Birchbrae enjoys a quiet rural location in the heart of Speyside and is less than 5 miles from the town of Keith. It is located on a farm track set in 1 acre of natural woodland overlooking open countryside. An ideal base for exploring the local towns and charming fishing villages of Moray, Aberdeenshire and beyond. A great location for enjoying the great outdoors with excellent walking, fishing, golfing, sailing, skiing and cycling in the surrounding area and regions.

Moray is a mixed area of stunning beaches, argriculture, wild open spaces, fine quality food manufacturers, country pursuits, historical buildings, beautiful forests and hillsides, picturesque coastal & inland villages and least of all over 90 whisky distilleries. Inverness and Aberdeen are equi-distant and approximately 90 mins by car from the cottage. The Aberdeen - Inverness railway line stops at Keith Station. Moray is the home of Baxter's Fine Foods; Gordon & Macphail Whisky Specialists; Johnston's of Elgin Cashmere; Elgin Cathedral & Biblical Garden; Glenfiddoch; Chivas Regal; Glen Grant; Macallan; Aberlour; and many other famous Whisky Distilleries.

Birchbrae offers spacious accommodation for 8 people over two floors. The ground floor consists of :-

One double bedroom with Kingsize bed

One bedroom with 2 single beds

One family bathroom with bath and separate shower cubicle.

Utility room with combi washer/dryer, freezer.

Spacious Dining Kitchen with range cooker, refrigerator, dishwasher, microwave, CD player

Comfortable Lounge with log fire, TV/DVD player, x box, freeview TV.

The upper floor consists of:-

One double bedroom with Kingsize bed, TV/DVD player with ensuite wc and shower cubicle.

One bedroom with 2 single beds.

Two cots, 2 stair gates and 2 high chairs are available if required.

The cottage has oil-fired central heating and hot water system. The water supply is from the Public Mains. All fuels, wood logs, bed linen and towels are provided. WiFi is available, broadband speed is reasonable and mobile phone reception is good. We provide numerous board games, music CDs, DVDs and a selection of books and magazines for all ages and tastes

The large garden has ample space for children to play, make dens and explore their imagination. There is a hot tub for up to 8 people. A picnic table, outdoor seating and bar-b-que are available.

The front of the cottage is open to countryside views. The rear looks into woodland and is ideal for spotting deer and bird life. Guests with children and pets should take note that the garden is open to the front and although traffic is minimal the farm track is used by farm vehicles and other residents.

There are two access doors both of which have two steps up to them. The gravel driveway is adjacent to the side door which is the most often used door.

The cottage is ideal for two families to holiday together with each floor having a double bedroom and a twin room. We have a number of guests who visit at least annually on a regular basis for some quiet relaxation. Guests vary between groups, couples or a larger families. However we also have business employees who want to relax away from home and prefer the freedom of self catering instead of being restricted by hotel and guesthouses' mealtimes and access restrictions. The cottage is not suitable for hen or stag weekends due to its rural location and lack of public transport.

We welcome well behaved pets. The cottage is located on a farm track where you can walk your dog or take it to any of the nearby forest tracks. The garden however is open to the front so pets will need supervision. As with all rural locations guests are requested to follow the countryside code at all times.

Our garden is just under an acre in size with lawn to the front and natural forest to the rear. Kids will enjoy making dens, playing hide & seek, bug hunting and using their imagination. We provide bird feeders and seed to spot our regular and harder to find bird species. The nearest neighbours are 100m away.

At Christmas and New Year we will decorate the cottage for you or maybe you'd prefer to get away from the festive season and relax in front of a warm fire instead without any tinsel in sight!

About Suzanne & Dougie McIntyre

We both moved to Moray for work reasons originally and then realised the beauty of living in the area. The people are very friendly and welcoming and there is a wide range of activities and facilities in the area. We originally lived in the historic fishing village of Burghead until we commenced building Birchbrae in 1999 ourselves. Work brought us back to Glasgow in 2004 and to ensure we could keep Birchbrae to return at a future date we decided to turn it in to a self catering holiday home. However we don't intend to let go of Birchbrae and very much miss living there full time. Along with my best friend we do the changeovers ourselves to ensure a high standard is maintained. We enjoy the outdoors especially cycling, canoeing, horse riding and plane spotting at RAF Lossiemouth !!

