The Old Mill House is a charming 18th Century house where John Keats finished his poem 'The Eve of St. Agnes' in 1819 and spent his last night in England in 1820. The house is situated on the edge of the attractive village of Old Bedhampton in a large garden between a 3-acre lake and a tidal stream. It has its own outdoor heated swimming pool. It is very well located for visiting the beaches, countryside and many attractions of the south coast but also provides a home from home for staying in and relaxing. The 8 bedrooms, of which 6 are en suite, all have TVs and views over the lake and/or garden. The spacious main sitting room, with French doors to the terrace and garden, has a piano and overlooks both the lake and stream. A smaller sitting room with TV/DVD has comfortable sofas, a wood burning stove and board games. There is a well-equipped kitchen/breakfast room, a dining room with a large dining table seating 16 people and a conservatory with views over the swimming pool and lake.

- Main Sitting Room, a spacious, well-furnished 25 foot double aspect room overlooking the lake and stream with French doors to terrace and garden. It has comfortable sofas and armchairs and also a marble fireplace and an upright Bechstein piano.

- Smaller Sitting Room with TV/DVD, wood-burning stove, board games, a large coffee table and 2 comfortable sofas and an armchair.

- Dining room with a large dining table seating 16 people.

Location and Getting There:

- The village of Old Bedhampton is between Chichester and Portsmouth, one mile from the sea and close to the South Downs National Park.

- It takes about 90 minutes by train from London Waterloo to Bedhampton station which is half a mile away, and about 75 minutes from London Waterloo to Havant station which is 1½ miles away and where there are taxis available. It takes about 1½ hours by car from central London.

We had a wonderful family gathering and found the accommodation spacious and entirely suitable for our needs. We enjoyed having the use of the piano on several occasions for making music and my daughter and sister created an evening of music and poetry as befits a house with so many rooms named after poets. A good time was had by all.

So welcoming

The Old Mill House accommodated our 9 adults and 6 children perfectly and we felt at home the moment we walked through the front door. It's very thoughtfully equipped. We discovered that 6 bedrooms were ensuite, and the other two had own use of the landing bathrooms (one first floor one top). The single is very small and didn't have TV the week we were there. We had a lucky week with the weather and the swimming pool was used every day (there's also a loo and shower on the ground floor for pool users). The house is old so the odd screw and catch have fallen off here and there but nothing that stopped our enjoyment. The kitchen is very well equipped with loads of pans and plates or all sizes plus two big fridges and a big freezer. Most of the bedrooms have a double bed and a single so can be for one, two or three which was flexible enough for us. The top floor bedrooms are sweet and cottagey with good light which you can't tell from the photos. Decor style elsewhere is a touch 80s/90s but very comfortable. Fabulously comfortable bed in the "yellow" room. Lots of board games provided in the cosy small sitting room. Everything lovely and clean. And the grounds are sylvan. Really beautiful, tranquil place to be. And so convenient for Havant shops, roads, rail... No I am not being paid. We had a great time.

Lovely house

Stayed here for the weekend with a group of friends - total 14 adults and 4 kids. The house is lovely, lots of space and the rooms are all very comfortable. It was nice to have a big dinner table so we could all eat together and loads of oven space in the kitchen to cook for everyone. Really enjoyed having the wood burning stove on cold winter days. Definitely recommend!

A beautiful historic house

Our third visit to this lovely historic house, and as good as ever especially since an upgrade to the kitchen. The downstairs rooms are beautiful and well-appointed and as a large family party we appreciated being able to all sit down together around the dining table. If you're looking on a map don't be put off by the adjoining A27 and railway ; all you can hear is the flow of the stream, but the transport links are excellent. The owner is very helpful as are local staff.

An excellent property for a large family gathering

We were celebrating a big family birthday and there were 16 of us ranging in age from 10 months to 70 years old. This charming, historic house was perfect for a mixed age gathering with so many en-suite bedrooms. The house was clean and the large kitchen was impressively well equipped. Everyone enjoyed the lovely, secluded grounds and the excellent swimming pool. The dining room was big enough for all of us and there were two other spacious living rooms and a large conservatory, so plenty of room to spread out. It was nice to have a piano for the pianists among us to use. We enjoyed walking from the house along a traffic-free route to Langstone Harbour and the wild life sanctuary. It was an excellent weekend and everyone wants to come back next year!

What a lovely property

Property dated but that adds to the charm, the home was spotlessly clean, pool was even attended to while we were there.

Bedrooms, again dated, but clean and comfortable.

Well equipped kitchen, enough to cater for all of us with ease, up to date information supplied on surrounding area.

Stayed to attend a family wedding in the area, would consider returning for another family get together

Full of charm and character

The Old Mill House with it's individually decorated rooms with some delightful pictures on the walls turned out to be the perfect setting for our family celebration. With plenty of space we never got under each others feet even on the day it rained.

The view from many of the windows was enchanting, the whole setting was very peaceful, we felt secluded whilst being in a very accessible location with many interesting places fairly close by. The number of bathrooms was a particular plus point as was the very well equipped kitchen which was perfect for an outside caterer, we all fitted round the dining room table very comfortably.

