GREETINGS: Thank you for viewing our apartment. If you are seeking accommodations for a visit to Shands Hospital, a football game, UF graduation or a special event, this is a perfect place for you and your family or friend. There is lots to do in this area from sports, nature attractions, theater and arts to name a few.

This property is great for a person or couple needing quiet and privacy with all the amenities and convenient access to the major attractions in Gainesville. It is 1.5 miles to UF and Shands Hospital and about 1 mile to downtown Gainesville for restaurants and entertainment. There is a maximum of privacy and quiet not typically found in apartments. Neighbors are stable and some have lived here for over 35 years. This is not a party area and noise outside your own environment is rare. The landlords own and operate the property and are easily accessible by phone and email. If you need quiet, access, and privacy at a very reasonable price, this is a great place.

This apartment is 550 sf with an additional 200 sf private patio adjacent to the living room with a sliding glass door to give a good view of the large oak tree at your back door. The lawn is spacious and the grounds are generous and green with well maintained flower beds. You will have plenty of space to give you a feeling of privacy and nature. The bedroom has a queen bed with a luxury firm mattress, dresser, .bedside table with a lamp and a full length mirror for a critical look at your ensemble. A sliding door covers the large walk in closet with plenty of storage and hanging capacity. The window in the bedroom has vertical blinds to allow plenty of light or make total darkness. The living room, like the bedroom, is carpeted and has plenty of light from windows and patio door. Both the bedroom and the living room have ceiling fans which keep the air circulating in summer and winter to give maximum comfort. The bathroom has a tub/shower with tile walls and floor, mirrors surround the vanity and there is plenty of storage for cosmetics and towels. The kitchen has an 18 CF refrigerator, an electric stove with a vent hood to keep cooking odors out of the living area. A microwave and toaster oven are furnished. Lots of cabinet space. The heat is central and the air conditioner is a large wall unit (not a window AC). Landlords take care of grounds, pest control and provide all utilities plus TV, internet (WiFi). If you need a place to study, relax, write the great American novel, or think deep thoughts and get to know yourself, this is the place for you. No wild parties because party animals don't live here. Go to conferences at UF or Santa Fe; go to downtown Gainesville for a play or a meal at a great restaurant -- lots to do and see in Gainesville and this is a great place to come home to after a busy day.

PREMISES: This apartment is a downstairs unit in a quadraplex located in a rental residential section of the city. It is approximately 1.5 miles from downtown Gainesville and 2 miles from UF. Centrally located with lots of green space and trees is the best way to describe this property. There are four buildings located on a big city lot with trees and lots of green lawn space and large azaleas around each building.

We are Jim Post and Elizabeth Bolton and we have owned this property and others in the neighborhood for about 30 years. It is in just the last two years since Elizabeth retired that we decided to furnish some of our rentals for visitors looking for short term accommodations. Jim is a retired electrical engineer and Elizabeth is a retired University of Florida professor and together we provide stability and competence that makes a good landlord team with hands on management of every operation. Jim and Elizabeth are long time Gainesville residents and we love to meet visitors coming to Gainesville for study, health care or football. Gainesville has it all and we love providing lodging for you while you enjoy it. I believe Gainesville is absolutely the best place in Florida to live, learn and enjoy life. The community is vibrant and the student population keeps us young at heart. We strive to meet the needs of our rental residents both short and long term. Our goal is to provide you with lodging that will make your stay comfortable and satisfying so that when you return to the area you will want to stay with us. Our philosophy is that we will only rent to you a place we would personally live in.

It is a satisfying property to work on and to own because the neighborhood and the neighbors are great. Most of all we have kept the trees and large azaleas that make it beautiful all year.

Laundry mats are near by on 16th Avenue and 6th Street; Wards market is on 23rd Avenue and is famous for its fresh produce, meat, organic foods and a great selection of wine. This apartment is close to everything but yet is it quiet and not heavily populated.

Quiet, clean and conviently located.

I had a last minute work trip that brought me to Gaineville and needed a place to stay. Elizabeth was very helpful and quick to answer any questions and made booking very easy. The place was very clean and in a quiet neighborhood that was conviently located close to the airport, grocery stores, and shops.

Was in Gainesville for 12wks for an internship and chose to stay in this lovely action rental. Best decision ever! The owner is amazing and the place is cute as can be with all the comforts of home. The neighbors are all extremely nice and welcoming. I would recommend this place to anyone who is visiting Gainesville for short or long term stays!!

Gainesville is a university town with a great mix of young people and families with activities and events to educate and entertain all ages and interests. There are art galleries, fine restaurants, live theater, shopping and an easy route to beaches on the Gulf Coast and the Atlantic. The Paynes Prairie State Preserve has a close up view of alligators, large and small, that you will never forget along with birds of many kinds and colors. For a view of the many flowers and plants that thrive in the area, Kanapaha Botanical Gardens is a beautiful way to spend the day. If you are fortunate enough to come during one of their events, do not miss the opportunity to go. The many natural springs in the area are unique to North Florida and are not matched in beauty any place in the world. You must swim in one of these springs for a cold water experience that you will never forget. Invigorating to say the least. The Santa Fe College Zoo is a an interesting visit for the younger set. Of course the two museums on the University of Florida Campus are a treat you must see. The Harn Museum of Art has world famous exhibits from may of the outstanding museums in the US and the Museum of Natural History, next door to the Harn, houses the world famous butterfly garden as well as exhibits of early Florida Indian life and prehistoric creatures. Great for any age and always something new to see. Gainesville and Alachua County are a great place to visit, to relax and to have new experiences.

5. Extended Stays. If you are planning a visit longer than one month, partial payment and the timing of payments must be negotiated in advance.
6. All guests with children are required to book the property damage protection insurance.
7. Cancelled reservations will not be refunded unless the cancellation is 60 days prior to the stay.
8. Extra guests over two will require an additional fee of $25 per night per guest.
