The property is professionally managed by a full-time host with 8 years experience in corporate rental and hospitality business.

House rules:

Strictly no pets unit and no smoking unit. Breach of this rule will result in the loss of security deposit.

The neighborhood is quiet and the unit is not set up for entertainment or loud activities (loud music, partying, slamming of furniture and luggage) and not following this rule will result in the loss of security deposit. Only persons indicated on the booking can reside/visit the property, subject to max occupancy.

Children of any age are welcome but cannot be left unattended on the balcony or the rooftop deck: by booking the property, the guest agrees to indemnify the host for any claims that resulted from guests' misuse of the deck area, including but not limited to trying to seat/climb over the deck railings, throwing objects from the deck/balcony into the building alley, storing combustible materials withing the unit or on the deck etc.

Guests are not expected to do any cleaning, but instead to treat the property with reasonable care following basic sanitary rules, and avoiding damage to fixtures and appliances. We are kindly asking you to exercise due diligence immediately notifying the host of any damages/malfunctions discovered upon arrival, in order for us to ensure proper maintenance and good quality services for all future guests. The guest is responsible to the host for any damages that may arise as a result of his stay according to vrbo policy.

By booking this accommodation the guest agrees to waive any tenancy or homestead rights under DC law, and acknowledges that any consideration paid to the host represents a fee for hospitality services.

What makes this condo unique

The pentouse is located in between 2 metro stops - Woodley Park-Zoo and Columbia Heights, in Adams Morgan neighborhood. The location would work all types of travelers: families with children (only 8 min walk to the Zoo entrance!), young professionals (the Logan/Adams Morgan restaurants and clubs are 10-15 min walk from us) and business visitors (Wardman Mariott is within 15 min walking distance).

The multiple bus routes (less than 5 min walk) connect the area to Dupont, downtown and White House (20 min total transit, direct buses). There are also 2 metro stations (red and yellow lines) within 13 min walking distance.

Great location. Easy walk to bus line.

Planned our activity to limit the number of times we had to go up the 3 flights of stairs. Plenty of space. Had a problem with the shower the first night but the owner came over and quickly resolved the problem.

Great property!

We stayed July 2017 for about a week as my husband had a meeting at the nearby Marriott. The home was clean and fresh when we arrived. There are two bedrooms on the ground floor, one on the top, and a bathroom for each floor, as well as a lovely outdoor patio. We were about a five minute walk from the nearest bus station, a pharmacy, a grocery store, and restaurants in the Adam's Mill area, and about a 20 minute walk or so to the nearest subway station. We used the Woodley-Zoo because Columbia Heights was slightly closer, but less safe. Overall, the stay was good. The air conditioner was fantastic and really appreciated with hot, humid DC weather. The kitchen was stocked with dishes, glasses, and cooking utensils/pans, though a little sparsely for 5 people. The TV has Netflix, Hulu, and Amazon Prime, and the WiFi was good. The "check-in" information that was provided to us was quite thorough and very fair. They supply a limited amount of things like soap, dishwashing detergent, etc., which was helpful.

The only issue was that the downstairs neighbors complained that we were "moving furniture or walking loudly" to the management company "all day and past 10 PM." As we were not in the house most of the day, did not move furniture, and were traveling with a small child (hence were quiet in the evenings), I have no idea what was meant. We did spend a fair amount of time in the living room, but if that was what bothered the neighbor, I don't think that is a fair complaint. There was some neighbor who had a loud party one night, so perhaps the downstairs neighbor erroneously thought that was us....? Regardless, the management company was polite and responsive both to the neighbor as well as to us. I had a couple other general inquiries during our stay, and the company was quick to respond clearly.

One thing to note: if you are traveling with people who don't do well with stairs, don't stay here. It's the penthouse so you need to walk up quite a few stairs to get to the home. Otherwise, I'd highly recommend it and I'd stay here again.

Excellent stay!

We had a great stay at this property while attending a conference at the nearby Marriott. It’s beautiful and spacious. The building is quiet and yet near the restaurants and the nightlife of Adams Morgan. The owner was very prompt in responding to our requests before and after the booking was made. We highly recommend this property to anyone.
