Why Brett & Stephanie chose Lake of the Ozarks

The Knolls is a very unique resort at the lake. It is beautifully landscaped and the condos are tucked away in a more wooded setting than most condos. Our condo is 3rd level however, there are only 2 sets of stairs to get to it as the lower level is down a level from the parking lot. The view is amazing from our deck. If you have kids there is a little sand area and swim platform right below our deck so you can watch the kids swim. Being on the 3rd floor we have vaulted ceilings in the living and dinning room area which really opens the place up and makes it comfortable for everyone when you are inside. Each bedroom has it's own bathroom the middle bath is a jack and jill type set up making it accessible from either the hall or the bedroom. If you have a boat.. we have a slip, we have 1 of the 6 slips that are 40ft at the Knolls.

What makes this condo unique

Our condo is in the same Cove as Shorty Pants, Performance Boat Center and Redhead Lakeside Grill (lots of high performance boats going through very cool to see)

Knolls grounds are beautifully landscaped and well maintained.

Condo is mins from shopping mall, grocery, gas, mini golf, laser tag, bumper cars, movie theater, TanTara Waterpark and golf is across the road, bars restaurants and much more! The Knolls is the place to be at the lake!

Immaculate place that was as advertised.

Brett and Stephanie's condo at the Knolls was awesome. My wife and children stayed there with another family, 7 total people, over 4th of July weekend and we had plenty of room for everyone. The place was clean and had everything we needed in the kitchen and the bathrooms. We used the grill one night and there was propane in the tank.

The unit truly overlooks the lake and when we rented a boat and brought it to the dock, our party was able to go from condo to boat in 5 minutes. The pool was a short walk across the complex which made it nice for the kids to go back and forth.

I never actually spoke to Brett and Stephanie, but they were quick to respond to all of my questions. They answered questions I had about places to go and what to do.

The only complaint I have is with HomeAway not the owners, and I am still giving a five star rating because of the owners. I was having major issues with HomeAway (not Brett and Stephanie's fault) and my reservation. HomeAway basically screwed up my deposit, declining the initial payment because they tried to take the WHOLE amount for the weekend instead of just the deposit. I didn't have that much money in the bank, and even though the payment was declined they put a hold on all of my funds. It was a pain getting that taken care of and getting my money released from HomeAway because the HomeAway people are outsourced and there was a language barrier, but we finally got it worked out. Brett and Stephanie were awesome through this part and worked with us so we still had our place to stay, thank you guys!!!

Aside from the booking snafu, this place was amazing! Anyone looking for a beautiful, clean, large and well kept condo at the Lake of the Ozark's should check out this place!

Would never book again!

Upon arrival we were happy with the accommodations. But, after our first evening things went downhill. Sparse kitchen items. Master TV only received local channels. Not enough lighting in any of the rooms. There is no outside table to gather around. The place needs a facelift. But, the worst happened on our second afternoon. I walked out of my bedroom and a strange man was inside the condo. Said he had knocked but heard no answer. He was maintenance and here to install something. He let himself in with a master key. Told us that the owners had known about and scheduled the appointment after many emails. The man was not advised that the unit was being rented. He was as surprised as I was! The owners had advised me that they were going to be at The Lake during our visit and to reach out for anything. I sent an email, a text and left a voicemail. There has still been no response 48 hours after coming home. The last kicker - checkout is at 10 and they want you to wash and dry your towels before you leave. I have been using VRBO for over 10 years and have booked in different cities. I have never had such a terrible experience.

Owner's Response: We would like to start by saying this was a very unfortunate situation. As you can see from our reviews, we have never had any issues responding to/accommodating our guests. We have never had any complaints about sparse kitchen items, lighting & or an outside table. We have items that would accommodate for all types of cooking, there are lamps in each bedroom & tons of lights in our condo. The deck has a custom built-in stainless steel bar that faces the lake (as shown in our pictures), nothing but compliments on this. We received 1 message on 1 of the 2 phone #s provided, had they tried the other number they would have gotten a response immediately. Unfortunately, technology isn't always reliable for whatever reason the phone they called did not show any missed calls/texts/emails. We didn't realize there was an issue with the phone until a bulk of notifications popped up. We responded immediately, apologizing for the delay in response explaining phone issue & for the maint. man. We explained there was supposed to be a cable box installed a day before they checked in (hense why channels weren't working). The Knolls was aware of the guests staying there, we contacted them in advance letting them know, this must not have been communicated down the line. We contacted the Knolls the morning after receiving the guest's email to get an explanation, the Knolls apologized & let us know they also apologized to the renters, it was a miscommunication. We received a response from the renter the next day stating our response was unacceptable demanding a refund. We responded very kindly acknowledging she was startled by the maintenance man walking in. However, because they stayed in our condo for the entire stay & utilized all of our amenities we didn't feel a refund was justifiable over this simple miscommunication. Checkout is at 10am to insure the condo can be thoroughly cleaned for the next guest, anytime people ask we are very flexible adjusting the times. We ask renters wash/dry a load of towels as a courtesy not a requirement. As you can see from our many reviews, this review is not a proper reflection of our condo or the people we are. This renter was clearly upset about not receiving a refund & was very rude to us for something we had no control over. We have since spoke with the Knolls making it clear to them, they need to get authorization from us first before entering the unit unless for an emergency. Thank you, Brett and Stephanie

I love the knolls complex. My recommendation would be to hire another cleaning company.

My 2nd time renting this condo. Love the fireplace and the view. Needing some minor repairs like light bulb changed hole in tile fixed and a good cleaning. Cleaning fee is outrageous for the lack of cleanliness. Brett and Stephanie were great to work with and very helpful. Loved the pool and hot tub. Will stay at the knolls again but may pick different condo next time.

Owner's Response: Thanks so much for your feedback. After we received your text about the cleanliness of the condo we immediately let our cleaning company go and are actively searching for a new one. We too felt the rates for cleaning were high but living a state away trying to find good reputable, trustworthy companies willing to "work" is challenging. Unfortunately, this is our 2nd cleaning company this year. They are also supposed to either replace the light bulbs or inform us of them which was obviously not done. This was however, replaced right after you checked out and I cleaned the condo personally top to bottom. As for the good sized chip in the tile from a past renter, because it is not a safety hazard we filled this temporarily and covered it with a rug until we can get it fixed. Based on that we hope that you would consider staying at our condo again, feel free to contact us before you book so we could offer you a discount for your troubles. Take Care, Brett and Stephanie