I imagine in the summer the conservatory and outside spaces come into their own, but while we were there, in what turned out to be a very cold week, the log burner was very cosy.

Located in the attractive village of Old Bedhampton, between Chichester and Portsmouth, one mile from the sea and close to the South Downs National Park, the Old Mill House provides a superb setting for a holiday and a wonderful base for exploring the south coast as well as the countryside of Hampshire and West Sussex.

Chichester, with its cathedral, ancient city walls, theatre, shops and art galleries is about 10 miles away and Emsworth, only 3.5 miles away, has a picturesque harbour and a number of good cafés, restaurants and pubs.

The nearest point of the sea at Langstone Harbour is about 20 minutes walk away and from there you can walk along the coast on the Broadmarsh Coastal Path. Hayling Island, just a short drive away from the house, has over 3 miles of beaches, a funfair, plenty of bars, cafés and restaurants and also provides the opportunity to enjoy a variety of water sports. The natural and unspoilt sandy beach of West Wittering is about half an hour’s drive from the house and has been a favourite destination for a family day out for generations. The highest water quality and excellent facilities have made it one of the premier Blue Flag beaches in the county. It offers wonderful views of Chichester Harbour and the South Downs beyond and the whole area is internationally recognised for its wildlife, birds and unique beauty.

The Queen Elizabeth Country Park, Hampshire’s biggest Country Park with 2,000 acres of open access woodland and downland set within the South Downs National Park, is about 20 minutes drive from the house as is the Kingley Vale National Nature Reserve, a large area of grass downland and a yew woodland including some trees which are over 500 years old. From the top there are outstanding views over Sussex and the south coast.

Other places to visit in the local area include HMS Victory, HMS Warrior and the Mary Rose Museum in Portsmouth as well as Spinnaker Tower and Gunwharf Quays with excellent shopping and places to eat, the Roman archaeological site of Fishbourne, Staunton Country Park, Weald and Downland Open Air Museum at Singleton with around fifty reconstructed historic buildings in a beautiful rural setting, Goodwood Park, Petworth House and Park, Bosham Art Gallery and Craft Centre, The Playzone at Cosham and Hinton Ampner House and Garden at Bramdean. Further attractions include an historic railway, the 'Watercress Line', which winds through the Meon Valley and regular ferries to the Isle of Wight.

There is plenty of opportunity for sporting activities as the house is close to the yachting, dinghy sailing and windsurfing facilities of Hayling Island, Chichester harbour and the Solent. Walking and cycling routes are within easy reach most notably in the Broadmarsh Coastal Park, the Sussex Downs, the Meon Valley and the New Forest. There are outdoor tennis courts in the village near the church and indoor tennis courts and real tennis courts a short drive away. There are three golf courses within 6 miles. The nearest is the Portsmouth Golf Course (Glendale) just 2 miles away from the house on Portsdown Hill. It is one of the best pay and play courses in the South and has great views over Portsmouth, Southsea and Langstone Harbour. There are several riding stables within 3 miles of the house including one at Fort Widley run by Peter Ashley Activity Centres who also offer a wide range of other activities for children at nearby Fort Purbrook. Also nearby are ten-pin bowling, ice-skating and a water park with slides.

Shopping in the area is easy. There are several small shops in Bedhampton selling all the basics and two supermarkets about 10 minutes drive away, a Waitrose and a very large ASDA.

The Old Mill House is usually let from Friday to Friday and is also available for 3-night weekend breaks from Friday to Monday for 80% of the weekly rate and 4-night midweek breaks for 80% of the weekly rate.

Lettings run from not earlier than 4pm on the day of arrival to not later than 10am on the day of departure (except by special arrangement).

At Christmas, New Year and during August, 3 and 4-night breaks are not available.

The tenant will pay for electricity and gas used during the letting and any telephone calls made. Electricity is used for lighting and all other electrical appliances. Gas is used for the central heating and for heating the swimming pool. The pool will only be heated if requested and should be covered to retain the heat.

Visitors are asked to leave the house clean and tidy with the furniture in the positions they found it in. They must do all their washing up, put all their rubbish outside in the bins provided and turn down all beds which have been used so that we know which ones to remake. If these things are not done a charge will have to be made against the damage deposit.

A quarter of the rent is payable on booking. The balance of the rent is payable two months before the start of the letting plus a deposit of £250 and an additional £50 if heating of the pool is required. The balance of the deposit is returnable after the keys have been returned and after deductions for the electricity, gas and telephone used during the letting and damage or extra cleaning, if any.

The swimming pool is available for use from the beginning of May until the end of September.

Broadband is installed and can be used wirelessly or via the telephone point in the sitting room.

Linen is provided (except for bath towels and table linen).

Some cleaning materials and equipment are provided. These include an initial supply of silver foil, cling film, bin liners and lavatory paper.

Wood is provided for the wood-burning stove in one of the sitting rooms.

Pets will normally be allowed subject to permission being given in writing and payment of £16 per pet for up to one week. Please refer to the owner for definitive letting prices. Any price quoted by the Home Away site may be based on an automatic calculation of the daily rate and may need to be checked with the owner. If available, the house can be let from Monday to Monday.
