Rivergate Estate has four separate houses on a lovely equestrian estate abutting Griffith Park in Los Angeles. Huge gardens with a salt water pool, hot tub, a fruit orchard; the gatehouse and stables are original to Riverbottom, the estate owned in the 1940s by Bette Davis.
Rivergate House is the main house (two bedrooms, master and twin, 3 bathrooms, approx.. 2300sq ft). The hall is an open plan kitchen and wood burning adobe fireplace; the very heart of the estate with a giant tiled Moroccan table on the patio overlooking the grounds and pool and stables.
Dillard’s Pool House (one bedroom house) is just like summer. Just off from the saltwater pool and hot tub, with a huge bathroom and living room looking out to the play area and the hills of Griffith Park. VRBO Listing #488798
Channing House is at the front of the estate by the fruit orchard. Arched windows look onto the master king bed and the twin room looks out to the San Gabriel Mountains. All the houses are stylishly decorated with memories of England and Morocco. VRBO Listing #479934
And O’Leary’s Cabin at the far end of the grounds, named after Humphrey Bogart’s character Micheal O’Leary, the stableman in Bette Davis’ 1939 film Dark Victory; the Cabin is one bedroom and original to her estate Riverbottom. VRBO Listing #465113
We just renovated our luscious but water hogging lawn and put down soft sand. We have a new lounge area with billowing curtains that create an outdoor room, we have a few new trees and sitting areas. We are currently planting and things are growing and changing. Our photos are current and we update them as soon as we change things. If you are booking for a few months from now, expect to see the garden a little more grown in when you come to stay
The estate grounds enjoy massive organic gardens, almost an acre of garden with an abundance of butterflies and birds, saltwater pool and spa, fire pit, chickens, art studio, fountain area, fruit trees, French Lavender maze for toddlers to learn to walk through, and a secret oleander garden… and Wi-Fi throughout. This listing is to rent the whole estate together. One can rent the individual houses out for smaller groups.
I live part time on the estate with my two young children Winston and Vivienne. I am originally from London, England. I take my role as host very seriously and personally. The NEIGHBORHOOD upscale and residential. Many of the large houses have private stables and it is common to see cowboys riding in the streets. We are just a few miles from Los Feliz, Silver Lake and Atwater (two exits on the freeway, about 5 minutes). We are bicycling distance from the studios (NBC, CBS, Warner Bros, Disney, Nickelodeon …). Additionally, there are four golf courses very near, as well as Travel Town, the LA Zoo, The Autry Museum, several horse riding facilities and playgrounds, Pickwick ice-skating and bowling and of course the wildlife and 52 miles of hiking and horse riding trails in Grffith Park.
Don’t let the rural setting and the hooting of the owls fool you, we are still in the heart of the city and you should be aware that you can sometimes hear the freeway, helicopters, dogs and sirens typical of city living. I mention it because it seems out of place while you lounge in the sun on the lawn feeling like you are out in the country.
There are great cycling trails and running tracks throughout the neighborhood and into the Park. Downtown Los Angeles is about 15 minutes away, depending a little on the infamous LA traffic (there is a shortcut through the park along Riverside Drive that is very pretty and cuts out some of the traffic).
Burbank and Glendale are home to loads of shopping including the Americana (a high end outdoor mall with fountain, fine restaurants and events). A Pavilions supermarket is one of the finest around and within walking distance.

My daughter’s gymnastics team was competing in Pasadena and we decided to turn it into a mother-daughter weekend for the team. I couldn’t have asked for a better property. The entire weekend we joked that we felt like we were in a chick flick: five moms dancing and cooking in the well-appointed kitchen, seven girls laughing while running around the grounds, splashing in the pool, all of us making s’mores under twinkling candles at the fire pit. Amy was a great hostess and made sure we had everything we needed. The house is in good repair. Some of the bedrooms feel a little rustic, but I enjoyed that. It added to the retreat feeling.
Only thing to beware of is that traffic in and out of the Glendale area can be difficult. Time your outings around rush hour or just stay at the property more.
The girls are already petitioning their coach to go to a meet in the LA area again so we can repeat the experience.
Our family flew out from the midwest to spend Thanksgiving with us, and the best decision we made was to book Rivergate Estates. Everyone was blown away by this beautiful and peaceful property, that also has a wonderful history. Amy, the owner, was extremely accommodating and very generous with her hospitality. The kitchen in the main house was absolutely brilliant! We had at least 6 people at one time cooking and prepping on Thanksgiving day and we never felt crowded. When anyone needed a break from the bustle, they could retire to their own guest house, that was fully equipped and well-stocked. Some favorite activities were hiking, visiting the chickens and horses, creating zen gardens in the backyard, swimming during the day and soaking in the hot tub under the stars. This property is close to so many landmarks and attractions. It is also close to a favorite Thai restaurant, Chinda BBQ and Restaurant, and great shopping. All in all, our expectations were exceeded, and this Thanksgiving was so memorable for everyone.

(horse riding, bowling and ice skating at pickwick, bike rentals and play grounds and four golf courses, Autry Museum, the LA Zoo,, Travel town and Walt’s Barn; and on the other side of the park is the observatory, Sunset Ranch and the HOLLYWOOD sign. and of course the wildlife and 52 miles of hiking and horse riding trails in the park.
