This is the rear upstairs apt in a 3 family home. So you may see other guests on the property. I live 4 doors away and am reachable anytime. Your private entrance is through the cast iron gate on the right side of the house, down the flagstone path to your side porch where you can store your bikes. The door leads upstairs to the kitchen, full bath with shower, small sitting area , and separate BR with closet and Queen size bed. The kitchen includes all you need to cook 3 meals if you wish. The private porch has two chairs and a table for relaxing, and if you walk one block you can sit on the dock and watch the boating in Greenport Harbor or go for a swim! Suitable for a Single or Couple. No pets, No Children.
I am a North Fork Native, lived and worked in Southold until retiring to Greenport in 2013.
I moved to Greenport because there is no place better than the Village to use as a base to enjoy all the North Fork has to offer. I love fishing, clamming, scalloping, and, years ago, raised and sold oysters commercially. If the wind is blowing I go sailing, if it's calm I go powerboating.
In the morning I am having coffee with friends and new acquaintances like you sitting at the tables on the sidewalk at D'Latte, or on the patio at Bruce's, or at Aldo's. I like music and Mon. Night is open mike Night at Brix and Rye at Stirling Square right down the block. On Wed. Night if I'm not sailing I'm watching the 6 pm start of the sailboat race from Crabby Jerry's dockside bar. Also, Wed. at 5pm is Oyster Happy Hour at Oyster Farm and Market on the water at the end of Bootleg Alley, Thurs Night is Irish Music group (if you play or sing, join 'em) early at the Whiskey Wind, then Blues at Brix and Rye, and then,what do ya know, it's the weekend, and EVERYTHING is going on! Do I love this place? Oh yeah.

I bought this 1849 3 family house in '13 and with exception of this apt, which was added several years ago, gutted it back to the framing, which is all hand hewn local beams. Over the course of a year and a half it is totally restored inside, only lacking exterior painting. I think this street is the second best residential neighborhood in the Village. It is downtown yet the 1 1/2 blocks to Main St. is just enough to be AWAY from the summer crowds.
This little 400 sq ft. apartment is all you need to be close to all and walking distance to the train and still be able to enjoy the peace and quite of the North Fork. Bring you bike and enjoy the beaches and wineries. Go birding at the Audubon center on LI Sound. You can arrange to go fishing, kyacking, stand up paddleboarding, boating, sailing, hike or bike or drive Shelter Island. Or just hang out and relax at the beach.
Hi John, Thanks so much for having us this Memorial Weekend, we had a blast! Your location was absolutely perfect for exploring Greenport- and thanks for all the tips! We especially loved 1943 Pizza, Lucharito's, Blue Canoe, Bruce and Son, The Market, the Greenport Harbor Brewery, and Konakosta Winery...can't wait to come back!
John is a wonderful owner who cares about his guests. The apartment is comfy and an easy walk to the Village shops, restaurants and local brewery. All that the North Fork has to offer is just minutes away. This is our second stay, and won't be our last. We had a Great Time!
This apartment is upstairs in a home. It's a great location to walk into downtown Greenport, and John (who we met during our stay) has everything there for the comfort of 2 people. We even got to use his bikes to get around! The only negative is that the air conditioning doesn't do a great job in the bedroom. Other than that we would recommend this place for a couple.
Everything was great, clean and quiet. We recommend highly!
This is the second time we've stayed in the studio apartment. The studio is actually a 1 bedroom apartment and we love it. The location cannot be beat as it is a short (less than 5 minute) walk to downtown Greenport. The studio also has a private patio on the side of the house that is great during the day or at night. John has put a lot of thought into making the rental an amazing place to get away for a few days. The apartment is always very clean and well maintained, the wifi is reliable, and the apartment has everything you need from shampoos to condiments. John is also very available if any of the guests have issues. We will definitely be returning for a third time!
The property was clean and John was an excellent host. The apt. was equipped with everything you need. John gave us a run down of all the local restaurants and was available for any questions. He lives right down the street and can be available pretty quickly.
I would suggest 2 things to make the property outstanding; put a love seat in the Living area so 2 people can sit together. The other thing, probably for me since I'm a news junky, is to get local channels on the TV
We would definitely stay here again.
Have your morning coffee on the bench at the dock at the end of Bay Ave, just down the road, or sit on your private side porch. Walk or bike to the beach at 67 steps, or the end of 4th St. Have breakfast at Bruce's or Lunch atCrabby Jerry's. Afternoon Oysters at Little Creek Oyster Farm, then pick one or two of the restaurants for dinner American Beech, Frisky, Noahs, Lucharitos, Industry Standard....
Salamanders, then drinks on the deck at Blue Canoe and then head home stopping at Brix & Rye up the block from your home.

This small studio is the third apt in a 3 family home, so you are in close proximity with others here to enjoy a vacation. The beauty of this property is that it is so close to all that Greenport Village has to offer (2 blocks), yet out of the noise and activity! The street is a quite family neighborhood. No loud or disrespectful behavior towards my friends and neighbors will be allowed. There is NO SMOKING in the house or on the property. No pets of any description are allowed. The house, though completely and totally renovated from 2013 until this spring, was built in 1849, therefore it is not handicap accessible nor child friendly.
