Casa Nobile and Terrazza Verdi are in the Rocca dei Perugini, in the historic centre of Spoleto, a palazzo with a magnificent location in Spoleto. This beautiful villa, which houses some of the most important people of these parts, judges, architects, a chief of police etc, is of immense historical significance for Spoleto because, at the turn of the century, the Perugini conquered Spoleto and built the Rocca dei Perugini as a strong-hold to guard their position and reign over the Spoletini. Fortunately, the Spoletini successfully fought back.
Both these self catering apartments have terraces with very pretty views of hills, mountains, churches, local dwellings + gardens. With SAT TV/DVD + English lang. channels, high speed WiFi, comfortable lounge furniture, while Terrazza Verde is a spacious and cosy apartment with 2 bedrooms and 1 bathroom, Casa Nobile is an enormous, stunningly impressive apartment with frescoed ceilings, an enormous sitting/dining room, 3 bedrooms and 2 bathrooms. In addition to a very pretty terrace, Casa Nobile also has a long balcony, overlooking the mediaeval, pedestrian street below.
Duomissimo is 10 mins walk away, immediately off Terrazza Mercato, next to the Duomo. It is opposite the travellator, a network of interlinked escalators, elevators and moving walkways, linking all parts of the city. And, it is a few minutes walk to the top of Spoleto and the famous Roman Aqueduct, Il Ponte, which takes you directly into the Sacred Mountains, following in the footsteps of St Francis and Michelangelo.

SPOLETO HISTORIC PEDESTRIAN CENTRE: In the midst of shops, bars and the largest selection of fantastic restaurants, all offering a diversity of dishes from local black truffles to pastas and paper thin, bubbly, crispy crust, piping hot pizzas, Spoleto is not a touristy place and, therefore, prices are good, competitive local prices. The local wines eg Trebbiano, Grecchetto, Montefalco, Orvieto... are to die for. You will hardly notice the price of it on your bill. You can choose from amazing shoe, bag and clothes shops, any shape or size, designer label or otherwise. And, there are churches and monuments on street corners, under arches, through tunnelled alleyways, peppered hither and thither, as you meander along the picturesque cobbled lanes, every angle, a work of art. Fatal to take your camera out. You will obsessively do nothing but take photos ! The local bars are filled with friendly locals and the owners will warmly welcome you. The passeggiata is where everyone meets and is joyful, especially over aperitivi.
BUS, TRAIN OR CAR: From Spoleto train station, a 10 mins walk, it is possible to get to practically anywhere in Italy eg 1 hr 20 mins to Rome, 4/5 hours to Venice and Naples, 30 mins to Perugia.... An easy walk along a flat boulevard road, also stuffed with shops and bars ! From the nearest bus stop, a 5 mins walk, you can catch a bus to Norcia, which will take you on a sensationally beautiful drive along the Valnerina, for about 1 hr 45 mins, passing through mountain scenery, climbing higher and higher. Or, by car, you can continue further to the heart-stoppingly, amazing Gran Piano and see the tiny hick town of Castellucio peeking through swirling mists. On a great plane, surrounded by mountains, the world spilling beneath you, your heart will miss a beat. In Castellucio, you can dine on the finest lentils and white truffles. Nearer to home, by car, it is easy to visit Todi, Gubbio, Orvieto, Perugia, Spello and Assisi, all within a 45 mins heavenly drive.
WALKING, HIKING OR BIKING: Walk to the top of Spoleto, passing the famous Duomo, and you reach Spoleto's finest 2 monuments, the Rocca and Il Ponte. Takes about 15 mins. Then, you can do a circular walk around the Rocca, which is spectacularly beautiful, as you see Spoleto sprawling below you. Or, you can take the escalator from the bottom to the top of Spoleto. Then, pausing at the bar at the top for a prosecco, you can continue across the famous and stunning looking, arched bridge, directly into the mountains, and, either do another circular walk, passing across valleys, mountains and dales, ending up in Piazza Garibaldi, at the bottom of Spoleto, or, continue up through the Sacred Mountains to Monteluco. Or, you can take the bus from the bottom to the top, which takes about 10 minutes. If you are a cyclist, you can hire bikes locally and cycle along the river bank, all the way to Assisi, passing Campello and Trevi along the way.
A stylish apartment with elevator + WiFi and a sitting/dining room that opens onto a very pretty terrace, bordered by shrubs and flowers, overlooking an allotment and facing towards hills, roof-tops and old dwellings opposite that are not close.
Terrazza Verde is furnished stylishly with beige leather furniture and contemporary pictures. Its master bedroom, a spacious room, faces the inside of the building. The twin bedroom has partial views of hills.
This apartment is ideal for 1 couple + 2 children. Equally, 2 couples can comfortably stay here and sleep in privacy because the 2 bedrooms are separated by a corridor and the separate, fitted kitchen and the twin beds can be joined, by request.
The sitting room contains 2 squashy sofas and a dining table with seating for 4 persons. Its French windows onto the terrace and its other large window ensure plenty of light.
Stepping out of this apartment, you step straight into a pedestrian area, teaming with shops, bars + restaurants.
We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We had an absolutely fantastic stay at Norma and Laurie's apartment in Spoleto. Laurie met us at the station and showed us around the apartment. He gave lots of information about the town and surrounding area. The apartment itself is gorgeous- even better than the photos. It is large with a nice deck in the front and a beautiful porch in the back. The kitchen and dining room are fully stocked for cooking and eating meals. Norma and Laurie welcomed us with wine and pasta for our first meal. The location is perfect and Spoleto is a beautiful town. We spent most of our time walking and exploring Spoleto, but there is a lot to do in the region if you choose. I cannot say enough good things about the apartment, the hosts, and the town. I highly recommend it. We hope to go back again next year.
My husband and I along with my sister-in-law and husband recently spent three weeks in beautiful Spoleto, staying at Casa Nobile, conveniently located minutes from all major sites. We wanted to spend an extended time in one location in Italy to experience every- day life there more deeply. Spoleto and Casa Nobile became our fortunate choices. Casa Nobile is a spacious rental featuring three bedrooms, two baths, large living area and a fully equipped kitchen. We all love to cook so we were thrilled with the well stocked kitchen allowing us to experiment with all the fantastic local ingredients. The adjoining terrace overlooking the ancient street with its shops, restaurants and evening (and very active) passagiata was wonderful as was the additional patio with stunning views of the neighborhood landscape--perfect for an evening glass of wine together. Parking of our rental car was convenient and easy. Daily walks to all the incredible sites of Spoleto were exceptional and always full of hidden surprises. There are many fantastic restaurants, cafes, bars and small markets in the surrounding area, all very close to Casa Nobile. We were also able to visit numerous nearby Umbrian hill-towns including Assisi, Orvieto, Todi and Gubbio---all located within two hours or less of Spoleto. We also took the train into Rome easily and without any problems. The owners/managers are fantastic.....helpful, knowledgeable and always available to make your stay comfortable and totally enjoyable. They are true ambassadors of Spoleto! This was a trip of a lifetime for all of us and Casa Nobile was a huge component of this adventure. Go! We highly recommend a stay in this beautiful Umbrian town and perfect accommodation.
This was our 3rd time in Italy and maybe our best vacation yet. We spent 3 glorious week at Casa Noble in July. I was a little worried that 3 weeks may be too long to stay in one place, but there is so much to see and do in the region we actually ran out of time and plan on returning.
The apartment was very comfortable and affordered the 5 of us plenty of space and privacy. The parking, elevator and one floor living with outdoor space made it very manageable for my 85 year old mother and the wifi and well stocked DVD shelf kept my 15 year old son occupied
The open plan kitchen was well equipped and the 4 nearby supermarkets with delicious local food and wine made for some easy and memorable family meals. My favorite aspect of the apartment was the covered balcony where I had my coffee every morning and aperitif most evenings while observing the street life below
Spoleto itself is a very lively town especially in the evenings. There are plenty of shops and restaurants and a weekly market that I looked forward to every Friday. I could write a book about our adventures and the places we visited but I will just list some of the more memorable