We are both in our late 40s/early 50s with an 11 yr old daughter. Suzanne classes Birchbrae as her natural home despite being a Glaswegian girl. Dougie (a Paisley buddy) has lived in Moray much longer than Suzanne and enjoyed life working for many years in Elgin and for leisure was a player with Moray Rugby club for many years. We both have made great friends in Moray and our best buddies live just along the road from Pluscarden Abbey. Our favourite treats in Moray are eating cake & coffee at Boogie Woogie in Keith, pancakes at Baxters, ice cream from Fochabers, and Chicken Tikka at the Kimberley Inn in Findhorn. When we get time between changeovers we take a nostalgic trip over to Burghead (our old village) walk along the beach, and over to either Lossiemouth for a bit of plane spotting or Findhorn for a nice pub meal at the Kimberly Inn. You'll often find us on our bikes at Spey Bay looking for dolphins & osprey and cycling inland up the Spey to Baxters for a pancake treat.

Why Suzanne & Dougie McIntyre chose Fochabers

Within 30 minutes you can be walking along golden sands, lovely forests or do lunch and shop in the heart of Elgin. The cottage is built on a natural clearing in the woodland which is slightly elevated from the main road. Originally the woodland was part of a large estate which was split up many many years ago. We named the cottage "Birch" as it's surrounded by Silver Birch trees and Brae meaning a small hill. Birchbrae is ideal for commuting to the main towns ( 20 mins in most directions) whilst living in the peace and quiet on a farm on the edge of a forest. Most fishing villages, towns and places of interest are within 20 - 60 mins drive from the cottage. The cottage itself is close to Ben Aigan, the monster mountain bike trails and the Speyside Way. The local town of Keith is less than 10 mins away by car (4.5 miles) with a small range of independant shops, Tesco, or for a treat from Boogie Woogie. The quiet single track roads and forest tracks nearby are great for cycling and walking.

What makes this cottage unique

Our 1 acre garden is mostly forest with garden to the front. The cottage overlooks fields and to the forest covered hills towards Elgin. The sunsets are fantastic. The best thing to do on a sparkling clear frosty night is to sit in the toasty warm outdoor hot tub, watching the stars. Enjoy the rest of the evening at the log fire. After a day's site seeing relax with your favourite tipple at the kitchen table while someone else makes dinner or enjoy a summer's evening walk watching for deer and other wildlife on the farm track. The kids love playing in the garden building dens in the woods or checking out wildlife. Birchbrae is 100m from the nearest neighbour so within reason you can make as much noise as you wish or just enjoy the peace of the garden. It is ideal for two families who meet in the kitchen or lounge but can enjoy their own space in the bedrooms on different floors without getting on each others nerves !! We have a number of guests who return regularly to Birchbrae for the peace and quiet but the handiness of being able to choose beach or countryside, shops or historic ruins within 30 mins. We have had honeymooners, ramblers, mountain bikers, fishermen, whisky enthusiasts and golfers. We also have regular business guests who want to avoid the restrictions of bed & breakfast and instead be able to relax or work in the evening, eat when they choose and come and go at their own pace.

As the cottage is located on a farm track it has open views to the front and you can watch the birds at the bird feeder or if you rise early enough watch the deer in the garden. Great for star gazing - no light pollution! Garden has trail around forest trees which kids love to play in for hours - building dens and looking for wildlife. The cottage has two bedrooms on ground floor with family bathroom. May be suitable for ambulant disabled however 2 stairs to main doors. Please contact owner to discuss further.

Property is stunning inside and has amazing views

Went here with my girlrfriends for my 23rd birthday at the weekend and absolutely loved it! The cottage is well equiped and has anything you could ever need. The cottage is a lot larger in person than it looks in the pictures, the pictures don't do it justice! The owners are very helpful and friendly and respond straight away if you have any quieries. Definitely will book again! Thanks for having us!

An awesome stay

Had the loveliest of stays at Birchbrae cottage August ‘18. A very well appointed property, a true home from home. Hot tub and open fire were a real big hit with the kids. Would definitely return

It had everything we needed for the stay. It was clean, tidy and in a beautiful location.

