2 bedrooms, 2 full baths on 3 levels with terraces and great windows with views.
Fully renovated luxuriously furnished 4-level town home in the center of a thriving medieval village 45 minutes west of Siena and an hour south of Florence. 2 bdrms/2 baths with tub and shower (one ensuite with 2nd floor bdrm, the other on main living level), central heat and air conditioning, 2 terraces. Bedrooms are on the 4th floor and the 2nd floor; living, kitchen and dining room on 3rd floor (which is one flight of stairs up from street level). Total living space is approx. 160 sq meters. Upstairs bedroom has a very large terrace with dining table and chairs, potted garden and chaises. The 2nd floor bedroom has a queen sized bed and space for up to two additional twin beds which are stored in the cellar and can be set up upon request. Large, L-shaped modern sofa with down wrapped cushions is comfortable for sleeping on additional person. Comfortably the house sleeps 5, but 2 more people can stay for an extra fee.
That's the house. It is positioned on the northern side (with the best view) of the loveliest little storybook village of 700 residents. We are right next door to La Pergola Pizzeria on one side and the smallest theater in Europe (67 seats) on the other. And two doors down is an artisan's workshop, Ammos, a treasure trove for those seeking original art to bring home from their travels. Radicondoli is like a trip back to sweeter, more innocent times. It has four bars, three restaurants, four churches, a variety of shops and services, two grocery stores, a butcher, a tourist office, a bank with ATM, and locally staffed volunteer ambulance service and the friendliest people you will ever meet.
There are festivals throughout the year: May 1 is Primo Maggio. The last weekend of June is the San Giovanni Festival; late July-first week of August is a major theater, dance, music and art festival with concerts in village spaces, piazzas and out in the countryside. Every Thursday night in July and August, Via Garibaldi (my street) is closed to traffic and an evening festival takes place with food, cocktails, live music and dancing--it's called the Notte di Giove, and it's a no-miss event! In early July and mid August the famous Palio di Siena horse race takes place in Siena, and I can connect you with a great tour guide and the option to purchase bleacher tickets to view the trials and main race. In late September we have the Festa della Madonna, which culminates in a candlelight procession through the village with our medieval Madonna della Mercedes fresco. In late October we have the Festa di San Simone e Giuda in the main piazza with roast chestnuts, sausages, chestnut cake and wine, as well as old fashioned children's games. Day trips to Chianti villages and wine country, Volterra, San Gimignano, Florence, Siena, San Galgano Abbey, Massa Marittima, Arezzo, Cortona, Pisa, the Mediterranean coastline and a great many more beautiful destinations are possible, though you will want to carve out some serious loafing in the village and at home time, because Radicondoli is such a beautiful slice of Paradise you will fall in love with it the moment you arrive!

About Marlane Agriesti
We live in the house part of the year and rent it out when were not here, so it is quite comfortable, with all the things that make us feel at home. You will find a beautifully stocked and outfitted kitchen, nice rugs and furnishings, books, and WIFI throughout. There is no TV because we're here to enjoy the peace, but if I want to watch a soccer match or something else, just go to one of our bars and sit down with the locals to take it in. It's so much more sociable that way!
Marlane Agriesti purchased this House in 2001
Why Marlane Agriesti chose Radicondoli
Because it is simply the best places on earth--a comfortable, luxurious home with magnificent views from all levels in a hidden pocket of gorgeous Tuscany an easy drive to anywhere. Being In Radicondoli means you're instantly a local and part of the pace of the town. The complete opposite of the better know towns and cities where making a true personal connection isn't easy. The local people are excited to meet new visitors. You feel like a part of "your" town rather than a visitor passing through.
What makes this House unique
This house is several cuts above the local rental properties, which are furnished as rentals. It is very comfortably furnished, authentically renovated with traditional style but an open, flowing floor plan, and the location couldn't possibly be more convenient. You only have to walk ten steps to the best pizzeria in all the world! And the village itself if the real prize, a place of lost in time. A place from the past, and very much of the future as well.

Lovely mountain village and villa
Marlene was a lovely host and provided us with lots of info about the villa and area. The villa is very well equipped, very clean and lovely beds and bedding. Extra bonus is the Nespresso machine ! Thanks Marlane.
