About the property

3 bedroom, 2.5 bath ranch on a private acre, less than a mile from ocean beach

In the midst of everything and away from it all, this light-filled cottage sits on a small stream that flows into Sagg pond. Bedrooms are at one end of the house -- the the master has its own bath and deck, and 2 other bedrooms share a hall bath. At the other end is a light filled great room, a good-sized kitchen, and sun/dining room with sliding door to deck. The deck faces west and provides space for outdoor dining while enjoying ocean breezes, and entrancing views of sunsets and birdlife. Beach is minutes away by car, bike or boat (canoe comes with rental).

About elizabeth livingston

My mother first "discovered" the Hamptons in 1933; and as children my sister and I spent many happy summers here swimming in the ocean, crabbing in the ponds and riding our bikes everywhere. When the time came to retire, my parents chose to build in Sagaponack, adapting the floorplan of a friends house in FL. It is something of a "surprise house" -- looking coventional from the outside but opening up into a great room that frames a knockout view to the west. We renovated the house in 2005 with the goal of keeping it simple and beautiful, and continue to enjoy happy Hamptons vacations with our children and grandchildren.

Seascape Lane is tucked in south of the busy Montauk highway, a quiet cul de sac in one of the most prized and picturesque areas of the Hamptons . Our family loves the peace and beauty of this special spot. The house is simple and bright and user friendly -- it’s location unbeatable. Others have loved it as we do, best summed up in this note from a family returning for their eighth August last summer (2016): “your house is the most peaceful and the most beautiful of any in the neighborhood.”

What makes this cottage unique

The sunsets are lovely; the beach close enough that you can her the ocean at night, and Sagg pond is ideal for short canoe or kayak trips. We have a dock out back and love to go to the beach by boat. Although once in awhile the town cuts a drain to the ocean if the pond gets too full, Sagg pond is always boatable, and usually we can take off right from our back yard.