Last but not least Laurie and Norma were perfect hosts. Laurie was never more that a text away and they provided us with everything we needed to make our vacation enjoyable and relaxing plus a wealth of information about the town and region. As an added bonus they were delightful and interesting people.
I highly recommend Terrazza Verde to anyone looking for a comfortable, spacious, light, airy, clean, beautifully decorated apartment with a great terrace. We absolutely love the apartment and Spoleto. Terrazza Verde like a luxury home away from home. It is extremely well located, clean and stocked with everything you need to have a wonderful holiday. Here are a few of the best points:
Terrazza Verde is located on Corso Garibaldi, one of Spoleto’s main thoroughfares. Within minutes of the apartment is everything you need, including a fantastic selection of cafes, bars, shops and restaurants. Just a minute’s walk away is Piazza Garibaldi, one of Spoleto’s lovely main squares lined with lively bars and shops. Just up the road from the apartment is Spoleto’s beautiful historic centre. In Terrazza Verde you are at the very centre of Spoleto and yet inside the apartment is an oasis of peace and quiet.
The terrace of the apartment is large enough for 6 to 8 people to dine, along with sun loungers and a barbeque, and is lined with plants to provide shade and privacy. The terrace is perfect for long leisurely lunches or evenings watching the sun set over drinks or dinner. We have also stayed in the apartment in Winter when it is warm enough to have an al fresco breakfast or aperitivo in the winter sunshine. Heavenly!
Laurie and Norma are not only amazing hosts, but very kind people as well. They really care, and they want to make sure your experience is the best possible one. That is why, from start to finish, they are helpful and professional, and go to great lengths to make sure you feel welcome and have everything you need. They always stock the flat with a generous welcome pack and are more than happy to share useful tips and recommendations.
Overall, the apartment is wonderful. There is plenty of space for four people and you could easily fit more. The kitchen is fully stocked with everything you need, including excellent appliances and cookware. The lounge is very comfortable with leather sofas, a TV with English channels, and a selection of DVDs, CDs and books.
Spoleto itself is a beautiful town full of friendly people, great restaurants and cafes, stylish shops, delightful squares and fantastic historic sights. We are so happy to have discovered this wonderful place, and to have a great apartment to go back to. We are already looking forward to our next visit!
Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca and the aquaduct and, some of the best views in the world. This whole surreal setting is akin to a stage-set in the making, fringed by mountains, olive groves and vineyards and a mixture of mediaeval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. You must use all your will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. Nonetheless, like Venice, Spoleto has a history to be reckoned with.

And, because all the activities we offer are "inhouse" we can undercut all the "professional" businesses, for whom it is their livelihood. Such activities are not our livelihood. Neither are they the livelihood of our partners. We and our partners offer these activities with the aim of enriching your holiday.
