Fontemaggio is a 17th century stone farmhouse villa or 'Casa Colonica' set on a hillside, surrounded by 2 acres of mature landscaped gardens that merge into the sunflowers, vines, olives, pine and cypress trees beyond. There are terraces on all sides, each with its own dining table and breathtaking views of a landscape that seems to have changed little throughout the centuries, including a lake and a Renaissance castle on a hill. Sympathetically restored, the house retains a wealth of terracotta floors and chestnut beams. The 30 ft diameter circular pool, surrounded by fragrant rosemary hedging and lemon trees, benefits from the sun for the entire day. Set amongst mature pines, cypress and olives, it enjoys tranquil views of the Tuscan and Umbrian hills in complete seclusion. The medieval hilltop village of Monterchi, featured in 'The Most Beautiful Villages in Tuscany', is close by. You will find Casa Fontemaggio a blissfully relaxing home from home in which to enjoy the pleasures of Italian life.

The gardens: the gardens and grounds have been professionally landscaped and contain planting typical of Tuscany. Trees include some very old pines and almonds, cypresses, olives, acacias, oaks, figs and lemons in terracotta pots. There are box, lavender and rosemary hedges. The terraces have pergolas covered in vines, wisteria, Chilean bell-flowers and roses climb on the house walls. A wisteria entwined tiled loggia provides a shady retreat and alternative place to dine. The tranquil sound of running water is provided by a fountain.

Situation: although private and peaceful, is not remote. It is well placed to either luxuriate in the excellent cuisine and wines of the region or take trips to the historical and cultural sites of both Tuscany and Umbria. The timeless hill top village of Lippiano, crowned by the castle that can be viewed from Fontemaggio, may be walked to for breakfast or a drink at the friendly bar.

3 km away, the local hilltop walled village of Monterchi, a tiny triangle of medieval perfection, with its intriguing arches and alleyways, is Roman in origin. It is the birthplace of the mother of the famous Renaissance artist Piero della Francesca. His fresco the Madonna del Parto, of UNESCO World Heritage status, can be seen in the old schoolhouse museum. The landscape that appears in Piero's works is clearly recognisable in the views around Fontemaggio.

You will find the local community in Monterchi welcoming and friendly, particularly at the general store run by Marcello and his family. There are bars and good restaurants serving local specialities.

There is a market on Sunday mornings and in the summer there are outdoor classical concerts.

Florence, Siena, Cortona, Arezzo, Assisi, Perugia, Gubbio are all within easy reach.

Fontemaggio is spacious, airy and has a feeling of a well cared for and elegant family house. The furnishings are neutral toned throughout. There is a dining room with original inglenook fireplace and chestnut refectory table and an adjacent sitting room with library. Two double bedrooms have walk-in wardrobes and en-suite bathrooms. The second double is in a spacious suite on its own floor with sitting room, en-suite shower room and terrace with table and chairs. All bedrooms overlook the gardens and have views to the surrounding landscape. The kitchen and breakfast room, that opens on two sides to terraces, is a blend of modern convenience and tradition. There is a separate laundry room. Guests find it a perfect home from home.

PERFECTION! What a wonderful family vacation!

We could not have been more pleased with our stay at Sylvia‘s beautiful villa! The house is meticulously taken care of. The grounds around the Villa are stunningly beautiful. Private swimming pool was wonderful. Sylvia was a wealth of information and was there to answer any of our questions whenever we needed it. She is such a lovely person. So friendly and welcoming. Her dog Bepo was very sweet as well! Small grocery store nearby that had everything you might need. Wonderful selection of cheeses and meats that you can bring back to snack on around the pool with your bottle of wine. Several restaurants in town that were all wonderful. The small town of Monterchi is quite beautiful. At the top of the town in the square is a lovely restaurant. Has a fantastic wine shop. We sat there and listed to live music with a bottle of wine and a plate of meat and cheese. Tuesdays and Thursdays in the summer time they have live music in the square. The Villa is in close proximity to many beautiful towns. Our vacation was absolutely perfect, due in large part to this stunning Villa we stayed in. The pictures on this website do not do it justice. It is even more beautiful in person. If and when we return to Italy, Sylvia’s villa is the place I will book. Absolutely wonderful. Only thing I would do different is not book the private chefs more than once. It was a novel and fun experience. But for the price we found the restaurants in town to be better food at a much cheaper price. Do not pass this villa up!