Great communication from the owners from booking to throughout the trip. Our second stay at this property and we will book again. Fantastic location for doing lots of activities! The cottage is well set up, plenty towels etc. Fire all set to simply light on arrival and lovely bottle of wine. We love Birchbrae.

Country retreat, great to explore the surrounding area.

Lovely, homely, well presented cottage, and it's so well equipped, it's got everything you need for a comfortable stay. The only things you need to bring are the family, your well behaved dog, your clothes, and food and drink supplies. The hot tub was an added bonus, which we sat in watching the crows return to roost and the night sky draw in.

Spacious home from home

We found Birchbrae to be a great spacious home from home. It has everything you really need to have a good holiday. The hot tub is a real bonus too especially after a day out biking at the nearby Moray Monster Trails at Ordiequish. The situation is very good too, with the house close to the A85 near Keith but is up a short track so not right on a main road. We really enjoyed trips to beaches at Findhorn and Lossiemouth and we all enjoyed a trip to Morayvia, an interactive aircraft museum which lets you get into the cockpits of a Nimrod, Sea King rescue helicopter amongst other aircraft.The kitchen/ diner is massive and looks out across the fields on one side and the hot tub in the garden in the other direction. The lounge was lovely and cosy and we felt compelled to put the fire on one cold wet afternoon which was amazing. There are four good sized bedrooms but the downstairs bedrooms feel a long way from the upstairs ones for little kids so our kids all comfortably shared the second room upstairs. We enjoyed having the ensuite! This house would certainly be ideal for 2 families of four sharing. All in all good value for what is provided.

The City of Elgin and its beautiful cathedral (ruin) is only 12 miles (25 mins). It has a range of high street stores and independent retailers. Enjoy eating out at a choice of pubs & restaurants. Worthwhile trips to Baxters of Fochabers (specialty produce, shops, and restaurants), Johnstons of Elgin (cashmere and woollens), Brodie Countryfayre, Forres (retail complex - food court, novelties, gifts, restaurant), Walkers of Aberlour (Shortbread).

Approx 30 - 90 mins scenic drives takes you to: Battlefield of Culloden, Nairn, Banff, Huntly, Turriff, Aviemore, The Lecht, Inverurie, Royal Deeside and the cities of Inverness & Aberdeen.

Five mins walk from the cottage is House of Mulben ( offering outdoor pursuits such as off road driving, clay pigeon shooting, fishing, whisky tasting.

The Speyside way is a 20 min walk away.... join it and walk the last scenic section to Spey Bay.

Bike hire is available at Lossiemouth

Ski: 1 Hours' drive from the The Lecht or Cairngorm ranges, 90mins to Glenshee.

Normally Saturday to Saturday bookings. Entry after 4pm on arrival date. Departure by 10am on departure date. Times can be flexible if no guests in before or after rental dates. The period from 10 am - 4pm is required to carry out a full changeover of the cottage. This includes change of bed linen, full clean down and disinfection of cottage and hot tub, grass cutting and bin changes. If you wish to arrive before 4 pm you must ask the owner in advance. No access will be given to anyone arriving early without notification unless the changeover is complete.

Rates are fully inclusive of all fuels, logs, towels, bed linen, wifi, cots, highchairs, stairgates and use of the hot tub. We also provide an ample supply of complimentary cleaning chemicals, laundry detergents, kitchen roll, toilet paper and hand wash soap.

Well behaved pets accepted. Polite request to please keep them off furniture and out of bedrooms.

The garden is fenced on 3 sides however is open to the front of the cottage therefore:-
1. Pets are required to be under control at all times and not left unattended in the garden because the farm track leads to a busy working farm with livestock and vehicles. The Country code must be followed at all times. Although traffic is minimal the farmtrack is used by farm and other vehicles.
2. Children, particularly young children must be supervised in the garden and prevented from wandering on to the farm track.

Hot Tub
Children must not jump on the hot tub lid which is fragile. Children must be supervised by an adult over 18 yrs when using the hot tub and never left on their own. Anyone heavily under the influence of alcohol or drugs must use the hot tub nor be left unsupervised. Anyone with a medical condition should seek medical advice before using the hot tub. Please follow the instructions in the House Manual at all times.

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