Fantastic apartment and wonderful village
This was the perfect place to stay. The rooms were wonderful and the views breathtaking. Everyone in the village was welcoming and very friendly. We spent time walking around the village and eating in the great restaurants. Everything we could have asked for was there for our use. The bedrooms had very comfortable beds with great linens. The weather could have been better but sitting in front of a roaring fire with a glass of wine was a good way to spend the afternoon.
PERFECT in every way!
My wife and I just returned from Radicondoli and Casa Illuminata on 10/24/2017 while celebrating our 42nd wedding anniversary with our best friends Kurt and Eileen. We wanted our time in Italy to be special, and our goal was to experience a relaxed pace in the quiet hill towns of Tuscany, to experience the culture and history of Italy,.... but we never expected PERFECTION.
Let me start with the location. Radicondoli is the typical small Tuscan hill town. It has an ATM, 3 good restaurants, a couple of COOP stores for daily essentials and the people are very friendly and helpful. Just 30 minutes west of Siena, this town puts you in a great location to visit towns like Siena, Volterra, San Gimignano, Siena, Pienza, Montepulciano, Montalcino, Florence and the like, along with all of the wineries in the areas.
Accommodations - WONDERFUL. We dropped our bags off in front of the entry, and when we reached the top of the stairs and saw the view out of the 3 large , arched windows in the living room it just took our breath away. We thought it was a wonderful mural painted on the walls. And the view from the balconies off each bedroom show the same marvelous view. You can see for miles across the valley with the small farms, and across to the small towns perched on the tops of distant hills. The kitchen has everything you need, and the Nespresso coffee machine provided the perfect cappuccino each morning and evening.
The bedrooms are comfortable and beautifully appointed, so romantic. Each bedroom has it's own full bathroom, so it's perfect for 2 couples. Sit out on the deck each night, look across the valley at the lights, gaze at the millions of stars above, listen to dog barking off in the distance while having a glass of wine, and put your arm around your spouse and say - THIS IS HEAVEN!
Thank you Marlane for your help with our plans. Your place is gorgeous. We would also like to thank Giovanna and Chef Francesco. The cooking class was the highlight of our stay and well worth the cost. The meal was fantastic and we learned how to make pasta the right way and Chef Francesco was a wealth of information and made it so much fun. Thank you all for making our stay a lifetime experience.
Thank you for this wonderful review, Robert! I'm so happy you enjoyed the village, the house and the cooking lesson. Come back anytime! :-))
Casa Illuminata is pure magic!
The village of Radicondoli is filled with lovely people, incredible food and amazing views.
Marlane was a gracious hostess from afar.
She was a wealth of information and arranged for reservations and a traditional Tuscan Welcome. Her home is warm and well appointed and filled with everything we needed to feel 100% at home!
Marlane stayed in contact with is throughout our stay! She was instrumental in arranging for a wedding officiant, who was perfect!
I hope to return to this magical place in Italy again.
Home was very clean and well located for day trips to Seinna and Florence.
Had wonderful meals at La Pergola, Agreteca, and Nationale .
Robyn and Mark
Robyn and Mark,
Infinite thanks for your kind words about Casa Illuminata and Radicondoli. It was a privilege to host you (if only from afar), and to assist in your wedding plans. On behalf of all involved, I wish you a long and happy life together!
Tante belle cose,
Beautiful apartment that feels like home
Marlene's beautifully apppointed apartment is large yet cozy and inviting. We stayed for a week with our two adult children and everyone had plenty of space. We loved watching the sunsets from the upstairs terrace, but there are 5-star views from the living room and lower terrace, too. There is an amazing pizza restaurant next door and groceries a very short walk around the corner. Marlane was very communicative and provided details about the house, the town, and the surrounding area. It was a great base for our explorations of Tuscany.
😊 lovely, air conditioner was finicky. The town was very friendly.
Thank you for your review--I'm happy that you found the house lovely and the village friendly! It was great to have you there.
As a note of clarification to anyone else looking for an air conditioned house in the village, I believe that Casa Illuminata is the only one. The air conditioners are very effective and work quickly, but as they also serve as heaters in the winter, if you are the first to stay there in the summer the remotes have to be switched from heating to cooling (the house manager can show our guests how this works and how to control the temperature). And as the house instructions note, the house electrical supply only supports two units at a time. There is one unit on each floor.
Wishing you well!
We can arrange for you bike rentals, hot air balloon rides, cheese farm visits, winery tours, cooking lessons and more. Just ask.