Wonderful experience

Sylvia and Bepo, we cannot thank you enough for sharing your beautiful villa, property and hospitality with our entire family. If my wife had not found your place I most likely would have never visited this corner of Italy. The small towns which surrounded us, Monterchi, and Citerna for instance were so quaint and welcoming, and the people that we met on our travels, as well as, thru your introductions made for a memorable and unforgettable experience. We also managed great day trips from the villa to different vineyards, and historical towns and other sites. The villa itself, with its breathtaking vistas and wonderful landscaping is just beautiful, and considering the history that the building has seen just boggles the mind. Everything worked well, and we did not feel as though we were wanting for anything except some more time there, and possibly to take Bepo home with us. Obviously for me to have my entire family together would make any trip special, but staying at your beautiful villa with you and Bepo only a phone call away made the trip much more memorable. We certainly hope to be back in the future, and look forward to spending more time with you again. Thank you again from the bottom of our hearts for a trip that will provide memories for a lifetime. Beautiful spot, off the beaten path

Stayed at Fontemaggio with our 2 kids and another family. The Villa had ample room both in and outside to both gather together as a group or seek some private time away. Kids loved the pool, bocce court, and roaming the nearby fields. Nearby medieval towns are charming and not too touristy and the countryside is breathtaking. Sylvia is a great host: friendly, welcoming, responsive, and available for questions, but never intrusive. One tip, get the gelato located in the Piazza San Francesco in Arezzo.

Owner's Response: As I never ask for reviews, I was delighted that the first of this season's guests has taken the trouble to share her thoughts on her stay at Fontemaggio. It was such a pleasure to know that both families really appreciated what Fontemaggio and the local area has to offer. I was touched to be presented with handpainted postcards, featuring images of the garden and the landscape, from the young daughters of both families, after a day painting in the fields beyond the house. The owner of the local bar still talks about the night the girls - young and old - went wild on the dance floor!

A beautiful rural idyll

Casa Fontemaggio was everything we had hoped for and more. Aware that it can be hot in August, I had looked for a villa that provided areas of shade, as well as sun. This was a place which did just that. The pool area was beautifully landscaped with cypress trees, lemons growing in pots, as well as greenery that had been trained overhead, yet there was still plenty of sun. It was a particular favourite of the two young children in our group & also much enjoyed by the adults too. The seventeenth century farmhouse is situated on several levels and has stunning views in all directions - rolling hills, cypress lined driveway, a castle on the horizon - the epitome of Tuscany/Umbria. The kitchen is well equipped, a wonderful bowl of fruit and welcome pack greeted us. There was a choice of a number of seating and eating areas both inside and out. The meal provided by Cinzia & Luciano was superb & definitely to be recommended. A wall of books lined the sitting room, contributing to the atmosphere of knowledge and history conveyed by this lovely old farmhouse. Bedrooms were rustic yet very comfortable and bathrooms provided all we required. We felt privileged to be the occupants of this beautiful old house for a week & could gladly have stayed for longer. Sylvia, the owner lived in the nearby barn & was there to answer queries. She booked meals at the local restaurant for us & even took two of us to a jazz concert in the local square one evening. The surrounding countryside is truly idyllic, we really enjoyed walking its gravel tracks through fields of sunflowers, tobacco plants, vines, tomatoes & more, as well as up to Lippiano castle. At almost every turn, there was a fantastic view. The extremely hot weather during our stay meant we preferred to stay close to the pool & in the immediate locality, rather than venturing to the bigger cities, yet there are many interesting and atmospheric small towns nearby. We came, as three generations of a family, to celebrate my significant birthday and to make memories of good times spent together. This wonderful villa, its accommodating owner and stunning surroundings provided the perfect backdrop. We left feeling that we'd love to return in the future.

That they were happy to stay put for most of the week, was a measure of their enjoyment of the house, pool and surroundings. During an exceptionally hot period, I am pleased that the property was able to provide shady relief when required. We have just returned yesterday from our family vacation at the beautiful home of Fontemaggio and have decided that this was our favorite family vacation! We were a family of 8 that ranged in ages from 21 to 82 who found the house perfect for our trip. The views from every window were spectacular. The pool was the highlight for our days that we decided to enjoy the beauty and comforts of the house. Sylvia was the perfect host who was always available if we had questions and her dog Bepo was always friendly. We were greeted with flowers and a welcome gift that let us enjoy a great breakfast the next morning. We did shop most days at Marcello's little store called Punto Supermercato Rossi where the service was great and you were able to find everything you needed to get through the week. We did rent a small car to be able to shop and visit a couple local restaurants but used a local car service to take us to the small towns and wineries for our day trips. Sylvia has the name of the car service if you need a recommendation. We ate "Ciaccia" at Lippiano's one night and pizzas at La Pieve Vecchia out on the patio where the view of Monterchi at night was a site to see. We had Cinzia and Luciano prepare dinner one night and it was one of the best meals that we had while on our trip. I would recommend everyone to have a relaxing meal prepared by them while you are visiting. I would recommend Fontemaggio for your family vacation in Tuscany so you can have the BEST FAMILY VACATION EVER!!!! Thank you for everything Sylvia!
