About the property

4 bed/2 bath new construction home. Beautifully set in large mature trees!

Kamden's Place Is a new construction just completed July 2014. It is nestled in beautiful trees and the backyard offers seclusion and a great fire pit area for your entertainment! This is directly across the street from our sister property (Sailor House!) It offers 1810sf of living with 4 bedrooms, 2 bathrooms and beautiful18 ft vaulted ceilings in the living room. This brand new home has lots of light and has a beachy vibe. The master has a king bed, #2 has a queen, #3 has a king bed and the bunk room has 2 sets of bunks (one twin on twin, and the second is full on full for a total of 4 beds). We have provided 2 twin light weight mattresses that can be used by guests in lieu of air mattress. The home can sleep up to 16.

Outdoors you'll enjoy a large front porch with lots of sitting and a several entertaining areas. The large back patio with a gas grill and fire pit. You will often enjoy the deer and fawns which consistently frequent the properties. There is plenty of parking for the cars, boats and ATVs.

Kamden's Place is fully stocked for your convenience. All you need is your food and personal items!

The Second home is Sailor House has an open floor plan, high-vaulted ceilings, and lots of windows making them home light and airy. Enjoy 3 bedrooms, 2 baths and lots of entertaining area.

2 night minimum, 3 night minimum on holidays

Useful information:

Beach location and swim areas: Lazy Oaks is one block from Sanders Island View which has beautiful sandy beaches perfect for relaxing and swimming. There is a grassy area by the beach for children to play.

Fishing: Our neighbor at the lake is a fishing tour guide. He will be happy to assist your group with scheduling. His contact information is: Mike Franks- 580.564.5238. We have also personally used Timmy Hammon 580-564-5502 fishhammon@att.net and fully recommend him also.

Boating: You may bring your own boat or rent one. BlackBeard Marine is in Kingston, OK and rents all types of boats and will deliver it. 580.564.9576

Golfing: There are two nearby golf courses at Buncombe Creek and Chickasaw Pointe.

Outdoor fireplace use: You will need to bring your own wood.

Grocery stores- There are 2 convenience stores within 6 minutes as well as a Dollar General. A Wal-Mart Supercenter is located off Highway 70 between Kingston and Madill ( 1100 S 1st St, Madill, OK 73446) and is approx. a 15 mile drive from the home. Grocery stores are also available in Kingston.

Nearby restaurants-The town of Enos is located 6 minutes away and has a restaurant, The Gateway Mall, with a variety of food serving breakfast, lunch, and dinner. Gringos Mexican Restaurant is also in Enos only 6 minutes away and the food is great! Kingston is approximately 15 minutes away and Madill is approx. 20 minutes away. Both have a variety of restaurants. There are also several restaurants available on the lake by boat. Two of our favorites are “The Island Bar and Grill” located at Lowes Highport Marina and “Pelican’s Landing Waterfront Restaurant” at Cedar Mills Marina.

HOSPITAL-Integris Marshall County Medical Center in Madill, approx. 20 minute drive.

About Kera Philippi

HI my name is Kera. Thank you for your interest in our homes. I am a mother of one super cute little guy in which Kamden's Place was named for! My second Property, Sailor House,was named after my neice Sayler. We made these homes our home away from our own home! I live in Tuttle, OK, near Oklahoma City and have been and Oklahoma State Trooper for almost 17 years.

Why Kera Philippi chose Lake Texoma

We have worked hard to make these properties a step above other rentals. We were the first to have rentals in our much sought after community. The homes are fully stocked and we always take recommendations from guests to improve in any way. I have been fortunate to have lots of repeat guests over the last 4 years. This tells me they are enjoying the home as their own and making wonderful memories. I have actually had a couple guests contact me periodically to see if there is any chance I would sell them one! What a great compliment!

What makes this house unique

We have 2 properties directly across the street from eachother. One home with 3 bedroom/2 baths and the second with 4 bedroom (plus bunkroom)/2 bath for larger groups. The homes are able to be rented together to accomodate larger groups whether is family, friend, or coorporate events!

Notes:
We also have a Pack and Play with linens and extra blankets for baby use. Our home also have outlet covers and necessary cabinets are childproof with latches. There is also a toddler seat for potty training little ones in the guest bathroom.

excellent home with all facilities.

Its well maintained home with adequate seating areas and utensils. Best part was the toys and kids bedroom. Kids loved it and we all nJoyed the year end celebration.

Great house for a large group!

Everything about this house is exactly as stated. It is such a comfortable, well decorated house filled with lots of room for a big group. We had such a great time and our group of 10 adults have all said we would come back again. In fact, next time, we will invite more friends and rent the other property across the street that is also owned by Kera Philippi. Kera was so nice and always very prompt and helpful with my questions. This is a home I would recommend to anyone who wants a great getaway!!

MUST BE 21 to reserve. The max this sleeps is 14, any # over is grounds for eviction. Upon arrival inspect the home and report any damage immediately. Enjoy your stay but please be respectful of our neighbors. Leave the fire pit and chiminia out in the open. Respect any burn ban laws in effect. No smoking in the house. Parking is allowed ONLY in driveways. Linens are provided for each bed. Bath towels and washcloths are available and not to be used at the beach, please bring beach towels with you. The furniture needs to be left as originally arranged. The legal drinking age in OK is 21. Gas grill is available on the back porch, please turn gas off when departing. Good housekeeping habits should be exercised. Prior to departing, Wipe all surfaces so they are free of food/grease, including in the microwave, oven, refrigerator, counters or floors. Remove any perishable food items from refrigerator. Wash all dirty dishes and return to the cabinets. Take trash from house/back porch to the dumpster. Do not make the beds that were used during your stay. Take all towels and wash cloths to the laundry room. Any excessive cleaning costs (at a rate up to $35/hour) will be deducted from the security deposit. Pets are approved with pet deposit. Please make sure to clean up outside after your pet.
Tenants agrees to release lessor, Kera Philippi, KP Vacation Rentals, LLC, of all responsibility including injury or death to the lessee or any guests. Lessee understands and accepts the responsibility for the safety and welfare of all guests while occupying The home. Tenant agrees to vacate at checkout time and return the keys as designated. Before vacating, Tenant will clean the premises and leave in the same condition in which it was found. Tenants have full financial responsibility for damages due to misuse, negligence, or missing items, and agree to pay for losses, breakage or damage should such occur. By booking guest agree to terms. Drivers License required to reserve.
