious with plenty of utensils, dishes, etc. and a great sink. And there were plenty of spices, condiments, coffee, and even hot chocolate. We've stayed places that didn't even provide enough coffee for the first morning, much less have a Tassimo brewer. I wish I had read that it was provided and I would have brought my discs from home. The bathroom layout was a little odd, but fine once we were used to it, but the fixtures were pretty and everything was clean. And the towels were the best I've ever had at one of these rentals!
I only gave 4 stars because although the stay was great, we did have a few issues. First, we didn't understand where to park in the back from the directions given. This was easily remedied by a quick call to the owner. Next, when we went into the house, it hadn't been cleaned since the last occupant. Again, an easy fix with a call to the owner; however, this meant we couldn't unpack and relax after our drive in. On the other hand, we went for an early dinner with my daughter and son in law so not all was lost. We just felt tired and grubby from our trip. And by the time we got back, the cleaner was almost finished. Another issue was the camera inside. It kept turning back on! The green light that was supposed to show it was off kept turning off and frankly I don't know how many times we didn't notice. If we gave an entertaining show to the owners, I expect a discount! (And if you enjoyed the show, you probably have a very dull life and need to get out more - I know we were boring!) The final issue was that the closets in the bedrooms were horribly dark and the lights in both closets didn't work. The green room lights were not hung up, but the once in the front bedroom were, but neither would turn on.
I forgot to leave a note on the board that one of the lights over the mirror was out in the bathroom.
We really did have a wonderful time at this house and it is one of the best ones we have stayed at in the last 5 or so years. Not only was the house great, but the location is convenient to everything and even though it is on a main street, we never heard the traffic unless we were outside on the porch. (Great porch!) We'll stay again when we come to visit my daughter next.
Hey Jean! Thank you for taking the time to write this review. I take alot of pride in my properties and making sure that people have a great experience. Once in awhile (this was the 2nd time in 6 years) there is a communication glitch with myself and my cleaning people and keeping an eye on our bookings. Again, I apologize for that error and really appreciated you giving us a couple of hours to get that done for you!
In regard to access, it is a bit hard to find so I have details and pictures for the access on HomeAway. When someone confirms their booking (unless they go through Expedia), they are sent the HomeAway app to download and that has all of the property information including detailed instructions and photos for the parking. Sometimes people don't want to download that app, or one person makes the reservation for a group and the person driving isn't the one who received the download, in which case they get confused. I'm not sure how to change that part. Most VRBO owners, myself included, don't want too much info on the booking site just for security reasons.
In terms of the lights, with the exception of the burned out bulb, those are turned on at the wall and operated from the remote. They all work and are operable. There just may have been some confusion in terms of having the wall switch to the "on" position and operating them from the remote.
In regard to the camera, you can rest assured I didn't get a show!! :) Because I am located near the university and go to great lengths to keep the property smoke and pet free, I installed that so that I can see who arrives when they arrive. It allows me to make sure they don't come in with pet carriers and that the group that arrives is the group I thought reserved it vs. a group of 10 students needing a party pad. It also is an easy way for people to check in and out. When the initially come they turn it off and when they leave they turn it on. On the HomeAway app is quite a bit of info on the camera. However, if anyone is anxious about it they generally just throw a rag over it and point it toward the ceiling. All of that being said, I am in process of replacing that security set up. That system also monitors the crawl space for water - that is where the hot water tank is located and it always makes me nervous to have that tank in a place no one can see.
I will go replace those closet puck lights! I am glad you had a good stay and you are welcome back any time!!
Clean, great location
House was just as described. Very clean, very organized, and in a great location. Stayed for two nights and walked to downtown Grand Junction for dinner both of them - anywhere down there is no more than 10-15 minutes. We used the house as our base for exploring Colorado National Monument and the national parks near Moab, which is only about 1 hour 45 away. Would definitely stay here again.
The Colorado National Monument is a major attraction for our community. It takes only 2 hours to tour the whole monument and enjoy some of the most spectacular views in Coloado. 45 Minutes away is The Grand Mesa featuring Powderhorn Ski Area, over 200 lakes for fishing & boating, hiking, and camping. Grand Junction is a Mecca for mountain bikers with spectacular trails for beginers to advanced riders. 45 minutes away you will find world class rock and ice climbing. The Grand Valley is nationally known for our incredible peaches and wine! Thursday nights from about May through October downtown Grand Junction has an awesome Farmer's Market with locally grown produce, aritsans and live music. Palisade's Farmer's Market is on Sunday, in case you miss the one in GJ!
